Two Bedroom Annex at Middle Filham

The Annex at Middle Filham is a beautifully presented two bedroom self contained accommodation with a private entrance. Both bedrooms have king size beds, the second bedroom can be made up with two singles if preferred. Upstairs a door opens out onto your own large private outdoor space with patio and seating, a large gazebo covered dining area and guest bar-be-cue. The bathroom has a walk in shower. TV lounge downstairs which seats four and undercover parking is next to The Annex. The space The Annex at Middle Filham is part of a Listed 17th Century Devon Longhouse with elements dating back to Medieval times. Conveniently situated on on the edge of Ivybridge and close to the A38 it is surrounded on all four sides by gardens and is quite secluded. A door from the bedroom leads out onto a private patio with seating for four as well as a large area laid to lawn for the sole use of guests. Although there are no kitchen facilities a continental breakfast is provided* and facilities downstairs include a microwave, kettle, fridge and toaster as well as complimentary tea and coffee. There is modern heating throughout and a 46" flat screen TV in the private sitting room. If you want to get a takeaway from one of the many local providers cutlery and crockery are provided and replaced daily if used. The Annex is ideal for access to Dartmoor and sits below Western Beacon and the start of the Puffing Billy Track. It is a 1/2 hour uphill walk onto Dartmoor but your host will normally be available to drop you to the Moor gate just a few minutes away in the car. One large or two medium / small House trained dogs are welcome and we have a private field alongside The Annex where you can exercise your dog. Dog day care facilities are also available locally. Please let us know in advance if you are bringing dogs with you. There are many facilities nearby including South Devon Indoor Tennis Centre in Ivybridge, Electric Bike hire from Puffin Billy Cycles in Wrangaton (5 minute drive), numerous local riding stables, Ivybridge Leisure Centre and swimming pool, Discovery Surf School at Bigbury on Sea and Filham Fishing Lake. Due to the age of the property there are a number of low doorways - please remember to "mind your head" There is also quite a steep set of stairs up to the bedrooms, please contact us in advance for further information if this may be an issue for you. * Continental breakfast provided includes milk, orange juice, various cereals, yogurts, bread for toast, croissants, pain au chocolate, butter, jam, marmalade etc. Guest access On entering the driveway from the lane you can park on the right hand side in the open garage alongside The Annex. The entrance is narrow and we suggest you only drive coming down the hill, if you find yourself approaching from up the hill drive past to where you are happy turning and come back down the hill. Your own front door leads to a small hallway with a door to the left into the sitting room. The stairs directly in front of you lead to a bathroom straight ahead and a door to the left at the top of the stairs into the master bedroom. The white door at the back of the bedroom takes you outside where you will find your outdoor seating area and garden and probably a pheasant or two! We also have a field adjacent to this which you are welcome to use to exercise your dog.
