Description

Rare find spacious 3 bedrooms 2-Story unit of a Duplex with 1400sf! A block away from Las Vegas Blvd. (North side) and plenty of restaurants, markets, banks & etc. close by. Dining (lots of restaurants on LV Blvd, Lake Mead Blvd & on Craig Rd.) in the Northside of town is inexpensive comparing to most surrounding areas. Just 3 minutes to the I-15 freeway & 15 minutes to the famous Las Vegas Strip (heavy traffic there!!!)! Maya Cinemas is just a block! Broadacres Marketplace is only 3 min away! Other things to note BOOKINGS: *WE DO NOT ALLOW ANY 3rd PARTY BOOKINGS, and also per AIrBnB rules, to book for someone else. You need to let us know or stay if you're booking under your name. We do & will verify this information. Photo ID required for all guests over 18. DEPOSIT: We do request a $250 deposit before check in. This will be sent via the resolution center and you will get an email to accept. Please check your email before check in to approve this charge. This will be refunded if there is no house violations, damage or excessive cleaning needed after check out. WIFI: WiFi is provided as a courtesy ONLY. We cannot guarantee it will work at all times and the speed you desire, just like any WiFi anywhere else. We will do our best to fix the problem if anything is wrong, but we have to go through the service provider and that could take hours to a few days and is completely out of our control. If you have to have a dedicated connection for work, you should bring your own pocket WiFi just in case as a backup. A/C & HEATING: Do not set the AC below 73 degrees. Will cause it to freeze, stop working, and then leak. It will take hours to thaw back out and there is nothing maintenance can do to fix it! A frozen AC is not considered a maintenance emergency and maintenance will not address it until it has had time to thaw out (about 6 hours). So to avoid this problem, please keep it at 73 or above. FRIDAY TRASH DAY: Please pull them out to the curbside (between the units) the night before which is Thursday. We try to keep a clean environment by recycling whatever that can be recycled and dump them to the right bin (Recycle). Please rinse (avoid ants & bugs) out the drinks/juices inside the cans/bottles before placing them in the Recycling Bin. Thank You for keeping the earth GREEN! PRIVATE PROPERTY: **The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. ***Quiet time is 10pm to 10am. Please be respectful of our neighbors. Please keep the outside noise down to a whisper after 10 pm. If the police are called due to a noise complaint there is a $500 fee and immediate cancellation of reservation without refund or security deposit. **Absolutely no parties, gathering or events with friends! Our neighbors look out for excessive noise/people in our home and will alert me. There is noise monitoring equipment installed to monitor noise. If the decibels of the noise monitor goes above the legal limit, inside or outside the house at ANY time of the day or night we reserve the right to terminate your reservation with no refund. >>If we receive a noise complaint, guests will be fined $500 per occurrence, and will be forced to leave if the complaints aren't fixed.<< **Confirmed guests only. No visitors or additional guests without prior approval. Please be advised there are security cameras located front & backyard of the property and we will monitor the number of guests. The presence of unconfirmed guests will result in immediate cancellation by AirBnB, $500 fee, and termination of your stay without refund. *Kids under the age of 18 must be supervised by an adult at all times. *Only 2 cars allowed on property driveway, do not park in front of any neighbor's home or blocking any driveways, including the property you have rented. No recreational vehicles (RVs) are allowed to be parked on or in front of the property without prior consent and at your risk to being towed or theft, damage or vandalism if do ever happened! *Longer bookings over 28 days may require an additional refundable deposit upfront with a signed lease agreement after approval. **No smoking in the house period. Any signs of smoking in the house at the cleaners discretion will result in an extra $500 cleaning fee. May smoke outside or at the backyard patio. **No excessive drinking. Please be responsible of your action. We want you to be safe! **No illegal activity of any kind allowed on the property. No Illegal Drugs, No Strippers!!! *Guests agree to leave the place in the same condition as they found it. *Guests who intentionally or accidentally damaged property agree to reimburse the owners for the full amount of the occurred damage & time for replacement. Security deposit will be charged, and may charge additional fees for the full amount of repairs. * When you check-out please take your trash to the outside trash bin. *This home comfortably sleeps 6 guests & 8 max. Additional guests after 6 will require approval and additional fees may apply. * If you have any issues on or with the property, please immediately message on this platform for quickest respond! * Late check out fee is $50 per hour up to two hours if available. If the guest has not left the premise by two hours after checkout an addition $500 fee will be charged to the guest. -SAFETY- By renting this home you are entering an agreement with the Hosts and Airbnb. You are agreeing to hold harmless the Hosts and Airbnb for any accidents or incidents during your stay. In staying with us you agree to use and stay at your own risk. -TERMS and CONDITIONS- Any person who stays at this property through an Airbnb reservation agrees to the following terms and conditions: (i) Entry onto the Host's premises is entirely at your own risk; and (ii)the Host disclaims any liability, and shall not be responsible for any personal injury, property damage, loss, damage or any other liability whatsoever arising from or in connection with a reservation made through Airbnb and/or a person's presence on the Host's premises. Any person who enters upon the Host's premises as a result of an Airbnb reservation agrees to these House Rules and Terms and Conditions.
