Charming 1920s bungalow fully remodeled and located in the historic Owen Park neighborhood- 5min drive($5 Uber) from downtown Tulsa and conveniently located to all major local attractions including the world famous Greenwood district(Black Wall Street), Tulsa Arts District, Brady Theatre, Cox Event Center, Cain's Ballroom, the BOK center, OneOK Field and 10 minutes from Tulsa's newest spot - the Gathering Place Guests have full access to the entire house except for the basement Check-in is 4pm, Check out is 10am, late departure fee's apply if not arranged in advance. Strictly NO parties or extra guests are allowed by order of Tulsa county, Airbnb and us, this is strictly enforced due to insurance and liability. There are 3 bedrooms, each has a Queen bed plus a delightful bunkbed . You will be sent codes for keyless entry. For your safety and privacy there is a Video Doorbell at the front door also Motion Detector camera's and lights all around the property. You are respectfully asked to remember that you are staying in a home, not a hotel, and treat it as if it were your own. If any issues arise, we aim to resolve them ASAP, however please do realize that this is a managed property and no one is living on-site 24/7. The newly-finished wood floors cover the whole house, making our open-concept layout even more inviting. Each room is meticulously decorated to give you a curated design experience, everything from the artwork down to the floral arrangements. There are 2 smart TV's with access to basic cable and Netflix—you can also sign in to your favorite streaming apps as you wish The home is located in historic Owen Park, a neighborhood established in 1910 and was included on the National Register of Historic Places in 1999. As a historic district it has some of the oldest homes in Tulsa and the oldest surviving house in Tulsa is right here in Owen Park. A renaissance is in full swing here and all around the city of Tulsa, so you will see old and new homes alike, just as a heads up! This is not National Geographic LOL , However, Oklahoma is well known for its fluctuating temperate climate of the humid subtropical variety and this does attract various types of insects that can be seen during any time of year. Occasionally, they can seek shelter inside to escape the outside elements such as snow, rain, extreme heat, and extreme cold and pest treatments are used frequently for your convenience. All guests must be over 21! - Pet fee is per pet and payable upon booking and non refundable - Early check ins and late checks outs available, just ask! - Strictly No Unregistered guests or parties. - We cannot guarantee Wi-Fi speed for working from home purposes but it is a 1 gig connection - No smoking inside the house. ($500 will apply if evidence of smoking is found inside the home.) - No parties or events ($999 fee is payable for unauthorized events) - No confetti. No Glitter. No Colored Bath Bombs. - Check-in anytime after 4PM - Check out by 10AM - Self check-in with keypad - Quiet Hours: 8pm to 8am. Noise which disturbs neighbors is prohibited 24 hours per day. Please be considerate. - Smoking: Smoking of any description is not allowed anywhere in the house- please use Ashtrays on front and back deck - Pets: Dogs and cats only are allowed. Pets cannot be left unattended unless crated. Aggressive pets are prohibited. All pets must be disclosed upon booking. Fees will apply at host's discretion for pet related problems including noise or damages. Pets are not allowed on furniture or beds. - Wash all kitchen items (dishes, etc.) used during your stay. - Check out instructions will also be sent via Airbnb Message the evening before check out - $100 Late fee per hour applies for guest that do not check out on time without prior authorization. - Additional fees will apply to guests that to not take care of our space and cause additional cleaning and or damage. - Charges for damages and broken house rules will be determined by the hosts on a case by case basis. Damages and additional charges are non-negotiable. - Guest(s) must keep all windows closed during their stay. - Guest(s) must lock the doors upon checking out - Trash must be placed in the provided trash receptacle. - Guests cannot receive mail or packages at the listing unless authorized - Only registered guests are allowed at the property. $100/guest fee for unauthorized guests- this is Tulsa county law and for everyone’s security! - Personal items left behind will be disposed of - Thermostats are locked within a comfortable range year round. Thermostat set too low in our humid southern climate will result in equipment freezing and taking 24 hours to defrost which could negatively impact other guests. - Tampering or disconnecting noise monitoring devices, Wi-Fi router, modem or cameras will result in cancelation of your reservation and removal from the property. - No 3rd party booking EXTERIOR security cameras with audio and video capabilities exist showing entry ways, walkways and the parking visual. No interior cameras. Noise Decibel device is in effect to ensure our guest are respectful of local ordinance, our neighbors and safe guard against parties. Security company patrols all of our homes at night to safeguard against parties. We do not allow local guests with 918 prefix to book due the risk of parties and other illegal activity. Your comfort is our No.1 priority and the thermostats are set to a max. and min. for your enjoyment and to minimize excessive temperature fluctuations, equipment care and high energy bills. Heat is set to a max. of 72 degrees in the winter/spring and AC is set to a min. of 69 in summer which as the property is well insulated is more than enough and we have never had any complaints from any guests.
