Apple Tree Cottage in Rural Village Location

Apple Tree Cottage is situated in the pretty village of Warnham. With beams aplenty the lounge boasts an open inglenook fire for cosy evenings, smart TV, DVD & WiFi. 3 bedroom accommodation: king, double & single. The open plan kitchen has a double-oven, microwave, washing m/c, dishwasher, fridge, freezer, Nespresso pod coffee m/c, kettle, toaster & wood-burning stove. The enclosed garden offers space for relaxing and dining. 2 pubs nearby, both within easy walking distance. Parking for 2 cars. The space The front door of the cottage leads into the cosy lounge with open inglenook fire, beamed ceiling (please note if you are very tall!) and plenty of seating space. There is central heating throughout the cottage but for even cosier evenings plenty of logs are provided within the inglenook and more can be purchased on request. Fireguards are provided for this and the wood burning stove in the kitchen. Inside the side cupboards to the inglenook, you will find an array of walking guides, coffee table style books, novels and children's books, plus games and puzzles for the whole family. The SMART TV has all the usual terrestrial channels, plus enables you to stream your favourite programs via Netflix, Amazon, BBCiPlayer etc. There is also a DVD player and a selection of DVDs available. Leading from the lounge is a light and spacious dining room with oak table and chairs. It is dual aspect, with a window to the front and patio doors to the south, looking out to the south facing patio and garden. The kitchen is open plan with an oak topped island unit in the middle where you will find the welcome basket on arrival (for you and your canine companion if you have one). There are stools that tuck under the island if you wish to eat in the kitchen rather than the dining room. Whether you want to bake cakes or make a full Sunday roast, the kitchen is well stocked with everything you need for self-catering. Along with the glasses and crockery, cutlery and utensils etc., the kitchen boasts a double electric fan oven, gas hob, microwave oven, dishwasher, integrated fridge, integrated freezer, kettle, toaster, slow cooker, Nespresso Vertuo pod coffee machine and washing machine. There is also a sofa and coffee table in the kitchen which face towards patio doors to the south facing patio and garden. The garden and patio are easily accessible from the back door. If you would like this space to be extra cosy there is a wood burning stove too. On the ground floor there is also a toilet and sink. Up the wooden staircase leads you to the 3 bedrooms. The main bedroom is generous in proportions with a king size bed, bedside tables and chest of drawers. The bedroom is dual aspect, with windows facing east and south to the patio and garden. A feature Victorian fireplace and stripped and varnished wooden floor completes the charm of this room. Bedroom 2 has a double bed and is beamed, with fitted wardrobes either side of a feature fireplace. Bedroom 3, also beamed, has a 3’ single bed and double fitted wardrobe plus enclosed shelving. The bathroom is light and very generous in size and has a full-sized P-shaped bath with mixer shower over, toilet and sink. To the outside is a generous patio area with outdoor seating, a BBQ and fire pit. A raised feature pond provides perfect tranquility for sitting out on summer evenings. Up a few wide steps, another patio area gives plenty of options of where to sit. Secure storage for bikes or other equipment is available. There are 2 greenhouses in the garden, stocked with seasonal vegetables for you to enjoy during your stay. The rest of the garden is laid to lawn with pretty flower beds. One small dog is welcome as the area is wonderful for walking holidays. The garden is fenced but please supervise your pet when outside. A travel cot is situated in an upstairs cupboard and a highchair is available on request - please ask the host for details. Guest access There is driveway parking for two cars directly outside the cottage. Other things to note The welcome folder for the cottage provides information about the property as well as the local area. Nature is on your doorstep and there are plenty of walks locally. There are 2 excellent dining pubs within a short walk from the cottage. For days out for all the family, the welcome folder provides suggestions from castles and gardens to theme parks and playgrounds.
