Smart TV & Keurig . One car allowed per booking. No street parking allowed. No smoking of ANY KIND on the property. There are stairs to this unit. NO PARTIES, EVENTS or GET TOGETHERS. GUESTS DO NOT HAVE ACCESS TO THE POND OR BACKYARD. WE DO NOT RENT TO LOCALS. NO RV, TRAILER OR BUS PARKING. The space Welcome to your home away from home in Indianapolis! With two bedrooms, each featuring a queen-size memory foam mattress, you and your guests can enjoy a restful night’s sleep after a day of exploring all that Indianapolis has to offer. Located in a quiet and safe neighborhood, our carriage house is just minutes from the Monon Trail and the lively restaurants, shops, and nightlife of Broad Ripple. Whether you’re in town for business, a sporting event, or a family getaway, this centrally located retreat makes it easy to access the very best of the city. Inside, you’ll find a fully equipped kitchen with everything you need to prepare meals during your stay. The open layout provides plenty of space to relax, and the smart TV is perfect for streaming your favorite shows or enjoying a movie night in. A Keurig coffee maker is provided to get your mornings started right. For your convenience, the unit also includes a washer and dryer, making longer stays easy and stress-free. One reserved parking space is available per booking, ensuring a hassle-free arrival. Please note that street parking is not allowed, so only one vehicle is permitted. The carriage house is accessed by stairs, so keep this in mind when booking. We want every guest to enjoy their stay, so a few important rules apply: No pets (this is a pet-free home). No smoking of any kind on the property. No parties, events, or gatherings. Guests do not have access to the pond or backyard. Guest access You will have your own private two-bedroom luxury apartment. Private Entry is at the rear which has a combination keypad lock. You code will be provided prior to check-in. No keys to lose or return! This unit does have a flight of stairs. Guest do not have access to the pond. This is for looking only. Other things to note Check-in anytime after 3 pm; checkout is before 10am. The booking guest must be staying at the Carriage House. No third party bookings. Guests will be provided with starting amounts of coffee, toilet paper, soap, paper towels, a garbage bag, dish soap and a dishwasher pod. Guests will be responsible for providing their own after the initial amounts are gone. THIRD PARTY BOOKING - don’t do it ! The person booking must be part of the group staying. Granite counter-tops, hardwood hickory floors, new full-size washer and dryer, dishwasher, microwave, garbage disposer, full-size range/oven, microwave, beverage center, ironing board, Sling TV, Wi-Fi and off-street parking should make your stay as convenient and comfortable as possible. PARKING - 1 car per booking and we do not allow street parking for any reason. This is out of respect for neighbors. GUESTS-Absolutely NO unregistered guests can stay overnight without approval. This is for safety and protection of our family and neighbors and also our insurance requires this information. If someone wants to come hangout and stay with you, please let us know. SUBSTANCES- Absolutely NO drugs of any kind. You will be asked to leave without refund. We take substance abuse seriously authorities will be called. SMOKING- Absolutely NO smoking cigarettes, cigars, vapes or any other kind of smoking in the house or on the property. You will be charged a $500 ozone and cleaning fee. This is a neighborhood - Be courteous. We ask that you not only respect our property and our rules but that you respect our neighbors as well. OOPS- If anything breaks, spills, stains, etc. please notify us immediately. If there is a stain we cannot get out, you will either be charged for the cleaning service or the new item. PETS - Pets are not permitted. Don't bring them :) - you will be asked to leave and your reservation will be canceled with no refund. The Carriage House is not equipped for animals. CHECKOUT If you stay past your checkout time without permission you will be charged. Late checkouts up to 30 minutes will cost-$50 Leaving 1 hour late will cost -$70 Checking out 2 hrs + late will cost you $120.00 We expect the unit to be left in the same condition as it was upon your arrival. NOTE - Cost for a few items if replacement is required : Wash clothes, towels, hand towels- $10.00 each Comforters- $150.00 each Sheets- $25.00 each Pillows-$10.00 each dishes - TBD Throw Blankets-$25.00 each
