The space This condo is located at 1302 Ashford (Ashford Imperial Condominium) on the 4th floor and offers a cozy, quiet, and extremely clean space ideal for business travelers and couples. It features a queen-size bed, large couch, private balcony, air conditioning, TV with Roku, and one full bathroom. Complimentary, password-protected Wi-Fi is included, with internet speeds of 100 Mbps download and 10 Mbps upload, making it suitable for remote work and streaming. The fully equipped kitchen includes a microwave, oven, stove, coffee maker, dishes, pots, pans, and utensils. Fresh sheets and towels are always provided. The building offers 24/7 lobby surveillance, a fitness area, coin-operated laundry, and a recently remodeled pool. We continuously invest in maintaining and improving the apartment to ensure a comfortable, quiet, and affordable stay. In addition to regularly replacing smaller items, some of our most recent major upgrades include: • Full bathroom remodel (January 2026) • Noise-reducing windows and sliding door (June 2025) • New blackout curtains for better rest (May 2024) • New air conditioning unit (July 2023) Guests can expect a simple, spotless, and well-kept space—a comfortable place to sleep, work, and recharge at excellent value. Other things to note Important things For planning purposes, our check-in time is 4:00 PM, and check-out time is 10:00 AM. No pets are allowed, including service animals. The landlord lives in the place when is around the island and is extremely allergic to animals. There is a law that states if the landlord has determined that the tenant’s service dog/pet poses a health or safety risk to others or her/himself, they may properly deny accommodation if the risks can’t be mitigated. We are sorry and apologize for the inconvenience but unfortunately the health of the landlord is at risk. No smoking. Smoking is not allowed in the apartment. Similarly to the situation mentioned above the landlord has severe allergies and respiratory problem. Good news is that if you decide to come to this Airbnb you can be sure that you will have a clean space and if you don’t feel satisfied just contact us ASAP and we will make sure to make you feel like home in a spotless area. Number of Guests: Only the guests indicated by the client in the booking are authorized to occupy the apartment. Any infringement of these obligations, the client and their guests will be evicted from the apartment. Cleaning. When you check in you should find a clean apartment. If you find anything you are uncomfortable with, please let us know as soon as possible, and we will make sure to make you feel comfortable and like home!! When you leave, the apartment should be returned in a reasonable condition. If you would like cleaning services during your stay, we can accommodate it for you at an additional cost, including a complete change of sheets and towels. Losing and/or failing to return the keyfob will incur an additional fee of $125 Damage & Stain Policy To maintain a clean and welcoming environment for all guests, we kindly ask that all linens, towels, and furniture be used with care. Please note that any significant stains on sheets, towels, bedding, or furniture (including the couch) will result in an additional cleaning or replacement fee starting at $125 and subject to increase based on the extent of the damage and replacement costs. Fees cover additional labor, specialized cleaning, and replacement of items that cannot be restored. We truly appreciate your understanding and cooperation in helping us keep the space in excellent condition for every guest. If you are looking for a clean, super comfortable place with a pool at a GREAT rate to enjoy the magic of San Juan and the island, this is the right place for you! Power Outages Please be aware that power outages are a known issue across the island and are completely out of the host’s control. In the event of an outage, no partial refunds or reimbursements will be issued. On the bright side, the Condado area is typically one of the first to have power restored, which helps minimize the impact when these situations occur. We appreciate your understanding and patience with this local infrastructure challenge. Parking: The condo doesn't have an assigned parking spot. However, I do know a few owners in the building who occasionally rent out their parking spaces. If you’re interested, I can check availability and pricing for your dates, but please note this is not guaranteed. These are a few options: -off the street: if you find a spot around the street, it’s free; make sure it's a white line. The area is very safe. However, the risk is always there. -There are few parking lots around the area. These lots are administrated by locals most of the time, so there is no information on the internet (you need to go and ask in person). -Hotel parking (San Juan Marriott Resort & Stellaris Casino): This is the closest paid and secure option, located just across the street, about a 5-minute walk from the condo. Overnight parking is typically around $20–$30 per night, plus taxes and fees, which usually comes out to approximately $30–$35 per night. • Hotel parking (La Concha): This option is also nearby, though a bit farther — approximately a 7–10 minute walk. Pricing is similar to the Marriott.
