Hillside Farm near Sandsend & Whitby sleeps 22

Sleeping 22 guests, Hillside Farm by Yorkshire Escapes is a stunning newly renovated farmhouse set in the heart of the North York Moors National Park with stunning views of the sea and Whitby. The house has 10 bedrooms with ensuite bathrooms, sleeping 22 guests. Large Sitting room, TV room and Kitchen with adjoining Dining area. The space Hillside Farm is a beautifully renovated farmhouse situated two miles from Sleights and five miles from Whitby and Sandsend. Set in the beautiful North York Moors National Park, and close to Grosmont. The house comprises of a large sitting room, a dining room with large table seating 22 guests, and a TV room with smart TV.  The kitchen has large sliding windows with far reaching views over to the sea and Whitby.  There are 10 bedrooms, with 9 doubles and the 10th bedroom has a double and two single beds sleeping 4 guests.  All the bedrooms have ensuite shower/bathrooms. The sitting room and dining room both have log burners, and the house has underfloor heating. Guest's enter the house through the front door, into a hallway with hooks to hang coats and the staircase leading up to the first floor.  There is a downstairs cloak room. On the left there are two double bedrooms on the ground floor, with ensuite shower rooms. The large sitting room has full height ceilings and exposed beams, log burner, large comfy sofas and chairs.  Windows with far reaching views towards the sea and Whitby. On the right from the hallway you access the dining room, with large table and chairs to sit 22 guests, log burner and with glass fronted cupboards with china, cutlery and glasses. There is access from the the dining room to the boot room and through to utility room, which has a washing machine, dryer and sink. The dining room leads through to the kitchen which has fitted units, an L shaped sofa, large island, two dishwashers, cooker, sink and large sliding doors with wonderful views and access onto a large terrace. The terrace has outdoor seating and a BBQ. Should anyone wish to use the hot tub, this will be on the terrace. There is an additional charge of £220.00 and this is requested after booking is processed. The kitchen leads through to the TV room with a large L shaped sofa, smart TV and ensuite shower room.  The kitchen has a back door which leads out to the patio at the back of the house. There are doors out to the back patio from the kitchen, utility room and passage leading down to the sitting room.  The patio provides access up the garden steps and along the walkway through to large bedroom, only accessed from outside. This bedroom has an ensuite bathroom, one double bed and 2 single beds. Another double bedroom is accessed from the patio on ground floor, and this is also a double bedroom with ensuite shower room. FIRST FLOOR The stairs lead from the entrance hall to the first floor where there are 6 double bedrooms with ensuite bathrooms. Electric car charger available. There is a large American style fridge in the kitchen with cooler drawers below, and a large double sided fridge/freezer in the utility room.  Dog Friendly- 2 dogs max- £40.00 per dog requested after booking. Please note the dog fee must be paid before check in details will be sent. Please read our house rules before booking. Maximum group size is 22- this includes children. No additional beds can be arranged or brought in. We can offer 2 high chair and 2 travel cots - please bring your own bedding. No parties allowed without prior arrangement and catering to be provided by our in-house caterers There is CCTV camera on the front of the house and drive. Fishing available on the Yorkshire Esk - £50 per rod per day. Please enquire upon booking. House Rules: TIME KEEPING - Please do not arrive earlier than the agreed check in time unless agreed with us. There will be a charge for any delay in departure resulting in the cleaners not being able to access the property at departure time, they have a short amount to change over for the next guests and charge us from when they arrive at the property. DÉCOR - Please no glitter, confetti, balloon water bombs, paper lanterns or fireworks. No sticking of decorations on walls or windows. Please do not move any furniture. OUR INSURANCE - No suppliers unless pre agreed with Yorkshire Escapes. No weddings, parties or events. The number of guests staying must be declared upon booking and any changes must be notified before arrival. Any guests over the legal capacity of the house will be asked to leave. DELIVERIES - Please do not arrange grocery deliveries before your arrival time as we cannot be available to receive them. LOST & FOUND - Should you leave items behind there will be an admin and postage charge for any returns. PETS  - £40 charge per dog. Please ensure these are pre agreed before booking/arrival. For our properties that allow pets, you must supply your own pet bedding/towels. Pets are not allowed on furniture, should not be left unattended and must stay on the ground floor. You must ensure that all trace of the pet’s occupation at the property has been removed and clear up after them. Please ensure pets are on leads outside of the properties garden. There will be a deduction on guest’s damage deposit for any dog mess left. KEYS - There will be a charge for any lost keys.
