Located 15 min, easy drive SU, Lemoyne, skiing, Casino. East side Historic home located in quiet, pedestrian friendly, safe village. Casual, simple space , private entrance and great central location in village. Walk to coffee shops, restaurants, state of the art library, historic points, shopping and more. Pet friendly w/ pre-approval. One bedroom Upper apartment with fully equipped kitchen, large living room with roll out sofa, queen size bed in bedroom and bath with clawfoot tub. The space Situated in the heart of the old village, amongst other vintage architecture, we reside. Walkable to many points..boutiques, coffee shops, state of the art library and the Stickley museum ( and this homes former owner) restaurants, convenience store, all in the upper village. This is a pet friendly home under the right conditions. Pre-approval required. Please see below. The space includes: A private entrance. The lower door enters into an enclosed foyer and is used by my clients during my salon hours. The apartment is on its own at the top of the stairs and has its own locked entrance. My salon hours are limited and guests should not feel that their privacy is compromised. It's all quite separate. I occasionally use that door but rarely. Hardwood and tile floors throughout. Area rugs, no carpeting A full kitchen with fridge, dishwasher, stove, microwave, toaster... all the basics plus a complimentary organic coffee/tea bar. Counter space with 2 stools. Pots, pans, dishes, flatware, basic pantry necessities etc. Equipped for preparing snacks or a full meal. Use any and all supplies, open the drawers and cupboards, enjoy whatever is in the pantry. One bedroom with a comfy queen sized bed. A dresser, full closet, space for coats, shoes, suitcases, a bench and chair for getting shoes on before you head out. Large living room with a great view of the street and the trees. Wifi, cable TV, DVD player, books and games, a table for meals or work. A roll out queen size sofa, overstuffed chair and large coffee table equipped with sturdy kids chairs for games, a coloring spot or a snack. A great gathering spot for all. A bathroom with pedestal sink, clawfoot tub/shower, newly installed floor and a large linen closet with extras, a radio, additional outlets and room for more. Entrance hall has a drop spot for keys, phones, etc. Guests outside seating area is a shady spot early in the morning, perfect for sipping your cuppa and watching the dog walkers and runners. Later in the afternoon its shady again and offers a relaxing spot for a glass of wine after your busy day. Sidewalk chalk for the kids, I welcome their artwork! *Summers...it’s an upper apartment without central air. There is an AC unit in the bedroom and living room. Bedroom and kitchen also have ceiling fans. Kitchen and bath have window unit fans. I have a system that helps keep air flowing and it generally stays tolerable unless we get hit with a heavy duty heat wave. But then again you’re here to do your CNY thing, not hang around the house. * 3/4 mile to Towne Center, a large shopping center with a variety of eateries, stores including Target, Tops Fresh Market, Starbucks, the Y. etc. 5 min. drive to Wegmans. If you haven't experienced Wegmans, its a must. A 5-10 min drive to 81, 481, 690 and I 90, NY Thruway. SU and Lemoyne an easy 15 ish min drive. (Lemoyne 4.8 miles. SU 6-7 miles ) 20 min to the Ampitheater and NYS Fairgrounds. 20 min drive to Destiny mall. Several public golf courses within minutes. 40 minute beautiful drive to Bouckville. An extension of the Erie Canal is walking distance. And of course Green Lakes State Park is 5-7 min drive just outside the village. A sight to behold. The space is well suited to couples, singles traveling for work, and families with small children. Personally, I do not love the sofa sleeper but my grandchildren do. Families with children rest assured there is a childproof lock on the door. The subject of dogs. I have them. As do some of my friends who trust me to care for theirs when they travel. I have a very secure fenced yard and neither my guests nor my pups shall cross paths. You may hear an obnoxious outburst on occasion but for the most part they're pretty chill. Please see further info regarding my fence in House Rules. Your dogs. I love dogs. Did rescue and fostering for a good dozen years or more and saved many little souls. I welcome your well traveled dogs under the right conditions. There is a reasonable pet fee of 15.00 per pet to be paid directly to me at check out. Please reach out to me for pre-approval. I will do my best to be readily available to my guests. I'm a hands off kind of gal unless you need me for something and even if I'm not home, I'm not far. Shoot me a text and I'll respond. Guest access The upper apartment and side yard are available to my guests. Off street parking in the driveway, slightly to the right of the gate is available and quick easy access is the street parking directly in front of the house. The only time street parking is restricted is the late fall thru early spring, between 2 am and 7 am to allow for possible snow removal. We have what is known as lake effect snow. AKA, it usually snows a lot. We also have excellent snow removal. Have no fear. Other things to note I try and keep a fairly green home. I make my own cleaning products, I use no perfume/no dye detergent, and never dryer sheets on towels and linens. I don't have foam bed toppers, there’s a down alternative one on the sofa bed. I diffuse quality essential oils and I make all the air fresheners and other little handy concoctions for the space. This home is on a couple different house tours. One for being a “ fine example of an Italianate Victorian” and another for being Leopold Stickleys former home. It doesn’t happen often but should you see a smallish group of people standing on the edge of the property staring, that’s probably it ;D Its An Old House 1888 to be exact. And with that in mind, here’s a list of possible obstacles. Rare, very rare but...A fuse may blow, especially in summer with ACs running adding in microwave etc. It's not the norm, like very rare, but it has happened. I mention it bc it's probably the most annoying obstacle. But easily and quickly remedied. I’ve recently had an electrical upgrade. I believe we’ve jumped this hurdle. Windows are good old fashioned slide up and down but sometimes need my window props to insure they stay up. I keep them in all the window wells Doors. They open and close well. They don’t, however, have locks except the bathroom, which has a simple latch at the top, at a not kid friendly height. Cooling and heating. Heating is a non issue and the thermostat is in the hall by the bathroom door. Cooling on the other hand ( on very hot days) can be managed. Let me insert here, this is central NY. Very hot days are few but when they hit I have a simple method that I'll share with my guests. There are ceiling fans in the kitchen and bedroom. AC units in the bedroom and living room. And a couple regular fans for those who like white noise or dislike AC. Avoiding cooking helps too. I avoid cooking regardless of the weather. Sound. This house was built in the late 1800s as a single family home. It’s not soundproof. I honestly hear very little, if any, normal house noise from upstairs and I believe that to be true for you. My dogs will bark occasionally and that issue is covered separately, but overall, I think everybody is able to enjoy their peace and privacy without issue. I'd also mention when I had standard long term tenants, they were here for years. None of these "issues" are big ones. The front doors. Please only use the door on the left when exiting ( right when entering) the other door is securely bolted to the floor and above and will not open from the outside. In extreme humidity the door sticks. Give it a little shove or pull, depending on entering or exiting and it will open. Push to open when entering. Pull to open when exiting• it's no biggie but I don't want you to think you've been locked out Like everything else, there are no stupid questions.
