Welcome to 4 Pickwick Cottages, a bright and airy 3-bedroom home situated in the lovely South Hams, an Area of Outstanding Natural Beauty. Situated in St Ann's Chapel, between the Erme and the Avon estuaries, 4 Pickwick Cottages is only a couple of miles from beautiful beaches such as Bigbury and Bantham. This is a perfect holiday home for families, friends, and anyone who wants to enjoy a peaceful break whilst soaking up the views of some of England's most beautiful countryside and coastline. The space Situated between the Erme and Avon estuaries, 4 Pickwick Cottages is a bright and airy south facing cottage in the hamlet of St Ann’s Chapel, a couple of miles north of the sandy beaches at Bigbury on Sea (the sea can be glimpsed from upstairs as well as Dartmoor). The cottage offers three bedrooms (1 double ensuite, 1 twin, 1 single) sleeping five, with in addition a family bathroom and downstairs cloakroom. It has a light and comfortable sitting room/diner with a woodburning stove. Outside a fully enclosed terrace wraps around the cottage providing all day sun; there is an allocated parking space, with further parking available nearby, and WiFi. From parking area at rear of cottage, door opens into hall with coat hooks, and downstairs cloakroom with WC and hand basin. Oak flooring throughout ground floor, comprising south facing sitting room/diner with woodburning stove, large “L” shaped sofa, dining table (seating five), 48” Smart TV and single bedroom off. Door to front terrace. Opening to fully fitted kitchen with granite worktops, integrated induction hob, twin ovens, washing machine, dishwasher and fridge freezer. Also microwave, Nespresso machine, Delonghi toaster and kettle. Stairs lead up from hall to landing and main bedroom off with (European) king sized bed, wardrobe incorporating hanging space and shelves, and distant sea views. Ensuite comprising shower, WC, handbasin and heated towel rail. Second bedroom with twin beds and wardrobe with hanging space and shelves. Family bathroom with bath, shower over, WC, handbasin and heated towel rail. Airing/electric boiler (for heating and hot water) cupboard. Front and back doors open onto wrap around terrace with garden table and chairs at front, and picnic table at rear. Terrace enclosed by stone walls with picket style gates to front and rear access. Outside tap and hose by back door. BBQ available. Parking: Resident’s parking space (one) at rear of cottage, closest to gate. Additional parking available in adjoining car park for nearby pub (The Pickwick Inn), and village shop (Holywell Stores) – both a stone’s throw from the cottage. Please note that the pub reopened in December 2022 under new management, and is proving very popular. Good pub grub and dogs welcome! Additional information: Linen: bed linen and towels included. Please bring your own beach towels. Babies: Travel cot and highchair available on request. Pets: One small well behaved dog. To be kept downstairs and off furniture. Please use stairgate to prevent upstairs incursion (!) and do not leave your dog alone, unattended in house. Pet charge £25. Telephone: No landline but public telephone box at village shop and good mobile signal. WiFi available. Other: Hairdryer, ironing board, iron, BBQ. Welcome Pack provided : including starter supply of logs and kindling. Other things to note House Rules: · No Smoking · One small well behaved dog welcome, but not upstairs or on furniture. Please close stairgate off to prevent furry friend from going upstairs, and do not leave unattended in house. Please use outside tap to wash off sand and mud, and dry thoroughly! Keep the garden clean and bag up any poos, and put in black bin. Barking to a minimum please! · Please respect our neighbours and keep noise to a minimum if sitting outside after 10 p.m. · Bring your own beach towels. Please leave BBQ clean; ash and burned coals should be bagged up and placed in the black bin. Please do not put fat or grease down the kitchen drain - the cottages have a sensitive drainage system which requires regular maintenance and careful observation of a few rules (see the bathrooms for what not to put down the loos!). Wipe plates and pots free of grease with kitchen paper and bin this, before placing in dishwasher. Pour cooled, used oil etc into receptacle to solidify (if necessary in fridge), and wrap to prevent leaks before putting in bin bag for black bin.
