The space Nestled on our peaceful property, our VRBO sits on a tranquil, dead-end road with minimal traffic. Located in the quaint town of Van Etten, we’re just minutes from a Dandy Mini Mart and a charming year-round ice cream parlor. A short drive to Spencer offers additional conveniences, including a small grocery store, gas station, pizzeria, Dollar General, and a cozy diner. Our small-town charm comes with early closing hours—most businesses close between 8-9 PM—so we recommend stocking up on groceries or grabbing takeout before arrival, as delivery services are unavailable. Larger cities are about 25-30 minutes away, so plan accordingly. We’re on the outskirts of Van Etten, yet just 20-30 minutes from Ithaca State Parks, Watkins Glen, and 40 minutes from the wineries of Seneca and Cayuga Lakes. No matter the season, the views from our property are breathtaking. This cozy apartment is tucked behind our detached garage, offering privacy while sharing a driveway and garage entryway. Once inside, you'll feel like you have the place to yourself, with a covered back porch overlooking the peaceful backyard. Guest access We share a mudroom entrance that enters either into the garage or apartment. Guest is welcome to use the covered back porch and yard area to relax and take in the views and sounds of nature. We welcome you to enjoy the view of our chicken and goose coops, as well as our garden. However, for the safety of our animals and the preservation of our garden, we kindly ask that you stay on the exterior of the coops and refrain from picking any vegetables. Thank you for your understanding! You will need to sign into your own TV streaming services to access shows and movies. Other things to note **LOCATION: We are in the town of Van Etten on a dead end road. We are about 20-30 minutes from most attractions and restaurants (Ithaca, Watkins Glen, Corning, Elmira, Owego, etc). We have a local Sure Fine grocery store, Dollar General, diner and pizzeria. ***If you want to be close to your attraction, please inquire before booking and I will tell you how many miles from our location.*** **20 gallon hot water tank may mean shorter showers. **5 inch step into the stand up shower **We have a wireless extender in the house. It usually works, but coverage in this area is unpredictable. We cannot guarantee internet that will work 100% of the time. AT&T and Verizon service is great though! Plan accordingly. **No pets! Although we love furry friends, our dog lives on the property and is not a fan of sharing his space with other dogs. Sorry! **We live in the country. That being said, insects do find their way into the apartment on occasion. **We highly recommend good snow tires in the winter as our road is a hill and our driveway is also an incline and can get slippery. **This is a smoke free property.
