Welcome to Aspen Meadow Lodge! Set on 8.5 serene acres, Aspen Meadow Lodge offers a peaceful retreat with views of North Sister and private frontage on Whychus Creek. Less than two miles from town, this year-round lodge features a private pickleball court surrounded by towering ponderosas and graceful aspens. Spacious and inviting, our home comfortably hosts up to four couples or two families — the perfect place to relax, recharge, and enjoy the beauty of Central Oregon. The space Welcome to Aspen Meadow Lodge – Your Private Oregon Escape! Nestled in a large aspen grove just under two miles from downtown Sisters, Aspen Meadow Lodge sits on 8.5 acres of serene privacy. This 4-bedroom, 3.5-bath, 3,200 sq. ft. retreat comfortably hosts up to 2 families or 4 couples (max 8–10 guests) and offers a true four-season getaway. Nature & Wildlife Step onto the meandering path to 1,500 feet of private Whychus Creek frontage. Summer fishing is incredible—bring your 3-weight rod! Wildlife abounds: deer, wild turkeys, and even a resident neighborhood peacock roam the property year-round. In 2025, we partnered with PGE and ODFW to plant nearly 16,000 steelhead smolt, helping restore the creek for future generations. Fun & Relaxation In spring 2022, we added a private pickleball court tucked behind the barn, surrounded by aspens and ponderosas. In fall 2025, the back deck was expanded, a 6-person hot tub installed, and a one-of-a-kind outdoor shower built around a towering ponderosa was added (available late spring through early fall). Whether you’re soaking in the hot tub, rinsing off in the shower, or enjoying a game of pickleball, there’s something for everyone. Comfortable Accommodations Main Floor: Master king bedroom with private bath & hot tub access; two queen bedrooms sharing a full bath Lower Level: Queen bedroom with private bath and direct outdoor access Kitchen & Dining: Fully equipped kitchen; dining room seats 8 (expandable with extra leaf) Entertain & Enjoy The spacious back deck (summer & fall) is perfect for wildlife watching or mountain views. Fire up the large gas grill—it can cook 2 racks of ribs, 6 burgers, and 8 bratwurst at once! Extra propane is stored in the garage. Four-Season Adventures Spring & Summer: Hiking, biking, fishing, river trips, Three Creeks Lake, Tam McArthur Rim Fall: Leaf-peeping, crisp mornings, wildlife spotting Winter: Skiing at Hoodoo or Mt. Bachelor, snowshoeing, cozy fires, magical snow-covered scenery Winter Season Check-In/Out Flexibility During the 2025–26 winter season, we’re happy to offer more flexible check-in and check-out times. Instead of the standard 11 AM checkout, guests are invited to linger into the early afternoon on their departure day—subject to availability. Whether you’d like to enjoy one last soak in the hot tub, a leisurely breakfast, or a final stroll along the creek, we’ll do our best to accommodate your schedule whenever possible. Important Notes Aspen Meadow Lodge is not available for weddings or large gatherings. Maximum guests: 8. HOA rules enforce a $5,000 fine for violations. Guest access Guests have full access to the entire home, with the exception of four locked owner/housekeeping closets and the barn/shop outside. During the summer and early fall, we invite you to enjoy a variety of outdoor games—horseshoes, croquet, cornhole, and ping pong—all available for your use and enjoyment. Other things to note Terms & Conditions In addition to all other provisions of this agreement, the undersigned and our guests and invitees (hereinafter I, or collectively “We,” used interchangeably as the case may be) renting our home in Sisters, OR. for vacation purposes, agree to the following: 1. Payment. I (We) are responsible for and guarantee full payment for the entire rental period including but not limited to: a $350 Deposit being due with the return of this Agreement, the Balance of the rent being due 30 days prior to check-in. Payments must be made by check, money order, travelers check, or Accepted Credit Card. 2. Confirmation. Reservations are not confirmed until this Rental Agreement has been returned and the Deposit cleared. 3. Cancellation. Our cancellation policy runs concurrent with the AirBnB policy when booking through AirBnB. 4. I agree to accept the rental property “AS-IS” upon check-in, provided it meets the basic description as listed on the Rental Website(s). 5. Guests & Invitees. I agree that I am responsible and fully liable for any guests or invitees and their property to the same extent as my own persons or property as described in this agreement. 6. No Smoking or Hazardous Materials. I agree not to smoke in the house, on, or near the property. I will not bring onto the premises any pesticides, cleaning products, aerosol sanitizers, air fragrances, or similar substances. 7. Nuisance. There will be no loud or large parties, especially wedding gatherings/receptions in the house or on the premises. I agree to keep premises in good order and appearance. I will refrain from causing or allowing any disturbance, annoyance, endangerment, or inconvenience to the neighborhood. 8. Illegal Purpose. I agree that no drug use is allowed on the premises and the premises will not be used for any immoral or unlawful purposes. 9. Owner’s Entry. Owner or Owner's Agent may enter the premises immediately in the event of an emergency or in order to perform necessary repairs or maintenance; and, with 24 hours notice, for normal maintenance or to show the property to prospective renters. 10. Occupancy (including small children, infants and visitors) is not to exceed 8 persons without prior permission from the Owner. If the maximum occupancy is exceeded, I agree that a charge of $100.00 per person will be made immediately. In Owner’s sole discretion, Owner may immediately terminate this agreement without refund and I forfeit the deposit, making it NON-REFUNDABLE. 11. RVs and Campers. RV, campers, and other similar property must be approved by the Property manager prior to check-in date. 12. Pets. Only Owner, Management, and agents thereof are allowed to have pets on the premises with the exception of Seeing Eye dogs or other service animals with prior authorization. 13. Rental Property Damage. Any damages or notable conditions found upon check-in will be reported to the Property Managers within one (1) hour of occupancy and that the property will be inspected prior to and at the termination of our occupancy. I understand the property will be inspected prior to and at the termination of occupancy. I shall be responsible for all damage, breakage and/or loss to the premises and Owner’s property, except normal wear and tear during our stay. Septic System: Because the property has a septic system, I will not use anything that goes down the drain and that goes right into the ground and is absorbed by the environment. DO NOT USE LIQUID PLUMBER OR THESE TYPES OF PRODUCTS. These products stay in the sewer system and pollute the ground beneath the home. 14. Lost Items. I agree that Owners are not responsible for left-behind, lost, or stolen items. If I leave an item after check-out and wish to have it returned, I will call as soon as possible as Owner’s cannot guarantee any item will be found. 15. Check-Out Procedure. I agree that prior to vacating the Property, we are responsible to remove all trash and recyclables from the house and dispose of them in the appropriate containers that are located on the property, ensure all dishes and cookware are clean, and return any furniture that was moved to its original position. I will start load of bed linens and towels prior to vacating the unit. 16. Limitation of Liability and Indemnity. I agree that Owner shall not be liable to myself or us, our guests, or invitees or any other person for any injury, loss, or damage to any person or property on or about the premises. I shall hold Owner and Management harmless and indemnify from and against all loss, injury, or damage resulting from the use or misuse of any part of the premises, parking lot, beach, or community, that may be suffered or caused by us, our guests, or invitees during our stay. 17. No Subletting. I agree that this Agreement may not be assigned or the property sublet and is for my/our use only. No changes to or changing of locks of the premises are permitted. I will not use the premises as a location for amateur or professional film/video without prior consent and arrangement with owners and management. 18. The zip line, tree fort and outside shop ARE NOT INCLUDED IN THE PROPERTY RENTAL. If I make any attempt to access the shop, tree fort or use the zip line, I will automatically forfeit any deposit, making it NON-REFUNDABLE. 19. Default. In the event that I am found in violation or breach of this agreement, which includes the Terms & Conditions, I agree that, in addition to all other penalties or owners remedies found within, I will not be entitled to a refund, rent credit, or relocation to another property, and will have no claim or recourse against the Owner orManagement. Further, I agree that I will be considered a trespasser and subject to immediate eviction and removal from the premises. 20. Deposit. I agree that any charges, fees, or other damages attributable to my under the terms of this agreement will be deducted from my deposit, then billed to my credit card on file. If a credit card is not on file, I will issue a check or money order immediately after receiving notice by regular mail at our last provided address of such charges, fees, or damages. Interest on any amount due will begin 30 days after notice at 12% per annum, capitalized monthly. 21. Force Majeure. There may be circumstances beyond owner’s control in which the property might not be available for our booking. Examples of these include but are not limited to: destruction of or severe damage to the property. In the event of Force Majeure, owners will make a good faith attempt to find alternative arrangements for me. If Owner cannot, or if the alternative arrangements are not acceptable to me, then Owner will refund all monies paid. This will be the full extent of owner and management’s liability to me in such circumstances, and I will not be responsible for any other costs connected with any such cancellation. 22. Survival. Any cause of action or legal claim arising from the use of the premises or under this agreement shall survive the termination of this agreement. This agreement shall terminate after check-out except as stated otherwise herein this agreement. Certification I (We) have read and understand the rules and regulations. I certify that I (We) am at least 21 years of age and that I will be held responsible for the care of this property being rented under my/our name(s). I (We) accept full responsibility for any damages or extra cleaning charges that are discovered during or after my/our departure. The home has a maximum occupancy of eight (8) guests. If I (We) exceed the occupancy limit or falsify occupancy information at the time of reservation I (We) are subject to immediate termination of this agreement and eviction. House parties and illegal substances are strictly prohibited and grounds for immediate termination of this agreement and eviction. There is an abundance of wildlife in the area. I (We) have been instructed to respect nature and take care to guard ourselves and our guests as appropriate. I (We) will be charged by management for the amount levied by the bank for NSF charges. Any exceptions to the rules and regulations as written herein must be approved in writing in advance by management. Rates and terms and conditions are subject to change without notice prior to acceptance of deposit. Prior to booking, you have read, acknowledged and accepted the terms listed above.
