The entry of the main house is on the second level, where you'll find the large open floor plan living room + kitchen, big windows with river views, 3 bedrooms, 1.5 full bath, washer and dryer, large deck w/ hot tub, patio furniture and BBQ. The downstairs is 4th bedroom with king size bed, full bath w/ walk in shower and 2 shower heads for some clean fun, big windows with river views, sliding door access straight to the beach. Detached from the main house is the yacht houseboat which has been dry docked next to the beach for some of the best river views and sunsets in the area. The yacht houseboat is more of a hang out spot then sleeping corners, it does have it's own bath, sofa, 1 captains lounge bed, kitchenette,mini fridge, and deck. The entire house is approximately 2000 sq. ft on 1/2 acre double parcel of River front property. The yacht houseboat is 400 sq. ft. Starlink Wifi works for zoom and streaming. However, It is not always stable to work from home on it all day. Wifi calls and texting works with most cell providers. There is no A/C at this property. A Security Deposit Hold of $500 must be submitted 2 days before arrival (an email outside of Airbnb with a secure link to enter credit card details will be sent, if Booking on VRBO security deposit hold information is collected at time of booking). After departure, the hold will drop off, as long as nothing is reported damaged or missing. Important please note: if booking via VRBO or Direct Booking site and guest cancels within the refund window there will be a 3% cancellation fee applied.Your booking also includes a unique Damage Protection policy that covers the owner from accidental damage by the guest up to $3000. Since this property is located on the river the seasonal drought conditions that California has been experiencing the past 3 years is beyond our control. Water levels may vary through out the season. Low flow coupled with higher temperatures results in more algae blooms. However, due to the close proximity to the Ocean, a shift in tide may raise the water level. It's encouraged to practice safe water habits; don't drink the water, rinse off after, and stay out of the algae blooms. 20 feet or so to the west down the private secluded beach has one of the deepest watering holes. Details: Rural Starlink Wifi available but sometimes not always stable. Internet, news, email, zoom, streaming does work.
