Private unit w own entrance in separate area of my home for 2 ppl MAX TOTAL-kids 16+ only. Amenities: queen-sized memory foam bed, bath w double shower, fridge, microwave, coffee/tea, desk/dining area, in-ground pool (Memorial-Labor Day), hot tub (year round), free parking, deck, private fenced-in yard! 30 mins to Philly, 20 mins to New Hope and 1.5 hours to NYC. The space ***COVID-19 Update: If unit comes up as available, it is. Cleaning is thorough with COVID-killing products in between guests. ***Inquire about long-term (month or more) rates as I may be able to offer you a deeper discount than advertised! (I typically charge $2,500 month including utilities and add amenities not included in short-term stays.) Spacious 250 sq. ft studio with own entrance in a private area of my home. Lots of storage, your own bath w toilet, sink and dual-head shower with bench (no tub). I also occasionally board dogs for travelers so there may be a dog (or up to 5) in the yard as well as in my home. They will not have access to your studio. I MAY permit you to bring a dog/dogs for an additional fee-typically $75 per pet per two-night stay but I may be able to discount this further based on breed (non-shedder) and/or temperament (gets along well with other dogs.) If your pet is not good with others dogs, I need to know prior to your booking. Your pet must be fully house-trained and non-destructive. YOU MUST DISCLOSE PRIOR TO BOOKING the breed, size, age & temperament of your pet(s). No dogs permitted in pool. Rental DOES NOT ALLOW CATS. Please make sure pup(s) is/are current on shots and flea & tick medication and LEASHED AT ALL TIMES while on property. If I am home, I’m happy to let your pup out for a potty break or feed him or her, if need be. Just ask and leave door unlocked! :) Guest access The studio is all yours, has its own private entrance and is connected to my home. It’s similar to an apartment or motel in that there is a shared wall so you might hear me as I go about my day or evening but in five years of hosting, haven’t had a complaint about my level of noise. (I keep the TV turned down low after 11pm, try to be as respectful as possible and expect the same in return.) The pool and hot tub are for you and your guest to enjoy privately during your stay anytime from 7am-11pm (please use quietly after 10pm). You will not be sharing it with others, though if you are out for the day and I am doing yard work, I may jump in to cool off! I do all of the maintenance here myself, so you may see me out back taking out the trash, cleaning the pool/hot tub, mowing, weedwacking or letting the dogs out. It’s lovely here because I work hard to keep it that way and since I am typically booked up, may need to attend to maintenance during your stay (though I try hard not to spend more than an hour per day max doing outdoor chores, if that.) Outdoor of property (both backyard and front) are under live video surveillance at all times for both your safety and mine. Please do not attempt to turn off/ unplug outdoor lights as they are there for security and so I can see if I need to go outside at night. I have children as neighbors so quiet hours are from 10pm-7am outside and 11pm-7am inside. If you want to drink excessively, play obscene music, or party all day and night, this is not the place for you and I’ll give you one warning before asking you to leave with no refund. There is free parking on the street. Please do not park in the driveway. Other things to note 1. Keep noise to a minimum between 11pm-7am. No pool/ hot tub use during this time. Please be quiet outdoors after 10pm. 2. Clean up food & crumbs right after eating & don't leave food out as area is prone to pests. ANTS WILL TAKE OVER YOUR ROOM! 3. Cooking on outdoor grill & fire pit is off-limits to guests. (Unfortunately due to several instances of carelessness/fires, I am no longer offering these options.) I also don’t allow hot plates, induction cooktops, etc. for the same reason. If you’d like a meal that requires cooking beyond the microwave, check out my Guide Book for ideas on where to grab a bite. There are lots of great dining options just a few minutes away! 4. No strong odors of any kind (food, perfumes, colognes, etc.) Strong odors that haven’t gone away before 5pm on your checkout day may result in charges if next guest makes a complaint. 5. No painting of any kind while on property. This includes paint projects outdoors and in, hair coloring & dyeing, nail polish, etc. Save these potentially messy activities for your own home please. Also if you use makeup, glitter, powder, hair dye or any other items that may damage linens, floors or furniture please be careful, take preventative measures and clean up your mess. Failure to do so may result in cleaning/damage fee. 6. No smoking or vaping indoors & NO CANDLES or incense anywhere on property. You may smoke cigarettes or cigars on deck at least ten feet from your door. No drugs of any kind on property. There is an ashtray in corner of deck. 7. This an (in progress) eco-friendly property. If you don’t care about our planet, please book elsewhere. I ask that windows stay closed since I have central air & heat. Turn off lights (other than nightlight & porch light) when not home to conserve electricity. Keep showers to 15 mins or less. Reuse towels. Keep the hot tub clean so I don’t have to dump 500 gallons of water because you wanted to eat sandwiches in there or couldn’t clean off your body beforehand. (It really pains me to charge you but it pains me more to waste so much precious water unnecessarily.) 8. Keep gate COMPLETELY closed at all times & use caution when coming & going to prevent dogs from escaping. PLEASE KEEP YOUR DOG LEASHED AT ALL TIMES, even in backyard. (A past guest’s dog put a large hole in the pool cover, so please stay away from pool area in off-season and keep pets away, too. Thx!) Dogs are unfortunately not permitted in pool due to affecting pool’s chemistry and making it more challenging to keep clean. PLEASE DO NOT LEAVE YOUR DOG UNATTENDED OUTSIDE OR ALLOW THEM TO DIG IN THE DIRT. If I am home and boarding dogs during your stay, I MAY allow you to keep your pup off-leash once they have met all the dogs I’m caring for. 9. NO ADDITIONAL GUESTS ON PROPERTY OTHER THAN RESERVATION PARTY. No exceptions!! Not following this will result in police being called and you being escorted off property. If you order food, please meet delivery driver at curb or gate you entered from. (If home, I am often engaged in work or activities where I may not hear delivery so it is up to you to make sure you get your delivery.) 10. ABSOLUTELY NO GLASS ITEMS (BOTTLES, GLASSES, ETC.) OUTDOORS, ON OR AROUND POOL OR HOT TUB. PLEASE USE PLASTIC CUPS INSTEAD. I stepped on broken glass in my pool after a particularly rambunctious couple stayed and wound up needing stitches. 11. To avoid a surcharge on your cleaning fee, please do the following: (a) thoroughly wash dishes you dirty, b) avoid putting food into sink drain, c) empty fridge & wipe down if dirtied, along with microwave & food cover, d) strip bed of sheets & pillowcases only (LEAVE MATTRESS PROTECTOR ON BED) & leave in pile on floor along with dirty towels. Leave comforter on bed, please. 12. Remember to leave key behind! 13. Also, I require the following prior to booking: your account includes a photo and is verified, has at least two positive reviews, the purpose of your visit, a bit about yourself including your full name and full name of additional guest (required prior to entering property).
