The "Villa au petit bonheur" is a quiet hamlet house, completely renovated, 10 min from Nérac and Condom, and 35 min from Agen. Private heated pool, shaded terrace under pergola with garden furniture, BBQ, ping-pong, darts, petanque court... It has 4 air-conditioned bedrooms with king-size beds and 2 bunk beds for max 8/10 people. A perfect location to enjoy the calm of the countryside and the amenities of the surrounding tourist towns and villages. The space With an area of 250 m2, our villa has 4 independent bedrooms, including a bedroom on the ground floor with walk-in shower and central bathtub. Another bedroom is available on the ground floor with shower, sink. Upstairs there are 2 more bedrooms with king size beds including a bunk bed. These two bedrooms share a bathroom. There is a toilet on the landing of the floor and a toilet on the ground floor. Mosquito nets are installed on all bedroom windows. The living room of the ground floor is very bright, it opens onto the terrace facing the pool and has a living area with sofas, a very large screen smart TV, equipped with a high-end satellite subscription (IP TV), board games (scrabble, mastermind, chess, dobble, UNO...), a pellet stove and a fully equipped open kitchen with bar area for eating. KITCHEN EQUIPMENT: - 4-burner glass-ceramic cooktop - ©Nespresso coffee maker + classic filter coffee maker - 60 cm electric oven - Dishwasher - Microwave, toaster, electric kettle, immersion blender - 4-liter electric fryer - crockery and kitchen utensils - kitchen basics (salt, pepper, vinegar, oil, spices) + new sponge, kitchen towels, dishwashing liquid and dishwasher tablets to start. On the garden level, a laundry room is also available with washing machine and 8 kg dryer available. Outside, the tiled terrace has a shaded pergola with an extra fridge. Garden furniture, a sheltered dining area and for the most playful among you, we have installed a ping-pong table and a quality electronic dartboard. Grilling is possible on site thanks to the gas barbecue. The swimming pool (10 m x 5 m. Depth from 1 m to 1.5 m) is open from mid-April to October, depending on the weather (contact us), it is heated at no extra cost, except in times of high heat when we stop it, because the water is hot enough, at 28/29°, not to need to be heated (except exceptional weather). The small private grassy garden is at your disposal, it is not fenced, but the house is located in a country hamlet, very little frequented. A petanque court is available on-site. Parking is possible in a private parking space in front of the house. It also has a quality free Wi-Fi connection. Guest access Entire property is available for guest use only. Other things to note Villa Au Petit Bonheur is open all year round from 2 nights. Long stays are accepted between October and April. Bed sheets are included, as well as towels. The beds are made upon arrival. The final cleaning is also included, but the house will have to be returned in good general condition, including the tidy kitchen, the sheets of the beds removed and all your trash taken away. Pets are allowed upon request.
