Rural New England setting, near beaches, dining, entertainment, historical sites, Portsmouth exploring, and so much more. Close to ME, MA, and VT. Welcome to the Garland House, a historic farmhouse built by our ancestors in 1821. Lots of family, town, and NH history here. The whole house is yours, 4.5 bedrooms, full kitchen, 2 baths, living room, porch, and large outdoor yard bordering woods and trails. Plenty of space to make yourselves at home and enjoy a simple respite. The Garland House is lovingly and historically maintained with low ceilings, horsehair plaster walls, vintage cracks and creaks, wide plank floors, local art, hand braided rugs, family antiques and the original Glenwood kitchen stove. (It is not your antiseptic hotel room type stay :) SLUMBER Upstairs are 3 bedrooms, one larger, front and side yard facing room, with exposed beams, bureau, seating area, table, and double bed : one medium sized bedroom, front and side facing, with full four poster bed, bureau, AC in season : one small and very simple backyard greens-facing, with a twin bed. Downstairs by the door is one front bedroom, with authentically squeaky cannonball rope bed for 2, wingchair, bureau, and plenty to read : There is a cot on the screened and windowed in but not insulated porch, for that last fit-everyone-in guest. All beds are made up with plenty of pillows, hypoallergenic pillowcases, fresh cotton line dried sheets, quilts and comforters. SETTING ABOUT One living room downstairs features couch, chairs, table and trunk to host your mugs and board games, laptops and books to read later. Head to the porch to get some outdoors -in without bugs or rain to bother you. Table, lounging chairs, AC in season, and single bed/seating spot. (There is also a small seating area in an upstairs bedroom, and plenty of places outdoors to sit and enjoy.) WC There are 2 small this-old-house bathrooms, one up and one down Upstairs, shared, has a large sink, toilette, tub, shower, and garden views. Downstairs has a sink, toilette, and large updated shower, it is next to the bedroom. KITCHEN Family size table for dining, enough counterspace overlooking the courtyard, and cooking basics like pots and pans, salt and pepper, coffee and tea, plenty of dish and glass and silverware, well used glass top electric stove, microwave, coffeepot, toaster. Just off the kitchen is a narrow pantry with large farm sink, food storage space, and a large fridge and freezer. ESSENTIALS If you are staying for more than a week you will need to stock more supplies. LAUNDRY washer will be open for an extra fee, 25/week, washer, dryer, and an outdoor line. When is the last time you used a clothespin? :) OUT We have a large expanse of crab grassy overgrown lawns with a few pocket gardens of sun seeking season flowers, lots of shady green or fiery fall color trees, and a breezy small field by the barn, with fire pit, (if there are no barn stay guests) to set in and enjoy. Behind our farmstead are 200+ acres of conservation land abounding with deer, turkey, and hawk, bobcat, as well as the occasional bat, owl, fox, bunny, and coyote howl. There are plenty of public land trails attached for walking (snowshoeing? mountain biking? cross-country skiing?). There are plenty of places to sit outside. There is a very little deck and a courtyard. Also the porch, if you'd rather stay in between : ) AND ABOUT The eight local beaches here range from rocky ledges, panoramic river and marsh views, open sandy and surfing beaches, to happy Hampton beaches with tourist accommodations, fry dough, fireworks, and entertainment every night. Portsmouth offers the Strawberry Banke open air village museum, multiple historic house museums, boat excursions to Isles of Shoals and whale watches, dozens of fine restaurants, Prescott Park open air theatre....check it all out. Rye is a quiet town, with just a tiny center with school, church, cemetery, library, and private historic homes. We are minutes from the sea, minutes from routes 95 and 1, an hour from Boston and Logan airport. You'll need a car to get about for the most part. Bikes if you bring them will get you all over, and especially to the beach :) Walking will get you access to some fabulous conservation public land trails, to some horse farm views, a little cottage chic shop up the road, and a bit further to a small lunch and local lobster place. And we are a short drive to Portsmouth, Dover, ME< MA< VT, and a bus station too. There is a taxi service / uber usually available. Co Host is nearby if you need anything, and you'll have a cell # to text. Rye is a quiet neighborhood, with summer traffic, a local library and church, horse farms, old family homes and new ones, and a few small shops. Beautiful beaches are less than 2 miles away, with more restaurants, cafe's, and ice cream. (See www.nhmagazine for more) You’ll need a vehicle or bicycle. We are less than 2 miles from the beach! There is also a bus stop 20 min away, and Uber. EXTENDED STAY BOOKINGS, and CLEANING : If you wish to book for more than 29 days, you are quite welcome to do so. Host will then ask you to book month by month. This ensures the house stays clean after 3-4 weeks of stay, and that we abide by local tenant laws. Allergies, anyone?.. This is an antique house… in its original and historically kept up state. Some who are tall, may have to duck the door jams, some who are susceptible, may be bothered by “old house” allergies. PETS : Max 2-3 pets. Not to be allowed upstairs, or on any furniture, beds, blanket, quilts, or linens. Please pick up after your pooch anywhere but in the woods off trail. Also we ask that you not leave you pet at home without someone there (unless crated). QUIET HOURS : This is for the most part a quiet neighborhood. Library voices outdoors after 9pm please. SMOKING, vaping : In house or on property, sorry no. PARKING : Plenty of off road parking in the field, in addition to the driveway. LAUNDRY : We ask that you not use the laundry facilities unless here for an extended stay, for which we will ask 25/week if you use them. ACCESS : is through the front door, or back door, and you can go in and out the porch doors. The side door (leads to hallway and attic, not guest spaces, is used for host access only.)
