One of the highlights of our property is the lovely balcony, which offers stunning city views and is the perfect place to enjoy a morning cup of coffee or an evening glass of wine. It is also a great spot to soak up the California sunshine and take in fresh air. The space You can enjoy a restful night's sleep in the cozy bed in the bedroom, which comes with soft linens. The bathroom is stocked with all the essentials you'll need to freshen up. Relax in the comfortable seating of the living room, the perfect spot to unwind after a busy day. The unit's fully equipped kitchen has all the cookware and utensils you need to prepare your meals. Whether you're starting your day with a cup of coffee or winding down with a glass of wine at sunset, this balcony is an idyllic spot to relax and rejuvenate. Guest access Guests will have full access to the entire apartment, including: Living room Kitchen Dining area Bedroom Full bathroom Private patio 1. Parking > Secure garage parking in the building is available for $20 per night. > Complimentary parking is included for stays of 30 nights or more. > Please return the parking card to the unit before check-out. A $100 replacement fee will apply for any missing card. 2. Street Parking Street parking in downtown Oakland is limited, strictly enforced, and may be unsafe. We do not recommend relying on street parking. 3. Laundry Washer and dryer facilities are located on Level G1 and can be accessed using the Wash Connect app. 4. Downtown Noise Considerations Although the unit is located on the 8th floor, city noise may still be heard, including sounds from traffic and pedestrians. To minimize noise, we recommend keeping windows and patio doors closed, especially during peak hours. If you are sensitive to noise or a light sleeper, please take this into consideration before booking. 5. For Stays of 31+ Days Guests staying 31 nights or longer will benefit from a 15% savings, as these stays are exempt from the City of Oakland’s occupancy tax. Other things to note Please read these House Rules carefully before confirming your reservation. By completing your booking, you acknowledge that you have read, understood, and agree to comply with the following: 1. Registered Guests Only Only guests included in the reservation may access the property. Unauthorized guests or visitors are not permitted without prior written approval. Violations may result in additional charges or cancellation of the reservation. 2. Pets (By Prior Approval Only) Pets are welcome only with prior approval and must be declared before booking. Please provide the following information: • Type • Breed • Size • Current vaccination status Undisclosed or unauthorized pets may result in additional fees. To help maintain the home for future guests, pets are not permitted on beds or upholstered furniture, including sofas and chairs. Please bring your own pet bed or blanket if needed. Pets must: • Be kept on a leash in all common areas. • Never be left unattended outside the unit. • Not create excessive noise or disturbances. • Not cause damage to the property. Guests are responsible for any pet-related damage or additional cleaning required after their stay. 3. Cleanliness & Waste Disposal Please keep the unit in a reasonably clean condition throughout your stay. All trash and recycling must be properly disposed of during your stay and before check-out. Excessive mess, stains, odors, or improper waste disposal may result in additional cleaning charges. For longer stays, we may ask for your assistance in placing the garbage and recycling bins at the curb the evening before the scheduled collection day. We appreciate your cooperation in helping us keep the property well maintained. 4. No Parties or Events Parties, gatherings, celebrations, or events are strictly prohibited. Any violation may result in immediate termination of the reservation without refund and additional charges. 5. Quiet Hours Please be respectful of neighbors by keeping noise to a minimum at all times, especially during evenings and early mornings. 6. No Smoking or Vaping Smoking or vaping is strictly prohibited inside the unit and near the building, including entryways, patios, balconies, windows, and other areas where smoke or vapor may enter the unit or disturb neighbors. If you choose to smoke or vape, please do so well away from the building and dispose of all cigarette butts or other smoking materials properly. Evidence of smoking or vaping inside the unit—including odors, residue, cigarette butts, burns, or other signs of smoking—will result in a smoke remediation fee: • $300 for standard units • $500 for larger units (depending on the extent of odor removal required) 7. Parking Card Policy If a parking card is provided, guests are responsible for its safekeeping. Lost, stolen, damaged, or unreturned parking cards will incur a $100 replacement fee. 8. Starter Supplies Starter supplies (such as toiletries, paper products, and basic essentials) are provided for your convenience. Guests are responsible for replenishing any additional supplies needed during longer stays. 9. Power Usage To help prevent electrical overload: • Avoid using multiple high-powered appliances simultaneously (such as the microwave, kettle, air fryer, and hair dryer). • Please turn off heaters whenever they are not in use. If a power interruption occurs, please contact us for assistance. 10. Long-Term Stays Extended stays may require a signed rental agreement and compliance with additional property policies before check-in. 11. Contact Information Guests must provide a valid phone number and an emergency contact before check-in. 12. Furniture & Unit Condition Furniture and household items must not be moved, removed, or altered. Please return the unit in substantially the same condition in which it was received. 13. Damages, Missing Items & Additional Charges Guests are financially responsible for any damage, excessive cleaning, or missing items resulting from their stay, including but not limited to: • Damage to furniture, appliances, fixtures, flooring, or walls • Missing items (including linens, towels, remotes, keys, or parking cards) • Excessive cleaning due to stains, spills, strong odors, or excessive trash • Pet-related damage or additional cleaning • Costs resulting from violations of these House Rules Any applicable charges will be requested through Airbnb's Resolution Center and supported with photos, videos, receipts, or invoices. 14. Assumption of Risk Guests assume responsibility for their own safety and the safety of everyone in their group. The host is not liable for accidents, injuries, or illnesses occurring during the stay, except where required by applicable law. 15. Personal Belongings Guests are solely responsible for their personal belongings. The host is not responsible for lost, stolen, or damaged items. 16. Late Check-Out Check-out time is 11:00 AM. Late check-out requests must be submitted by 8:00 PM the day before departure. • If there is no same-day arrival, a late check-out may be approved at no additional charge, subject to host approval. • Late check-out requested after 8:00 PM the day before, or without prior approval, will incur a fee of $35 per hour. • Remaining in the unit after 11:00 AM without notifying the host will result in a $100 unauthorized late check-out fee.
