Open plan living area with full kitchen facilities including fridge, stove, microwave, dishwasher, cutlery and crockery. Living Room has a 75 inch TV with Netflix and Disney+. WiFi is included. Easily accessible bus services are available for the City, Curtin University, and Perth Zoo The space Each of the bedrooms as well as the main living areas are equipped with reverse cycle airconditioning to make your stay comfortable whether it is cooling or heating you require. Rooms are fully furnished with linen, bedding and towels. Master bedroom is furnished with queen bed, wardrobes, TV, workspace and safe. The second bedroom is furnished with two king single beds in a bunk configuration, along with wardrobe and study desk. Living area is equipped with a dining table, sofas and 75 inch tv which has Netflix and Disney+ subscriptions. There is free WiFi provided. The kitchen is fully furnished with fridge, stove top and oven, microwave, dishwasher, kettle, Lavazza coffee machine as well as all crockery, cutlery and pots and pans. The bathroom is equipped with shower, laundry trough as well as Miele clothes washer and dryer. There is a separate water closet (w/c) Guest access Guests will have full access of the apartment as well as the outdoor gardens, and carpark spaces. Other things to note We provide some basic starter necessities including, toilet tissue, dishwashing liquid, dishwashing powder, body wash etc. For short term guests there should be enough for your stay. However for long term guests you may need to purchase your own essential supplies. Other premises have higher fees as they need to absorb costs such as electricity from high usage clients. We take a different approach. To keep our prices low, we provide guests with 10 units of electricity consumption per day included in your accommodation fee. However excess electricity consumption will be charged at the Synergy A1 Residential Tariff (currently @ $0.315823 per Unit (kwHr) as at 13/09/24 but subject to change) If you keep energy intensive appliances (such as airconditoners and clothes dryers) to reasonable levels and turn off such appliances when not in use or when away from the premises, you should be fine and not have to pay any additional costs. WiFi is a free but not a guaranteed service. Provision of copy of Drivers License or Passport is a condition of stay. This can be uploaded on the AirBnB chat. Kangaroo Inn manages the property. HOUSE RULES • These House Rules are published on the booking website, prior to you paying for your booking. By paying for your booking you hereby agree to the House Rules contained herein as part of your terms and conditions of stay. If you do not agree to these House Rules do not book. • You understand that accompanying guests (if any) as well as any visitors you may have will also be subject to the House Rules and you will be responsible for informing them of such terms and conditions. • We require a copy of Passport or Government Issued Photographic ID (such as Drivers License, Proof of Age card) of one or more of the adults staying. • Kangaroo Inn requires all Accommodation Charges to be paid in full prior to Check-In. Bookings are Non-Refundable and Non-Transferable. You authorise for charges to be paid from your Debit or Credit Card if such funds are still due. • A Credit Card Payment Bond or Cash Bond maybe required at management’s discretion. Bonds will be refunded less any charges due to Kangaroo Inn. • Check-In Time is 2:30pm. For the courtesy of future guests, please note that Check-Out time is 10:00am. Check-Outs later than 10:00am but before 2:00pm will incur a 50% room fee based on the FULL Room Rate. Thereafter at 100% of the FULL Room Rate. • We reserve the right to charge for excess electricity consumption, with such consumption being charged at the prevailing Synergy A1 residential rate ($0.315823 per unit as at 2/9/24, but subject to change). We allow a budget of 10 units per night of stay. • Smoking and/or Vaping is prohibited inside the premises. Please smoke outside and extinguish cigarette butts properly to avoid risk of fire. Perth weather is generally dry and cigarette butts have been known to start fires. • Noise is to be kept to a minimum so as not to disturb neighbours or other people in the complex. • You agree to compensate Kangaroo Inn for any damage to property or cleaning requirements caused by you and/or your accompanying persons and/or your visitors. Kangaroo Inn’s assessment of the cost of the damage shall be final. To satisfy these extra charges you will pay monies upon demand or permit Kangaroo Inn to charge your credit card or deduct monies from any bond. • You authorise and irrevocably give Kangaroo Inn the right to collect and store copies of your personal information including passport or other identity documents. • Internet is a free but NOT a guaranteed service. • Issues beyond our control such as power blackouts or internet connectivity issues are not grounds for a refund of stay. • Kangaroo Inn does not accept liability for any loss, injury or damage sustained by guests, and/or their visitors from the use of Kangaroo Inn’s facilities. Guests use Kangaroo Inn’s facilities entirely at their own risk. Kangaroo Inn will not be responsible for any loss, damage or theft of personal property. • Kangaroo Inn, at its own discretion, reserves the right to evict guests from the premises who are drunk, disorderly, and/or engage in any other anti-social behaviour or puts property or others at risk. Such eviction will be carried out without refund. • Kangaroo Inn reserves the right to enter the unit and rooms at any time on suspicion of any illegal and/or antisocial behaviour, and/or activities which endangers property or the safety of occupants in the complex and/or staff. You agree to waive your rights for claims to any compensation including due to inconvenience, disruption or distress incurred by you, regardless if it was found after the fact that no such suspicious activities was identified. • You irrevocably agree for Kangaroo Inn to share your personal information to third parties including government authorities and those in the hospitality industry should you owe us monies, or you or other guests in your booking or your visitors to Kangaroo Inn engage in any anti-social and/or illicit behaviour, undertake any activities which endangers the safety of guests, staff, or puts property at risk. What constitutes anti-social behaviour, or what endangers the safety of body or property will be at the sole determination and discretion of Kangaroo Inn’s management and staff.
