The space Our HOA asks that we share the following. ● This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service. ● Quiet hours are 9 pm - 8 am. ● Four (4) cars maximum allowed. Renters are required to park only in driveway and garage, no parking in community spots is allowed. ● Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited. ● During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snow storm. ● All dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster. This space is clean and modern and the perfect home to come back to after a day on the mountain or lake. Each bedroom has its own bathroom allowing for privacy and comfort. This house is new and has all the modern conveniences. The upstairs kitchen has everything you need to cook a holiday dinner or make yourself a fresh local ground coffee in the morning.The dining room bookends the great room and has a large farm-to-table with enough space for your entire group or family. We offer plenty of board games and a full size foosball table for the kids and family to enjoy. Another thing that is special about this home is there are 2 living/TV areas. We love to have the kids in the downstairs family room while the grownups hang upstairs in the great room. Our home was built to all the modern specifications and we offer floor heating in all the bedrooms and downstairs suite. Floor heating means the floor itself gets warm and heats the room which means better air quality and more comfort. Round Hill Pines resort is North of NV Beach. Zephyr Cove Beach resort is also public. Many beaches farther north are private. In winter the ski resort is Heavenly, Boulder lodge is a the closest ski lift and Stagecoach Lift second closest Lift. We are ski-in to CROSS COUNTRY skiing which takes you from the tahoe rim trail to Boulder lodge. You can also get to Van sickle area on CA side via the Rim trail cross country. The heavenly ski lift is a 2 min drive and we suggest parking at Boulder Lodge and taking that lift to start your day. Our garage is heated and we have ski racks. You can walk to Boulder lodge though it is a very steep hill so we recommend driving with gear since parking is so easy at this lodge. We are also 1 block away from the Ski resort shuttle which will take you to Boulder Lodge, Stagecoach Lodge, and the Gondola by the Lake. This expansive property offers a full garage, a spacious living room, a cozy family room, and a chef's kitchen that will delight culinary enthusiasts. As an added bonus, there's an additional kitchenette for your convenience. For those seeking some friendly competition, a foosball table and a selection of board games are available, ensuring endless hours of amusement for all ages. To keep you warm and cozy, the house features in-floor heating and two charming fireplaces, providing a delightful ambiance for relaxation and togetherness. If you have any specific family needs, please inform us in advance, and we'll do our best to accommodate them. For families with little ones, we suggest bringing a toddler gate to ensure their safety. To ensure your peace of mind and the security of the property, we have installed two outdoor cameras for monitoring purposes, primarily for snow shoveling and security purposes. Additionally, there is one camera located inside the parking garage. Please note that our property is fully compliant with the VHR Permit # DP18-0184. You'll find ample space for parking, with the capacity to accommodate up to four vehicles. All vehicles must be kept on-site either in the garage or driveway for the convenience and safety of all guests.
