A stunning 5 bedroom, 4 bathroom town house with a hot tub! This house is one of the largest places on Air BnB in Bristol offering the rare amenity of 5 separate bedrooms and 4 bathrooms. Bristol city centre can be reached in under 15 minutes from the property. The house is perfect for large groups of friends, families or contractors visiting Bristol. Superfast WiFi throughout, comfy beds and open plan social space. The cosy garden has a hot tub. The space There is a beautiful open plan kitchen, breakfast bar and lounge space. Just off the lounge is the conservatory which is set up for dining space. Lounge space is equipped with a sofa, 50” TV with Netflix and an Arcade machine to keep you entertained! Plenty of board games are also supplied! The dining table can seat six, with further seating available in the breakfast bar area. The kitchen is fully equipped with all the utensils to ensure you have a comfortable stay. The cosy garden is equipped with a hot tub that can be used throughout the year and can seat up to 6 people at a time. There is 1 ensuite bedroom to the ground floor, further 2 ensuite bedrooms to the first floor and 2 double bedrooms and a shared bathroom to the second floor. All bedrooms are tastefully decorated and come with 32” smart TVs in each bedroom. There is Superfast WiFi with excellent coverage all around the house. Free parking is available in the public road outside. There is strictly no parking on the private estate roads (Britton Gardens) or on any of the bays in the estate, as these are private, enforced by a number plate recognition camera. Bedroom 1: 1 x Doubled Bed, 1 x Single Bed Bedroom 2: 1 x Doubled Bed, 1 x Single Bed Bedroom 3: 1 x Doubled Bed Bedroom 4: 1 x Double Bed Bedroom 5: 1 x Double Bed Living room: 1 x Single sofa bed Bedrooms 1 to 3 are ensuite bedrooms with bathrooms, bedrooms 4 and 5 share a bathroom. Bristol city centre can be reached in under 15 minutes by car from property. Frequent bus services run from the area into city centre with the bus stop only a 5min walk from the house. The property is located on Lodge Road, just a short walk from the plenty of amenities nearby on Lodge Road and Fishponds including the shops, restaurants, cafes, pubs and supermarkets. There are regular bus links nearby travelling in to the City Centre as well as being within ten minute to Eastgate Retail Park which is home to a Large Tesco's, Asda Living, restaurants and an IKEA. The property is under 10 minutes from UWE and is within close proximity to plenty of parks and greens including Kingswood Park, Barton Fields, Eastville Park and St Georges Park. Guest access Guests have access to the whole property but our helpful team are on standby between 8:30am until 11:00pm 7 days a week. Other things to note ISSUES AND REFUNDS The host will not compensate or refund for any issues not reported within 8 hours after check-in. Guests must also allow host and/or repairman access to the property to remedy any issue after the host has been notified. Guests must also allow entrance for regular maintenance. If a guest stays after the issue is remedied or addressed, there will be no further remuneration or refund. PLEASE NOTE: This home can possibly have noticeable wear and tear from frequent use and the furniture can start to age. Worn/stained carpets, faded curtains, missing blinds and minor scuffs and scrapes on the walls, etc. Please keep an open mind while vacationing. No refunds will be given. Should any major equipment or appliance require attention, we will work to fix all issues as soon as possible during normal business hours, however, we cannot issue refunds or make price adjustments. There will be no refunds due to weather problems, early check-out, and interruption of any service due to maintenance problems that arise before or after guests' reservations. In case of incidents beyond our control, severe damage or sale of the property, Pass The Property reserves the right to substitute the property to a similar or superior accommodation near the original one without further liability. Unfortunately, we cannot predict construction activities near our properties. We may not be able to notify the guests prior to arrival. There will be no refunds due to construction or renovations activity around the rental property. There will be no refunds for internet, tv or utility outages in the area that we do not have control over. When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed through the guest booking channel.
