Sunny apartment in period building with direct access to a communal garden. Free public parking is available 500 meters away from the apartment. The train and tram station and two supermarkets are only 200m away. The space Lovely studio apartment overlooking a sunny garden. The main living area has comfortable queen size bed (160x200), a stylish couch that can be converted into a double bed (184x196), and a wardrobe. All our duvets are single duvets. The kitchen is equipped with everything you might need, including an oven and hob, a toaster, coffee machine and kettle. There is also a table with 4 bar stools where you can sit comfortably and enjoy your breakfast. There is usually tea, coffee, salt and sugar in the kichen. The apartment does not have a TV, that's why we recommand bringing a laptop. We are happy to share our Netflix account. The bathroom has a shower, sink, toilet and a hair dryer. The aparment is located on the ground floor and has been lovingly rennovated and converted from a former upholstery workshop. Since it is located in a commercial space, it is legally allowed and does not take away living space from Berlin residents. So you can stay here without having a bad consicous about contributing to the city's housing issues. GARDEN A lovely communal garden is right in front of your kitchen, which is also the entrance to your apartment. There is a bench in the garden and we also have two garden chairs and a picknick blanket inside the apartment. You can take them outside and use them. Please put them back into the apartment after use so that they don't get stolen. Thank you! Due to its location out back, the garden apartment is more quiet than the ones overlooking the street, but there is a train passing behind the house which can be heard. Guest access As our guest you will have the whole apartment to yourself. You won’t have to share it with anybody else. You will also have access to the communal garden and you may use the bicycle cellar to store your bike. Other things to note BABY COT 40 EUR / stay, subject to availability. INTERNET Available via wifi. The router is located in the apartment next door. LINEN & TOWELS Bed linen and 1 hand towel + 1 bath towel per person are included. Extra towels cost extra and need to be ordered 1 week prior to your arrival. PARKING Free public parking on the street is available 500 meters away from the apartment. The apartment is just outside the Umweltzone, so the Green Umweltzone sticker is only necessary should you want to drive into or through the city centre. EASY ACCESS The apartment is located on the ground floor in a quiet courtyard and is therefore easily accessible. CITY TAX Since the 1st of January 2014 all private Berlin visitors have to pay the so called City Tax. This 5% tax has to be paid on top of the price you pay on airbnb. For more information please refer to the federal state of Berlin website. DOCUMENTS If you are a foreign national we need copies of the passports / IDs of every person who will be staying in the apartment. This is due to § 29 - Bundesmeldegesetz (BMG). [If COVID numbers increase and COVID regulations are activated again we may also require the following information about each person staying in the apartment: * COVID prove of vaccination or recovery. Depending on the state of the pandemic a negative test may have to be provided additionally or in its stead. * Name and Surname * Phone number * full address * e-mail] The documents and information are collected by us using a Pre-Check In tool from chargeautomation. In the course of the Pre-Check In you also have possibility to pay the City Tax. MONITORING We use smart home technology to improve your experience. Minut is a smart home device that measures volume levels throughout the property, and allows us to respond to noise nuisances without disrupting your stay. Minut is privacy compliant.
