Included is a historic 19th century ranch house, large private pool, cabana guest house & separate kitchen and enormous game room. River access allow for amazing tubing and hiking & a NEW Pickleball Court! Free Hayride with 4 night rental! The space The Main House has 4 bedrooms, a full kitchen, 3 1/2 baths, and a large living room with 3 sitting areas, a large flat screen TV and two tables for dining and am EV plug. The Pool Cabana has 2 beds (with attached living area), a full kitchen and full bath and, of course, an adjoining pool and hot tub. The Game Room has a pool table, shuffleboard, foos ball table, ping pong, large tv, and more! There multiple outdoor comfortable patios with seating areas. And a neat small cave for kids with a private tour. Guest access This listing includes exclusive use of our pool, all 3 structures, 250 acres of land, and a quarter-mile frontage along the Guadalupe River (a seldom seen caretaker lives on site.) Enjoy the entire ranch. Take a hike or a drive around the property. Feed the cows. Swim or tube down the river. Enjoy our pool and relax in the hot tub. Gaze at the stars in the clear night. View our giant Axis Deer and plentiful white tail deer. Take a 5 minute ride to "The Cave Without a Name". Go into historic Boerne, Texas and stroll down main street where you can shop, buy a "Shave Ice" or enjoy a great meal. The Poco Loco is available for your enjoyment. So have fun (as our family has for the last 50 years) at the Poco Loco Ranch! ******Please note that the Guadalupe River fluctuates in depth. After a heavy flood rain, you can enjoy our pool and game room. In times of little rain, we do have deeper sections beside our ranch where guests can float and relax. The river is a 10 minute walk from the main house area *** Other things to note We provide 6 river tubes for tubing down the river (feel free to bring extras). Abundant wildlife are here for you to photograph. ATVs are not allowed. Superb restaurants are minutes away in Boerne. Sea World and Fiesta Texas are 45 and 30 minutes (respectively). Fredericksburg offers fresh peach picking in summer. Cave Without a Name is 5 minutes away (spectacular). Note - for river tubing, you can float our property line for 1/4 mile or, for a longer ride, tube down the river and get out at a public-access bridge on a paved farm road just 1 mile from the front gate.
