Welcome to my eco-bungalow — a custom-rebuilt 1920s home in Southwest Berkeley with radiant floors, non-toxic materials, a sunny backyard deck, and a fire pit. It's a one-of-a-kind space at an unbeatable price, with additional discounts starting at a minimum 2-night stay. Keep in mind, if you need early check-in, please ask when booking as I MAY be able to accommodate as early as noon depending on circumstances. The space I have an extra room for rent in Southwest Berkeley. The room is spacious and has its own bathroom outside of it and by the front door. The bathroom may be used by others in the house on occasion. The room has a built-in desk, cabinets, storage and small fridge. No smoking indoors but okay outdoors. In addition to the private room and bathroom, guest can have access to kitchen and backyard of home. The living and dining rooms are currently workspaces for the owner/builder of the premises (moi). The eco-bungalow was originally built in 1920. I have recently rebuilt the entire structure implementing many green building techniques and design features. Some of these include: natural lighting sources, solar thermal panels, wood shake roof which is a rapidly renewing resource, grey water systems, efficient wood stove heating system, indirect and efficient lighting plus radiant heated floors on the north side of the building and wall mounted hot water radiators for the south side of the building. Outdoors there's an integrated vegetative roof, sunny wood deck and open backyard. A vast majority of materials in the home are sourced from the good old USA! Be aware, there is one parking space on the premises for Airbnb guests, however, the availability of the space is not always 100% guaranteed. That determination would be completely up to Host without any necessity for explanations. All in all, myself and many other people who have stayed here believe that this space is an overall steal of a deal; to put it another way, if you paid two to three times more money for a comparable motel or hotel, this space still has a number of advantages. Besides the ones I have already mentioned, the space is essentially non-toxic as all of the built work and also the furnishings are either no-VOC or low-VOC materials. You usually will not be able to find that in commercial motels and hotels. Look forward to seeing you! Guest access So as to staying in my home, you will have access to your own private room and the adjacent bathroom which is close to the entry, as well as the kitchen and backyard. I am a professional designer and builder and currently my living/dinning room is my working studio and not yet meant for lounging etc. Walking through this room is okay but it is not meant for habitation at this time because it is still under construction. Please keep in mind, while this is a private room, because it is in my private house and has my belongings in it, on a seldom basis I may need access to the room (as well as the bathroom) for my belongings etc. In such cases, the protocol is that I knock on the door and wait about 30 seconds and if I do not receive an answer, I access the space to get my personal belongings. If you are not comfortable with this policy, then this space would not be a good fit for you. I appreciate your understanding. During your stay People have commented in the past that I can be helpful and I think this can be true. Since we are in the same house, communication is pretty important. I like to communicate with my guests in a way which is mutually agreeable. With many folks, calling and texting works and with others, they like doing face to face when necessary. Please be respectful with check-in procedures as this is important for me. Please communicate in a timely fashion regarding check in. I am strict about this issue and can not change check in windows for guests. I feel this is reasonable and I am a helpful and communicative host. Other things to note Please keep in mind an indoor/outdoor cat lives in this home as well, so if you are allergic to cats this space would not be a good fit for you. When you are not home, for the purposes of not letting the cat get into your stuff and also to help keep things looking tidy, please close the door to your room and bathroom. Also we do our best here to try and keep the cat indoors during the night. After he has his dinner, exterior doors are closed and I will give you the protocol and details on this when I meet you. Be aware, this room is for one person only, no additional overnight guests allowed. There is an extra bicycle (an aluminum beach cruiser) here for use at $10 per day. Please be aware, if you choose to rent the bike, you will be completely and totally 100% responsible for the bike and also for yourself. Any damages or theft of the bike would automatically cost you up to $200 paid through Airbnb to me (the amount will be totally determined by myself depending on how much trouble and expense I have to go through to repair or replace the bicycle). Also if you get hurt somehow while riding the bike, I assume no responsibility or liability whatsoever for you despite any possible condition of the bike at any point. You are fully responsible for checking out the bike and making sure it is in good shape and maintaining it in a condition at least as good as you found it. There is no obligation to use the bike, it is a privilege that you can have based on your own decision to rent it. Also, if you have your own bike, you cannot bring it in your room, it must be parked outside. You can park your bike locked next to a parking sign or there is some space in the side yard for bicycle parking and there never has been a theft before but if there is one, I take no responsibility for your bicycle or belongings on my property. If you wish to park the bike inside the gate, I will give you keys and please note that if the keys are lost you will pay the following charges: $25 for one key and $50 to $100 for a set of keys (say if you want to use the bicycle which is already here) depending on the circumstances and what it takes to recoup those including the time and materials involved. These fees are not negotiable and determined solely by myself. Before, after or during your stay, please do not provide host addresses for shipments or for any other reason. If you do, Airbnb will likely terminate your account as this is a clear violation of privacy. Lastly there is a washing machine and dryer on the premises. I am aware that the washer and dryer are amenities listed but in any case, I have to charge for their use. The cost to wash and dry one load of clothes, any size, is a flat $10 fee. This fee includes the soap and other washing materials needed. Please keep in mind, besides all of the House Rules and Cancellation Policies, if there are any alterations to be made and granted for your reservation, there will be a minimum $50 fee charged.
