There are two outdoor garage parking spaces and free street parking, unless otherwise noted that a residential permit pass is required. There are 3 outdoor security cameras on property: one at the front door, one at the garage, and one on the side of the house. There are NO indoor cameras or noise monitors. We ask that you respect quiet hours between 10p-7a daily in consideration to our neighbors. As you enter, the main level has the living room, office space, dining area, kitchen, restroom, and laundry room. The living room sectional is new (February 2022) and also features a Sealy Royale queen size pull out mattress, perfect for enjoying the fireplace and movie night. The dining table seats six people comfortably. Kitchen is fully equipped with gas stove, dishwasher, drip coffee pot, toaster, pots, pans, basic spices and kitchen supplies. We've stocked the refrigerator with complimentary beverages for your enjoyment :) Upstairs is the shuffleboard and master suite with a private patio overlooking west Austin. Enjoy the gorgeous sunset view, perfect for unwinding at the end of the day. There is a king bed, newly renovated bathroom with top of the line Kohler rainfall shower head, his and hers vanity, oversized soaking tub with room for two, and walk in closet. Downstairs you will find two bedrooms, a full bathroom, pull out couch, and exit to the private fenced in backyard. The first room to the right has a queen bed and the second room to the back left also has a queen size bed, both equipped with a closet, dresser and TV. Enjoy the backyard soaking in the brand new hot tub, BBQing, playing backyard games, or toasting under the stars around the firepit. To make your stay comfortable, extra towels, clean linens, air mattress, dish soap, laundry detergent, trash bags and basic toiletries will be provided for you. Our home is perfect for what you are looking for whether you are getting a group of friends together for a weekend trip or a family looking for a cozy home with plenty of room. Please note that stairs are required to access the top and bottom floors where the full bathrooms and bedrooms are. We apologize for any inconvenience this may cause, but if we can help to make your stay comfortable in any way, please reach out so we can see what accommodations can be made. We are willing to accept a maximum of 2 dogs per stay on a case by case basis, under the condition that you respect no dogs on furniture and to clean up after all pet waste. There will be a $200 pet fee, and an additional $75 fee for any pet waste left. There will be a $75 fee for any forgotten items that need to be shipped to you, so please ensure that you collect everything you need before checkout. Guest access Guests will have access to the entire home (except garage) including: -Washer and dryer in the laundry room -Hot Tub -Large outdoor patio space -Private fenced in backyard -Firepit -Charcoal and wood burning BBQ grills -Cornhole and other yard games -Soaking tub with room for two in master suite -Two cars can fit in the driveway and there is free street parking Other things to note Hot tub is cleaned between each stay by removing and thoroughly cleaning filters, water shock, hand skimmed, and adding additional water if necessary. Please understand that by booking this reservation, you, the Renter, agrees to the following: Owners and Managers of the property are not responsible for any accidents, injuries, or illness that occurs while on the rental premises. Owners and Managers are not responsible for the loss of personal belongings or valuables of the guest. Furthermore, Renter agrees to release Owners (and all of their partners, employees, agents, and representatives), and agree to indemnify them against, and hold them harmless from and against, any and all injuries, liability, claims, demands, cause of action, costs (including attorney fees), to or by you, or to any other person you bring onto the rental premises or to any third person, that arise from, with respect to, are in any way related to or in connection with, directly or indirectly, your presence, rental, occupation or use of the property premises; whether or not caused, in whole or in part, due to the sole, joint, or concurrent negligence or gross negligence of the Owners and Managers.
