It's an ideal location because we are in the heart of Uptown and in close proximity to all Dallas attractions. The cozy studio features a gourmet kitchen, living room, laundry (with Ironing board and clothes iron). Our kitchen is fully equipped with quality kitchen utensils, plates, coffee maker, and many more items you will find useful. The studio features a spacious closet space and the bathroom is equipped with a hair dryer, high quality white towels, body wash and shampoo. Our professional cleaners are trained on our updated cleaning and disinfection routines to provide you with a safe environment during your stay. These procedures require the housekeepers use gloves and mask while cleaning, run a Ozone cleaner for 25 minutes to kill any germs after a guest checks out, and air the unit. We provide each unit with Lysol disinfectant, alcohol-based hand wash soap, anti-viral facial tissue in each bedroom, travel size hand sanitizer to use while you outside the unit, and a N-95 mask to travel back with if you need one. Linen sheets and towels are picked up by our professional laundry service provider after each guest to wash and bleach. Your personalized guest app (no download required) provides you with door access codes for self check-in. From the app you can also request for grocery delivery prior to arrival, airport/drop off service, mid stay cleans, free laundry pick up/drop off, and access to the house manual. Guest Verification: For building security, the primary guest must complete a quick ID verification/background check before check-in. Only the primary guest is required, and the ID name must match the reservation. 11. Amplified Sound: The use of amplified sound equipment audible beyond the property line is prohibited from 10:00 PM – 7:00 AM 12. Vehicles & Parking: Vehicles must be operable, licensed, and parked inside the garage; oversized commercial vehicles (15,000+ lbs) not permitted unless actively loading/unloading 13. Off-street parking: 1 space included; additional may be requested 14. On-street parking: Free Street parking available after 6pm (Monday to Saturday) and all day on Sunday 15. For a smooth check-in, fill in the pre-checkin form sent to you after confirming your reservation. This provides access to our guest app with detailed check-in instructions, a house manual and useful links. The form requires a $200 hold for damage deposit which is removed within 3 days after check-out ID Verification: Our corporate lease agreement requires the primary guest to complete a quick ID verification/background check before check-in. A valid photo ID and selfie are required, and the ID name must match the reservation. Cleaning: The guest is responsible for taking all their belongings and putting together all the used towels & bed sheets in one place. Trash and any left overs in the fridge/oven can be organized by the kitchen trash can. We will charge you an extra cleaning fee for any excessive cleaning that requires paying a 2nd cleaner to get the unit turned over for the next guest Kitchen Use: Guests have full access to use of the Kitchen and responsible for cleaning counter tops, dishes, pots and pans after each use. Use of washer, dryer, appliances: Guests have full access use of all appliances in the home. The appliances must be used careful. In an event the guest damages an appliance, the guest is responsible for the cost of fixing the damage. Smoking: No smoking is allowed in the house and inside the building. You shall be charged a $500 penalty for smoking inside the unit and asked to vacant the unit. Guest can smoke within a reasonable distance from the building entrance. Alcohol/Drug Use: No drugs will be allowed on the premises. Alcohol is allowed in the house provided it is not used at levels that may be subject to an abuse on the house premises. Locals: No local residence intended to use my place for unauthorized weekend parties. There is a $250 charge for unauthorized parties at our properties Quiet Hours: Quiet Times hours are from 10:00 pm to 7:00 am, 7 days a week. Please be very respectful of the unit and no loud music at any part of the day. I want everyone to have the best experience possible but please NO Parties. No big groups. And respect the neighbors and everyone in the building. Thank you Amenities: You have access to the amenities specified in your listing. Blood stains and makeup stains are very difficult to remove from them so we kindly ask not to use it for makeup or anything else that cause permanent stains that requires replacement. We provide black makeup towels if you need it. Damaged linen and towels will be charged back to the guest because we can't reuse it and it becomes too expensive to replace after each guest. Parking Pass: You will be charged a $500 replacement fee if you were given a parking pass and it was not returned Guest App: For a smooth check-in, fill in the pre-checkin form sent to you after confirming your reservation.
