We have been in our 90-year-old home only a few years: It is an in-progress work-of-art lovingly being restored or improved and upgraded for everyone's comfort and enjoyment. For example, in the apartment we built a full bathroom with shower, a heated floor and towel warmer. Please pardon the mess/signs of upgrade projects outside (tools, landscaping material, front porch being stripped and painted). If you're a light sleeper and require absolute quiet, our place isn't a good fit for you because we live upstairs and make noises that people do when living. At the same time, we want to make the space relaxing so we stay conscious when we're hosting you and work to keep noise down in the mornings and evenings. On the bright side—we'll be right upstairs and available if you need us. If you realize you've forgotten something, we'll usually have whatever you need. For interesting, historical, or fun things to see and do in RVA, be sure to check out the guidebook located near the map (at lease for now; they're always making improvements and shuffling things) showing our approximate location. [Very occasionally (and maybe not at all during your stay) we need to access items in the storage area at the far corner of the apartment which is cordoned off from the living space we have designated for our apartment guests. We will do our best to contact you by message and/or text prior to coming down the interior stairs, but at the very least we will call out to check if you are around and to let you know we need to grab something.] . Late check-out (if possible) 1–3 pm = $50 You have a private entrance to our self-contained basement apartment with a full kitchen, full bath (shower), washer and dryer, separate sleeping area, and a living area with a dining table & chairs and a sitting area (third person will use pull-out twin sleeper ottoman with memory foam mattress). The apartment's separate entrance is around the back of the house. Other things to note EARLY CHECK-IN FEE: Whether or not we are able to accommodate an early check-in request depends on a number of factors: We may have guests checking out ahead of you, we may have to rearrange our schedules and possibly postpone appointments we've made with technicians for upgrades and/or repairs & maintenance. Early check-ins—if we can accommodate them—are $25 for early check-in between 2–4 pm and $50 for early check-in between noon and 2 pm (again depending on whether it's possible and based on the check-out time of our previous guests). LATE CHECK-OUT FEE: IF a late check-out is possible, the fee is $25 from noon to 1 pm and $50 for 1–3 pm. Again, being able to accommodate your special request is conditional on the arrival time of the incoming guests and on our ability to rework our schedules for that day. PLEASE BE AWARE THAT NOISE TRAVELS BETWEEN THE FLOORS: If you are a light sleeper or require absolute quiet, this listing is not a good fit for you. We live upstairs; during the day we may perform cleaning and maintenance tasks between 9 am and 9 pm. Quiet time is 11pm–7am, but you are welcomed to come and go as you please. We merely ask out of consideration for others who may be sleeping that you be conscious of your noise levels during quiet time (be aware of loud conversations, or banging doors, for example). We will be über quiet and, out of consideration for our guests, we curtail our TV watching and noisy household tasks (cleaning and maintenance, for ex.) during the hours of 9pm–9am. The apartment is set up for 2 people to sleep on the queen bed. If you need separate sleeping arrangements for guest #2 on the pull-out sleeper ottoman, the one-time charge is $10. PROCEEDS: Part of our proceeds provide much needed funds for 2 sets of sisters (4 elementary school girls) who live in Managua (capital of Nicaragua) on the outskirts of the city's dump. Our monthly contributions enable the girls to go to school and pay for their entire year's schooling, including supplies, uniforms, and school shoes. We also use part of our Airbnb proceeds to make monthly contributions to HopeForPaws org in LA that rescues, treats, and places in forever homes street dogs that live in some of the most horrible conditions I have seen (much like our sponsored girls above).
