Back inside and up the beautifully tiled stairs, you will find the 3 guest ensuite quarters, each with their own Smart TVs and private balconies with gorgeous views. The primary suite offers a King size bed and boasts a fireplace, large walk-in closet, and a fully updated en-suite bath with travertine floors, jetted tub, and oversized dual shower. The other two guest bedrooms, feature king size beds and ensuite bathrooms with walk in showers. This home is truly a gem. It’s beautifully decorated and the location can not be beat. Utility Deposit Required for stays over 28-Nights: This home requires a utility processing fee and to put down a utility deposit of approximately $800.00 -$1,500.00 per month, depending on property and length of stay. This deposit will be used to pay monthly gas and electric bills that when combined exceed $200.00 per month. NO smoking, NO parties/events, NO Cats allowed. Check-ins outside of business hours must be made in advance Other things to note This property is professionally managed by Oranj Palm Vacation Homes and it is required to submit a signed rental agreement by the guest/tenant within 48 hours of an accepted Airbnb reservation. Failure to submit this signed agreement within 48 hours will result in a cancellation of the reservation. TERMS & CONDITIONS OF RENTAL: - Responsible party (YOU) must be 25 years or older per city laws to sign rental agreement. - Per Palm Springs Vacation Rental Ordinance, the maximum occupancy allowed is 2 people per bedroom PLUS an additional 2 if they are 12 years of age or under only. - Utility Deposit Required for stays over 28-Nights: If staying in a home, or condo for 28 days or more, the property manager requires a utility processing fee and to put down a utility deposit of approximately $1,400.00 -$2,500.00 per month, depending on property and length of stay. This deposit will be used to pay monthly gas and electric bills that when combined exceed $200.00 per month. - Violation of any rules/ordinances listed below may result in fine(s) and/or immediate eviction. Renter agrees that any such fines will be charged to the credit card on file. - All cancellations subject to a $75 cancellation fee regardless of time frame. - No house parties: An unauthorized party or event at the property will lead to your immediate removal from the property. The city of Palm Springs has strict vacation rental ordinances regarding parties and any violation can result in fines up to $3,000. Your cooperation is appreciated. - No outdoor music allowed at any volume at any time of day (This includes any music, at any volume, on any device such as a cell phone) any indoor music which can be heard from the street OR from the neighboring property is prohibited. This is not a policy of our company; the city of Palm Springs has strict vacation rental ordinances regarding noise and any violation can result in fines up to $5,000. Your cooperation is appreciated. - No smoking indoors. Smoking is strictly forbidden anywhere inside the house. If smoking outside, please follow HOA rules and make sure to use an ashtray and collect all cigarette litter. - AC/Heating - Please DO NOT turn AC below 74 degrees during summer, turning AC lower than 74 will not cool the house faster and may freeze the AC system. - Please make sure you keep all doors and windows shut in summer/winter to conserve energy. We monitor energy usage at all properties, and you may be charged an additional energy fee if energy usage is 20% or more above normal. - Our properties do not include RV, trailer, 5th wheel, etc. parking. Other arrangements will need to be made. - Please do not place hot or wet plates or cups directly on furniture, use coasters. HOUSEKEEPING & MAINTENANCE: - Guest/tenant must notify upon check-in or within 24 hours of any housekeeping complaint or property maintenance issue. - Please, DO NOT attempt to fix anything yourself, please call us immediately. -Broken/Missing items: we much prefer that you report to us any items broken or missing upon your departure. We understand that accidents happen and would appreciate your honest cooperation if something went wrong while at the house. BEFORE YOU LEAVE CHECKLIST: - ALL trash should be tied in garbage bags and put in your trash bin prior to departure. Excessive trash left at the property may incur extra charges. - Laundry – please remove all dirty sheets and towels and place in the laundry area/room. We would appreciate if you start a first load of laundry. - Please do not re-arrange the house décor or move furniture. - Close and lock all doors and windows, set the alarm on if a code was provided to you. - Make sure to turn all lights and electronics off, including pool/SPA lights, shut off the AC, and turn SPA off. - Return all sets of keys, gate passes and garage door openers to our Smoketree office.
