The "Villa au petit bonheur" is a quiet, fully renovated Hameau house, 10 min from Nérac and Condom, and 35 min from Agen. Private heated swimming pool, shaded pergola terrace with garden salos, bbq, ping pong, darts, bocce court... It has 4 air-conditioned bedrooms with king-size beds and 2 bunk beds for max 8/10 people. A perfect location to enjoy the quietness of the countryside and the amenities of the surrounding towns and villages. The space With a surface area of 250 m2, our villa has 4 independent bedrooms, including a bedroom on the ground floor with walk-in shower and central bathtub. Another bedroom is available on the ground floor with shower, sink. Upstairs, there are 2 more bedrooms with king-size beds including a bunk bed. These two bedrooms share a bathroom. There is a toilet on the upstairs landing and a toilet on the ground floor. Mosquito screens installed on all the windows of the bedrooms. The living room on the ground floor is very bright, it opens to the terrace facing the pool and has a lounge area with sofas, a very large screen smart TV, with a high-end satellite subscription (IP TV), board games ( scrabble, mastermind, echecs, dobble, UNO...), a pellet stove and a fully equipped open kitchen with bar area to eat. KITCHEN AMENITIES: - 4-burner glass-ceramic plate -Coffee maker ©Nespresso + classic filter coffee maker -Electric oven 60cm -Dishwasher -micro-wave, toaster, electric kettle, plunge blender -electric fryer 4 liters - dishes and kitchen utensils -Kitchen floor (salt, pepper, vinegar, oil, spices) + new sponge, kitchen towels, dishwashing liquid and dishwasher tablets to get started. On the garden level, a laundry room is also available with washing machine and 8kg dryer. Outside, the tiled terrace has a shaded pergola with an extra fridge. A garden furniture, a sheltered dining area and for the most playful of you, we have set up a ping pong table and a quality electronic dart game. Grills are possible on site thanks to the gas barbecue. The swimming pool (10m x 5m. Depth from 1m to 1.5m) is open from mid April to October, depending on the weather (contact us), it is heated at no extra cost, except in periods of high heat when we stop it, because the water is hot enough, at 28/29°, to not need to be heated (unless there is an exceptional weather). The small private grass garden is at your disposal, it is not fenced, but the house is located in a rural hamlet, very little frequented. A pétanque court is available on-site. Parking is possible on a private parking space in front of the house. It also has free, quality wifi. Guest access Entire property is available to guests only. Other things to note Villa Au Petit Bonheur is open all year from 2 nights. Longer stays are allowed between October and April. Bed sheets are included, as well as towels. beds are made on arrival. Final cleaning is also included, but the house will need to be returned in good general condition, including the tidy kitchen, bed sheets removed and all your garbage cans taken away. Pets are welcome upon request.
