Newly renovated, modern apartment 20 minutes by bus from Edinburgh's stunning Old Town and must-see sights such as Edinburgh Castle, The Royal Mile and Arthur's Seat. Ideal for travelling couples and working professionals. Features include: a waterfall shower, gas cooker, easy-to-use central heating, and two independent workspaces for those on business. It's a 10-minute walk from Sainsbury's and Aldi. We live here most of the year, so it's maintained to a high standard. The space Our private central hallway leads to all rooms. Our bright lounge offers a comfortable corner sofa and dining table as well as a desk and chair. There are two bedrooms, the master bedroom looks out to the front of the apartment and offers a king bed (UK king size 150cm x 200cm) and storage space for clothes. Our quiet second bedroom looks out to the gardens at the rear of the property and offers one double bed (UK double size 137cm x 190cm) with storage space for clothes. There's a bright separate kitchen and a washroom with a wc, sink and waterfall shower. There are two TVs with streaming capabilities (Netflix etc.). They do not offer terrestrial TV (BBC etc.). We have a small private parking lot beside the building, and there are always several spaces on the street which has free parking. Please note that as this is our home and we live in the property while it isn't rented, there may be some personal items (such as clothes) tucked away in the flat. You won't know they are there as they will be out of sight, but we kindly ask that you respect our flat by not moving these items. We hope you love staying in the flat as much as we do! Edinburgh Council Licence - EH-69982-F - valid until February 2027. Guest access This is our home and we rent it out when we're away ourselves. Guests will have full and private access to our place when we're not here, but there are a couple of locked cupboards where we store our belongings out of the way. Other things to note The City of Edinburgh Council have announced a 5% levy on a guest's stay for the first 5 nights of their booking for all stays on or after 24 July 2026. Any bookings made for the 24 July 2026 and after, will include the Visitor Levy at time of booking. Our apartment is on the first floor of an apartment building of 6 flats with no lift. There are 16 stone steps to access our apartment so please bear this in mind for accessibility and if travelling with heavy cases. We have excellent transport links on our doorstep - - buses 30, 14, 2 - just outside the flat (will get you to most of the below sights within 20 minutes) - Waverley Station - 1.9 miles - 42 min walk / 25 min bus ride - Edinburgh Airport - 9 miles - Princes St Tram Stop - 2.2 miles - 25 min bus ride Sights: - Royal Mile - 1.6 miles - 40 min walk / 20 min bus ride - Edinburgh Castle - 2 miles - 50 min walk / 20 min bus ride & 10 min walk - Calton Hill - 2.2 miles - Princes Street (east end): - 2 miles - The Meadows - 1.2 miles - Holyrood Park (and base of Arthur's Seat) - 1.2 miles - University of Edinburgh Central Campus - 1.5 miles - Portobello Beach - 3 miles - Leith - 3.7 miles - bus / tram Shopping: - Cameron Toll Shopping Centre (Sainsbury's, Aldi, Boots and more) - 0.5 miles - St. James Shopping Quarter: 2.2 miles Registration Details EH-69982-F
