Joshua Tree Trail is our personal vacation home & we love the idea of sharing its beauty with others. With that said, our house is NOT a place for parties & we expect house rules and local regulations to be followed at all times. The space YOUR PRIVATE 1.25 ACRES INCLUDES: - 3 bedroom / 1 bath designed for relaxation in the desert - HVAC + Nest thermostat for your year-round comfort - Fully equipped kitchen - A saltwater pool, jacuzzi and sundeck - Expansive desert views - Property is fully fenced w/ self-closing & self-latching gates - 55" HD TV with a connected Apple TV - WiFi throughout the house - On site parking - An outdoor stainless steel Weber propane grill - An outdoor propane fire pit - Washer and dryer - Pool table - Hammocks & horseshoe pit - Short drive into town for groceries and dining PLEASE NOTE THE FOLLOWING: 1) The local town noise ordinance is 10PM sharp and no loud speakers outdoors at any time. Town quiet hours are 10PM to 7AM. 2) Pool hours are 7AM to 10PM. Note: Pool is not heated nor can it be heated. 3) Jacuzzi - Brand new above ground jacuzzi to use at your leisure. (In the event the above ground jacuzzi doesn't work then we will provide one 3 hour session daily in the in-ground spa. The person who books the reservation must ensure that EVERY member on your reservation is aware of all of the house rules. We will ask you to confirm this has been done during the booking process. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein. Failure to follow any of the house rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought. Any fines issued to the homeowner during guest stay, caused by guest breaking city, state, county rules will be billed back to the guest at twice the rate. Please note that the town strictly enforces municipal code and any noise and other disturbances can result in fines up to $5,000. If the sheriff is called to the home for a complaint during guest stay and a violation is found by the guest, the guest will be evicted, no refund will be issued and security deposit will be held to cover any fines imposed by the city. • AirBNB booking agreement is for recreational non-commercial overnight accommodation of approved overnight guests. For activities outside this scope (retreats, workshops, filming, productions, events etc) please contact us to discuss, as different availability, pricing, and requirements apply. By booking through AirBNB, the booking party understands and agrees to the information as contained in this listing, including posted rules. HOUSE RULES: CHECK-IN / CHECK-OUT: Check-in is 2pm and check-out is 10am. If you'd like to extend your stay please let us know well in advance so we can check if it's possible. We can sometimes accommodate but it depends on other bookings and coordinating with our cleaning team! GOOD NEIGHBOR RULES: We are some distance from neighboring houses, however sound can travel far distances in the open desert. Please be aware of our fellow desert dwellers and keep voices to non-disruptive volume when enjoying the outdoor amenities. Also, no outdoor speakers at any time. Quiet Hours are between 10pm-8am, during which, please take all activities indoors and/or ensure that sound does not travel outside the property. Per Yucca Valley town rules, our property is equipped with NoiseAware noise monitoring equipment. Any violation of Yucca Valley’s good neighbor rules that result in a fine issued to the homeowner during guest stay, caused by guest breaking city, state, county rules will be billed back to the guest at twice the rate. Additionally, there will be an immediate eviction and cancellation without refund. A good rule to follow - If the neighbors can hear noise or music, you are in violation of the Town Ordinance. Additionally, the outdoor house string lights must be turned off by 10pm in accordance to the town guidelines. All other outdoor and indoor lights are ok and approved for the town guidelines. SECURITY CAMERAS: The home is equipped with outdoor cameras for your safety and security. POOL & SPA RULES: Neither the host nor the host's agents can assure the safety of persons using property containing a pool and spa. As a consequence, guests assume liability for pool and spa use by themselves, other occupants, and their guests. 1. Pools & Spas, while providing exercise, recreation, and relaxation, also can be dangerous. People (as well as pets) can be severely injured or drown if the pool is not properly used. Guests are strongly cautioned that they, other occupants and guest's guest must adhere to the following safe practices: • Pool hours are 7am to 10pm • No diving! • Walk, don't run. • No intoxicated persons may use the pool or spa. • No one should use the pool or spa alone as there is no lifeguard on duty. • Children may never be left unattended when they may gain access to the spa, not even for a few seconds. • No pets in the pool ever. 2. For this rental the following must also apply: • Adult supervision is required for anyone under the age of 14. • No glass or breakable containers permitted in the pool area. • No food or drink inside the pool. • Users must shower prior to using the pool or spa. • No bath bombs, body oils, bubbles, or any other additives permitted in jacuzzi/spa (additional cleaning fees will apply). • No more than 6 people in the pool or spa at nyt time. 3. NO LIFEGUARD WILL BE ON DUTY - SWIM AT YOUR OWN RISK 4. Guests agree to release, indemnify, hold harmless and forever discharge Host and Host's employees, agents, successors and assigns from any and all claims, liabilities or causes of action of any kind that guest, members of guest's household or guest's guests or invitees may have at any time against Host or Host's agents resulting from guest's use of the pool and spa. The hot tub can be heated without additional cost in the summer months. Hot tub heating between September and May may be an additional cost. The pool and hot tub are cleaned once a week on Tuesdays plus there is a self cleaning pool machine running between stays. Due to the desert environment, minor amounts of sand, debris and wildlife may get blown into the pool. Please use the provided pool net to remove anything if you feel necessary. The pool nets must be placed upright after use. **SEPTIC TANK** Please DO NOT flush anything other than the provided septic safe toilet paper, as the house runs on a septic system. If it is determined that the pipes have been clogged due to misuse, a $500 repair fee will be charged. If the repairs cost more than $500, the guest will be billed back twice the repair cost. NO SMOKING: No smoking, burning candles or incense. Smoking of any kind (including e-cig) is NOT allowed inside our house or near any open doors or windows. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. Not honoring these guidelines and smoking in the house will result in an additional $500 cleaning fee, plus loss of your security deposit. In addition to these smoking rules, please be mindful that you are in the desert so be very careful and properly and safely dispose and clean up any cigarette butts and ashes. CHILDREN & INFANTS are welcome. The property can be great for families, however, the property is *NOT* childproof. Adults are wholly responsible for the safety of their children, and for the care of the property and items within it. PETS are welcome and we are pet friendly with a pet fee of $100. We allow at maximum 2 well trained pets at the property but you must have prior approval from us before booking. Please let us know if you plan to bring any pets and tell us about your pets. The property is *not* petproof. Owners are wholly responsible for the safety of their pets, the safety of others around their pets and for the care of the property and items within it. Pets are never allowed in the pool or hot tub. All dog waste must be cleaned up from the yard prior to check out. EXTRA GUESTS: Guest count must be the same as on the reservation. Any day guests must be approved prior to arrival. Day guests must leave by 8pm. Children are considered as part of the total guest count. PARTIES, EVENTS and FILMING: No parties, special events, productions (such as commercial filming and photos) or weddings are allowed without prior written approval. If you’re interested in doing a photoshoot or shooting video, please let us know what it is for. If approved, we have an additional fee for licensing and usage. HVAC: The house has HVAC with a smart thermostat that has seasonally adjusted temperature thresholds. GAS FIRE PIT / GAS BBQ: There is one square gas fire pit that can be used on the front patio. There is also a stainless steel Weber BBQ. No other fire pits, bbq or open fires of any kind are allowed on the property. We provide one tank of propane gas for the grill and fire pit each. Should you find them empty upon arrival we will pay for one (1) refill of the propane tank from Home Depot. Just send us the receipt and we will issue a reimbursement. AMENITIES: -Brand new salt water pool, jacuzzi with an expansive sundeck and covered pool patio -High speed internet -Fully stocked kitchen with refrigerator, stovetop, oven, dishwasher, microwave, toaster, espresso machine, french press, airpress, blender, sharp set of knives, pans, pots, utensils, serving dishes, measuring cups, wine glasses, coffee cups, oils and basic spices. -Living room with smart TV with connected Apple TV. Feel free to sign in as guest or use your own credentials as well as a standard size pool table - Washer and dryer -The bathroom comes with essentials including hairdryer, towels, soap, shampoo and conditioner for your convenience - Propane bbq & fire pit - Horseshoe pit & hammock circle - Pack n’ play travel crib + high chair (please mention during booking so we can have them laid out for you prior to your stay) JOSHUA TREES: Please note that our property is located in the high desert of California and as such Joshua Trees are protected and under no circumstances should you physically touch, move or come in contact with a Joshua Tree. Joshua Tree Trail has a fence around the main yard. Additionally, the property has a small amount of land outside of the fenced area. Be respectful of property lines as locals do not appreciate people wandering to their properties. This is the MOJAVE DESERT and you may see animals and other critters you've never seen before! Part of the desert's magic is the wildlife that lives here. You may see/encounter wild rabbits, coyotes, mice, beetles, snakes, scorpions and spiders - just to name a few. This is their natural habitat. We have a large lot and cannot control which of our desert friends decides to call it home. Please be careful and respect the wildlife. PLEASE CLOSE ALL DOORS AND WINDOWS so none of these critters make their way into the house. We also have Joshua Trees, cacti and other native plants on the property so please be careful near them and protect yourself by wearing shoes while outside. As with all properties in the area, we are on rural, high-speed internet service. It is most often steady and reliable. If you require 100% reliable high-speed Internet service, we strongly advise bringing a personal cellular hot-spot as a BACK-UP. Cellular signal is consistently strong and reliable for all major carriers. Storms, snow, and high winds occasionally occur in the desert. In such cases the following outdoor amenities might not be available for guest use: outdoor gas fire pit, outdoor lounge spaces, hammocks, outdoor gas bbq, pool etc. Additionally, high winds might blow out the pilot for the hot water heater and we have instructions on how to reignite if if this happens. Additionally, there may be occasional power outages in the high desert beyond our control. In the unlikely event that there is a power outage, the latest information can be found from the local electricity company Southern California Edison. There are flashlights in each room. The scope of our Standard Cleaning Fee is normal guest wear and tear. If additional emergency cleaning/maintenance staff is needed to restore the property on schedule, guests agree to pay these additional costs in full + 20%. We hope this doesn’t happen, as this puts considerable strain on our hard-working crew. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises as well.
