This 2,400 sq. ft. waterfront retreat is built for groups — with a detached game room, stand-up paddleboards, and a screened porch overlooking the water. The heart of the home is the seamless indoor-outdoor living space, perfect for fun with your favorite people, rain or shine. Key Features: Outdoor Oasis: A large deck featuring a screened porch with a food prep area, an outdoor dining table, and a cozy gas firepit. Steps lead down to a private, well-maintained dock with a boat slip and lounge chairs. Main Living Area: A comfortable living room with a Smart TV and a queen pull-out sofa with a gel foam mattress. A small office alcove with a desk and chair is available for remote work. Fully Equipped Kitchen: Features a dual coffee maker (single-serve pods or basket filter) and seating for 11 between the dining table and breakfast bar. Boat Slip: 25 ft x 11 ft Sleeping Arrangements: Primary Bedroom (Main House): King bed, Smart TV, and an en-suite bathroom with a jacuzzi tub. Bedroom 2 (Main House): Queen bed with a Smart TV. Bedroom 3 (Main House): Twin-over-twin bunk bed with a pull-out twin trundle. Detached Game Room/Bedroom 4: Accessible via an outdoor walkway, this fun-filled space features a queen-over-queen bunk bed, air hockey, foosball, and a Smart TV. (Note: Top bunk has a 200 lb weight limit). Amenities for Your Stay: Family-Friendly: We provide a Pack 'n play, high chair, and children's dinnerware. Entertainment: Board games for evening fun and stand up paddle boards to explore the lake. Convenience: A washer and dryer are available for your use. Guest access Guests will have exclusive and private access to the entire 2,400 sq. ft. home, including all bedrooms and living areas. You will also have full access to the multi-level deck, screened porch, and the private dock with its boat slip (25 ft x 11 ft). After your booking is confirmed, you will receive our vacation rental agreement via email for your electronic signature. Two days before your arrival, we will send you a complete set of check-in instructions for seamless self-check-in. Other things to note ITEMS WE PROVIDE: We provide all bathroom and bed linens, and a starter pack consisting of: A couple of laundry and dish pods Hand soap Dish soap and clean sponge Enough paper products to get you started Internet Service We do not have cable tv. There are smart tv's for all your streaming accounts GUESTS PROVIDE THEIR OWN PROPANE FOR GRILL AND GAS FIRE PIT. INDOOR GAS FIREPLACE IS NON-OPERATIONAL CAMERA DISCLOSURE: There are two exterior security cameras. There is one that faces the dock from the screened in porch. One that faces the driveway in the front. They monitor movement and video at the front entrance and the dock. Motion Activated Recording. They can monitor sound if we put them on that setting, but we don't unless we feel the need. BOOKING PROCESS: Submit a booking request (send an inquiry if you only have a question). The host will contact you with a few questions before approving the booking. Right after your booking is confirmed, you will receive a rental agreement via email. This must be signed within 24 hours of booking. You can view a copy of the rental agreement under the “House Rules” section of the listing. Please read the entire listing and the rental agreement before booking. Two days prior to arrival, guests will receive an email with check-in instructions. Cleaning Fee $300 Refundable Deposit $300. This will be a hold on the account two weeks prior to arrival depending upon which platform the reservation was booked through. Cancellation Fee: $75 We process our own payments. We have to pay credit card processing fees every time money is transferred to us or back to our guests. This fee covers that processing fee. Cancellation: Please refer to the policy associated with the platform that was used to make your reservation. If booking directly on our website, 100% refund up to 30 days prior to reservation. No refund given if cancellation is within 30 days of the reservation. WE DO NOT ALLOW THIRD PARTY BOOKINGS (Booking on behalf of another guest). Check Out Procedures: Take out all trash. Please place it in the outdoor trashcans by the mailbox/street. Place all used towels on the bathroom floor but leave sheets and bedding on the bed. Wash dishes and run the dishwasher. Don’t forget to log out of your Amazon, Netflix or other streaming services on the TVs. Please ensure that all exterior doors are locked (We have a lot of doors!)
