It is just a mile from Rainbow River and is ideally suited to guests who want to golf, fish, bike, or enjoy water sports, as well as those who want to nature watch. Only 20 miles to WEC (World Equestrian Center). Includes two parking spaces and a boat slip. Boat launch across the river. The space NOTE: The townhouse is ~900 square feet. Being a typical townhouse, it shares walls with neighbors on both sides and the back patios are directly next to the neighbors, so you’ll see/hear them. The unit also shares community grounds and amenities such as the parking lot and the docks directly behind the building. There are no canoes/kayaks included. Walking into the front door, you'll see a long hallway that leads to the kitchen and living room, as well as a side hallway off to the left that leads to the laundry nook, the master bedroom, and the bathroom. The laundry nook has a small washer/dryer combo unit that's perfect for washing a couple outfits. In the master bedroom, enjoy a comfortable queen size pillow top bed, good quality bedding, double closet, two nightstands, dresser with bookcase, ceiling fan, and a sliding glass door to access the private patio. The bathroom next to the master includes a full size tub and shower. Going back to the main hall, there's an opening into the u-shaped kitchen. The kitchen overlooks the living room, back patio, and Withlacoochee River and has been updated with new cabinets, stone counter, tile backsplash and floor, and appliances. It also comes equipped with all the basic cooking and dining equipment you'll need and features an 8-foot countertop that overhangs on the living room side and has three bar stools. PLEASE NOTE: There is NO DINING TABLE anywhere in the unit, however there is a patio seating area with coffee table outside in addition to the bar seating by the kitchen. Past the kitchen is the airy living room that opens onto the back patio through nearly full width double sliding glass doors and features gorgeous views of the river and its banks. Most of the living room is two stories, thanks to the loft bedroom above, and it is has a ceiling fan, two-person love seat, three-person sofa, coffee table, two side tables, wine rack, and an LCD with television programming service. Going up the stairs, you'll pass the thermostat at the landing then continue on to find a spacious loft bedroom with queen size bed, good quality bedding, ceiling fan, desk, dresser with bookcase, and a walk-in closet. This space has a lovely view out the sliding glass back doors as well as of the living room. Note: There is no door for this bedroom. It is open to the stairs and the living room below, so it provides very little privacy. Guest access The entire townhouse and its patios are available for your use, as well as two parking spaces and one boat slip. Other things to note This is a quiet, peaceful spot and most of the townhouse association's owners are retirees who enjoy that peace and quiet, so loud groups and/or parties are not a good fit. It is perfect for relaxing and nature watching as well as fishing and for being convenient to lots of other activities such as golf and water sports. There are books, board games, children's toys and activity items, and fishing poles, as well as television service. Regarding the cleaning fee, for most stays, there are 5 sets of towels, two sets of sheets, two mattress pads, two quilts, four shams, and various kitchen towels, throw blankets, and rugs/mats that have to be laundered off site. This is in addition to cleaning the entire home, which usually takes about four hours if left in good condition. The cleaning fee only helps to offset some of this expense, not cover it completely.
