The bedrooms include a Primary with a king sized bed an en suite bathroom complete with a soaking tub and standing shower. The two other bedrooms are on the main floor; one with a queen sized bed and the other with two twin beds. These bedrooms share a full bath. If you plan on working while you're here; enjoy the 400MB/s internet connection to compliment your productivity. The home is also complete with a wrap around deck that provide ample views of the Catskill mountains, an outdoor kitchen complete with countertop, cooler and propane grill. Of course we should mention the in ground heated (85F) salt water infinity pool (Open May 1st - September 30th) and fire pit. If the temperature has cooled and you'd like to warm up on a cool night take a dip in our Hot Tub / Spa. Our Spa has multiple Jets and settings to help relax those achy muscles. When you want to venture away from the main house the property also contains a pond, many hiking trails and a water fall for you to enjoy. When you're ready to settle in for the evening or want to lounge on the couch we also provide streaming services such as Youtube TV (cable), Netflix, Disney+ and Hulu. We always provide the following: - Wood for fireplace and fire pit - Bath Towels ( 2 Body Towels, 1 face 1 wash cloth). One set per guest. - Pool/Hot Tub Towels - All bedding for beds. Additional sets located in closets in each room. - Air Mattresses (use additional bedding in rooms) - Pillows (Additional pillows of different comfort levels in closets) - Public Goods Shampoo, Conditioner and Body Wash. What You Should Bring: - Water proof boots if you plan on hiking around the property - House shoes - Flip flops for walking around the patio - A robe if you plan on using the hot tub and a towel is not warm enough for you to get from the tub to the house. Although we appreciate the compliment. We hope you enjoy your stay at Au Bon Orchard. Guest access Guests will be provided with their unique temporary lock code 48-72hours before checking. We use a Yale smart lock. Your handbook will provide more instructions if necessary. Other things to note ***Please read*** Heated Pool: The pool is heated from 8am - 8pm @ 80F-85F during season. Hot Tub/ Spa: Heated to 104 at all times. You may lower the temperature but please return it to 104 for the next guest. The hot tub is cleaned after each guest checkout. EV Charger: Uses a standard J17722 plug. Tesla owners please bring your adapter. Lost and Found items: Any item that is found and is requested by guest to be returned carries a non refundable $50 fee plus the cost of shipping. Guest can provide a shipping label or we can ship the item back after a $50 deposit has been paid. A receipt of shipping and the cost will be provided to guest and the $50 deposit will be refunded less actual shipping costs. If shipping costs is more than $50 it will be guests responsibility to arrange return of item.
