The space With a surface area of 116 m², this sublime townhouse benefits from a furnished terrace and a private garden. Decorated and arranged in an Art Deco style, it is composed of: In the garden, a wooden terrace with a large garden table and coordinated seating to enjoy a green area under the sun or in the shade of the large parasol and laurel. On the ground floor, at the level of the garden and the terrace, you have a bedroom with a queen size bed (160 x 200), its dressing area, its bathroom with vanity unit, shower and toilet. A complete laundry area (washing machine, dryer, drying rack, ironing board and iron) is available. On the 1st floor, you will find all the comfort and brightness of a comfortable living-dining room with a neat, original and harmonious decoration. The spacious kitchen (large fridge, freezer, dishwasher, Nespresso coffee machine, induction hob, kettle, toaster, etc.) offers views of the garden. This level has a separate toilet. Finally, on the 2nd floor, you have three bedrooms. One is arranged with a queen size bed (160 x 200 cm), a desk, a small bookcase, a dressing table and a large dressing room. The second has a queen size bed (160 x 200), desk, bookcase, dresser and large dressing room. The third bedroom on this level offers a queen size bed (160 x 200) and a dressing room. A perfectly located pied-à-terre! You are 5 minutes' walk from Courbet station (Avenue de la Libération Charles de Gaulle) on tram line D. To reach the heart of Bordeaux, board the tram towards Carle Vernet and get off at Quinconces station. You are there: Place Tourny, Grand Théâtre, Rue Sainte-Catherine, Saint-Pierre and Saint-Rémi neighborhoods, the quays, the famous water mirror facing the Place de la Bourse! Lose yourself and discover architectural and gastronomic marvels! To return home, board tram D towards Eysines Cantinolle or Hippodrome and get off at Courbet station. For more details on the tram network, visit the TBM website and know that at each station you can buy a ticket at the ticket machine. If you are a jogger or just want to take a walk in the countryside, the Parc Bordelais is a 4-minute walk from the house up the street. Access to the park is free during opening hours that vary depending on the season (check the Internet). In the nearby Avenue de la Libération Charles de Gaulle (the one where you take the tram station Courbet), you will find food shops (Monoprix, Carrefour Bio, Picard...), banks and many other shops: bakery, pastry, butcher, cheese factory, tobacco press, pharmacies, doctors and other clothing stores, florist, manicure and beauty salon... This avenue of course offers very good restaurants, cafes and bars: the Calix, O'Ptit Jardin, the Murano (Italian), the Emb[u]scade... And if you arrive with an empty stomach and fridge at a time when everything is closed, you can buy boudin from the boudin vending machine. Yes, it's true!
