Set on a 2.5 acres on a quiet stretch of Stony Clove Creek, this charming 1934 farmhouse is a cozy retreat from urban life and an ideal base camp for exploring the natural beauty and outdoor activities of the Catskill Mountains. Stony Clove (as the house is named) is located in the Hamlet of Lanesville and within 7 minutes of three charming and distinctive towns: Phoenicia, Hunter and Tannersville. Hunter Mountain is less than 10 minutes away and 25 minutes from skiing at Windham and Belleayre. The space Stony Clove is a classic 1934 farmhouse with several additions to it. The newly-remodeled kitchen is large and spacious and ideal for cooking and eating with large groups. There is a massive wraparound deck extending from the kitchen with a propane grill that can also be enjoyed in all seasons. The living room is cozy and warm and the front porch serves as a mud room. Upstairs is a spacious master bedroom with a queen sized bed and two bedrooms with two twin beds each, sleeping a total of 6. There are bathrooms with showers on both floors. Downstairs there are two small rooms, each with queen sized air mattresses and a comfortable couch in the living room, which together can sleep additional people. The house was also just outfitted with energy-efficient heat pumps and an external EV charging plug for electric vehicles. Outside the house, is a brand new outdoor shower for use in the warmer months. Around the property, there is plenty to explore. There are three level, open fields and a path down to the magical, picturesque and calming Stony Clove Creek. On the other side of the creek are thousands of acres of protected forest. Stony Clove is in compliance with all Short Term Rental Requirements for the Town of Hunter and holds the Office of Code Enforcement Permit #154. Guest access Guests will have access to the entire house and property, though personal belongings such as clothes, booze and food are off limits unless indicated otherwise. Depending on the season you visit, there are various offerings to enjoy onsite, such as: frisbees, bocce ball, the ring game, volleyball, badminton, assorted board games, children's books, an outdoor grill, a pizza stone and peel, sleds, snowshoes, a hammock, etc. Other things to note We have spent nearly a year making major improvements to the property and are just beginning to welcome guests again. Aside from a brand new pine siding-Exterior, a brand new kitchen with all new appliances, nearly every room has new furniture, artwork, lighting, etc. Outside, there has also been a great deal of landscaping, tree-removal, outdoor stone work. And all of the cabinets and shelves in the new kitchen are made with White Spruce, harvested on the property 3 years ago! We have also just installed an outdoor shower which is blissful after a hike or dip in the creek during the warming months and energy efficient mini split heat pumps for colder weather.
