Very quiet house in front of the river and at the foot of the mountain. It has a beautiful rustic living room with wood-burning stove, beams and exposed stone. The kitchen is open to the living room and is fully equipped. There is also a very nice large covered terrace with views of the cliffs of Sinsat and the valley. The garden with its petanque court is private and fenced. In addition, you will have the opportunity to park there. The space The house has three bedrooms. One is located on the ground floor with a double bed. And the other two are upstairs accessible by the staircase of the small games room. One of the upstairs bedrooms with a restored half-timbered wall is equipped with a double bed and two single beds for children. The other bedroom, more cocooning with a view of the Quié, is equipped with a double bed. There is also a large sofa bed in the living room-kitchen, a sofa bed in the small games room and a sofa bed in the living room-games room upstairs. Finally, there are two bathrooms, one on the ground floor and one upstairs. Both are equipped with showers and toilets in the bathroom. We do not want to accommodate more than 10 guests to ensure maximum comfort in the other spaces of the house. Guest access The entire house is not habitable, your accommodation corresponds to the 1st level of the house, easily accessible by a stone ramp (see cover photo). Part of the garden with the petanque court is private and fenced, and will be entirely dedicated to you. This house is our home, so we ask you to respect the premises and its contents. During rentals we live in the adjoining house, but each house has its own access, its own garden, etc... the accommodations are therefore completely independent. The house is very close to the village of Les Cabannes, a service village with all the shops, 4 minutes by car or 20 minutes by bike. It is also 20 minutes from Ax-les-Thermes and the start of the Ax-3 Domaines ski resort. 25 minutes from the Beille plateau, cross-country skiing and hiking resort. Finally, the Principality of Andorra is 40 minutes from the house. There are many hiking trails, lakes and peaks in the area. As well as a multitude of winter or summer sports activities: Tree Climbing, Water Skiing, Caving, Hiking, Canoeing, etc... The house is located at the foot of the Quié de Sinsat cliffs, a site renowned for its climbing site and its rock school. The first climbing routes are within walking distance in 5 minutes. Finally, for cultural activities you can discover nearby the Museum of Prehistory, the forges of Pyrenees, the Cathar Castles (Montségur), the Castle of Foix, many caves (Lombrives, Niaux, etc.), the Talc Quarry of Luzenac, the House of Wolves, etc. Other things to note Regarding the cleaning fee, the latter include the cleaning of the house at our expense, but also our other costs: provision of sheets and towels, laundry detergent, wood for heating, etc. The rental of our house on Airbnb allows us to gradually renovate the whole house.
