Le Balze is a villa surrounded by a park with large lawns and a saltwater pool. An oasis of peace 5 minutes from the center of Perugia, 10 from the station, 20 from Assisi. Strategic location: bus 50 meters away, shops and services about 1 kilometer away. We are an Italian teacher for foreigners and a doctor: we speak EN, DE, FR. Italian breakfast and maximum privacy. The space The B&B is on the first floor of the villa and is accessible via a convenient internal staircase of 7 steps (the property does not have an elevator). We hosts live on the ground floor: we are close for every need, but we guarantee your total privacy. Both rooms offer a TV, kettle and private bathroom with shower. Double pillow, duvet with duvet cover. The bathrooms are complete with shower and bidet, and you will find a hairdryer at your disposal. Room with Terrace: elegant room with fine antique furniture and a private terrace with table and armchairs. Bed 160 x 190. The bathroom with shower is inside the room. Room with Mezzanine: cozy Steiner-style room with handcrafted solid wood furniture. French bed (140 x 200) and two single beds on the mezzanine. Ideal for young people or couples with a child. The bathroom with shower is for exclusive use and is located in front of the room. A curtain separates the bedroom and bathroom from the rest of the house, creating a private and reserved area. Breakfast and Meals Italian breakfast is buffet style (croissants, bread, yogurt, cereals, juices, jams, etc.). You can enjoy it without time limits and in total relaxation in the room or in the park, for example on a table reserved at the B&B overlooking Assisi. In the common area: coffee machine, refrigerator (with shelves for guests' use), and microwave. We provide dishes and cutlery for outdoor dining in the park. Next to the pool you will find a covered porch with a relaxation area, hot outdoor showers and a guest toilet. Park and View: The large park offers wide lawns and ancient olive trees. You will have a table reserved exclusively for you, located in a panoramic position overlooking Assisi, ideal for breakfast or for a moment of relaxation. Entrance and Parking: The property is fenced and equipped with a motorized gate. You will receive a remote control for free indoor parking. Self check-in is possible via keypad. Technology and Laundry: Fast Wi-Fi is available for free throughout the property, including the garden areas. You will have a washing machine, a dryer (in the host area, free use twice a week) and, on request, an iron. Gubbio: 40 minutes by car. Orvieto: 60 minutes by car. Perugia Center: 5 minutes by car (or by bus with a stop 50 meters away), 35 minutes on foot. Accommodation Tax: We remind you that upon arrival you will be required to pay the accommodation tax provided by the Municipality of Perugia (if not already collected by the portal). Applies to the first 7 nights of your stay. Swimming Pool Regulations: To ensure hygiene and safety, please observe the regulations set out. The water in our pool is saltwater (with a lower chlorine content) and treated with diatom filters for superior purity and greater comfort for the skin.
