Lake Simcoe Cozy Cottage with Hot Tub & Sauna

GREAT RATES FOR WINTER. Cozy cottage located in Lagoon City on Lake Simcoe. Great view and easy access to the lake. 3 private bedrooms and 2 full bathrooms can accommodate up to 6 guests. Kitchen equipped with dishes, pots & pans, utensils, microwave, kettle, coffee machine, toaster, dishwasher. Laundry AND BBQ included. Hot tub and Sauna are located outside and are included for guests enjoyment. Canoe, 2 paddle boats, Free Wi-Fi, TV, & Board games. Beach is a short walk away. The space Main floor is an open concept area with high ceiling spacious Dining with table for 8 and living room with fire place couches large windows around with beautiful view of the water. Walk out to the deck. Spacious kitchen with bar sitting. On this floor you will find a bedroom with a double size futon, a bathroom with shower, and laundry room. Second floor is open to below and has a master bedroom with queen size bed closet and balcony. Second bedroom includes a bunk bed with double size bed on bottom and single on top, chest of drawers and desk. The second bathroom is connecting the two rooms. Outside you will find a basketball net, a nice deck all around the house with a lot of sitting space, 2 tables with chairs, BBQ, Hot Tub, Sauna, Tanning beds, Gazebo, and docking for your boat. Fishing and Boating from the backyard. Marina is located just around the corner, Beautiful community beach is a few steps away. Guests are responsible for both their own safety and safety of their belongings. High Season: June - Aug Reservation is only available on a weekly basis. Check in and check out on Sundays only. Other things to note ABSOLUTELY NO SMOKING IN THE HOUSE! NO PETS Allowed inside or outside the property. You will get the house in an excellent and clean condition and we expect you to leave it in the same condition. There is a cleaning fee of $200. OnlyRegistered guests are allowed to stay and use the property during the rental period. 6 guests are allowed. Additional fee may apply for extra guests. No Parties or Events allowed at any point during your stay. Please be aware that this property may be monitored for any inappropriate activity that may not be in line with house rules. But if there is no excess noice and loud behaviour, you should not be concerned. Quiet hours after 11:00pm No shoes inside the house. Please remove all outdoor shoes before entering the home. This is a family friendly home and we like to keep it clean and comfortable. No garage access and no crawlspace access. This is private property for owner only. Complimentary propane is provided. Can be refilled at the nearest gas station. No Glassware and glass dinnerware are allowed on the outside space. There are patio safe dishes and cups for use outdoor. Please use Hot Tub responsibly when drinking. No minors are allowed or those that cannot swim without adult supervision. Guests use the hot tub at their own risk. Do not use the hot tub if you have open wounds, sore, or cuts. maximum 6 people allowed in side the hot tub. Sauna: Please use responsibly and must turn off when done. No minors allowed in the Sauna. The back of the house looks out onto a canal. All children must be supervised if they are close to the water. This canal is not intended for swimming. For boating use only. The beach is located within a 5 minute walk. Security deposit: If there is damage to the home during your stay, you may be charged. Remove all wet cloths and dry off before sitting on furniture. Do not throw food down the sinks. Never leave garbage outside!!!
