This fully furnished 4-bedroom, 2-bath home is designed for comfort, flexibility, and easy group stays. The front living room offers extra gathering space and includes a foosball table, books, and games, while the back den is set up as a comfortable TV lounge for relaxing after a long day. BEDROOM 1 – Primary suite: King bed, TV, workspace, large walk-in closet, and private bathroom with a garden tub and separate walk-in shower. BEDROOM 2 – Queen bedroom: Queen bed, TV, closet, and dresser. BEDROOM 3 – Trundle bedroom: 2 twin beds. BEDROOM 4 – Bunk bedroom: Bunk bed with 2 full mattresses and TV. Also available: 2 queen air mattresses, 1 portable cot, and 1 Pack ’n Play The kitchen is stocked for preparing meals at home and includes a stove, refrigerator, dishwasher, microwave, kitchen island, and coffee station. The dining area gives your group a comfortable place to gather for meals, plan the day, or wind down at night. Coffee lovers will appreciate the setup with a Keurig, drip coffee maker, and kettle. Coffee and tea are provided. Outside, guests can enjoy a large fenced backyard with a pergola and outdoor seating, with plenty of room for kids to play and adults to relax. Parking for up to 4 vehicles in the driveway, with additional street parking often available along the side of the corner lot. BUNK BEDS - Following manufacture guidelines: - No one under 10 years use the top bunk bed. - *** ATTENTION**NO ONE OVER 150 lbs should use the top bunk.** - Only one person to use top bunk. - No horse playing in & around the bunk bed, due to potential injury. - No hanging anything off of the bunk bed. COMMUNITY QUIET HOURS Our community has quiet hours from 10:00 PM - 7 AM. This means no loud music playing or loud chatter outside of the house in front or in backyard. This is so we can respect our neighbors. TEXAS Pest's Everything is bigger in Texas, including insects. We have bi-annual pest control maintenance to keep out of our home. But from time to time an insect do get inside, especially if previous guest leaves doors or windows open. Our cleaners clean to maintain our home clean and pest free. LOCAL RESIDENTS Message us before Instant booking. (Katy, Pearland, Greater Houston Area) ILLEGAL ACTIVITY No Illegal activity is allowed in our home. If its against the law, please don't do it at our home. You understand this and abide SUPPLIES Please note, the home is equipped with a washer/dryer and cleaning supplies for your convenience. During the stay guests are responsible for their own house cleaning, including washing of towels and bed lining/sheets, blankets etc. as needed. Starter supplies are included with each reservation LAST MINUTE BOOKINGS: If previous guest checks out at 11AM that same day & you booked last minute same day, a 4PM check-in might not be possible, we need at least 4 hours to get the home ready for a stay. All other times , the home is ready & available at any time, even within minutes. SMOKE FREE PROPERTY Our house & property is smoke free, our children have asthma so we try to keep it hypoallergenic. We also find families love our property because if this. If a guest does smoke, there is a Fee ($400.00) or the cost of treatment which ever is less. *28 PLUS DAY STAYS* Long stays welcomed but Please Inquire before Instabook more than 28 days due to possible extra documentation. *HAVC (HEAT, AIR VENTILATION, & COOLING ) * Lowest setting is 70.
