Modern and spacious 3 bdrm 2.5 baths, 2 Master bdrms w king beds +3rd Bdrm dbl King bed Mtn views private and open onto golf course. Oversized 2 car garage with full size pool table 1.5 miles from Palm Springs. Gated Complex, 24 hour security patrol Not a party house No loud outdoor noise allowed The space The HOA requires a 3 night minimum stay but we can help if your just looking for a traditional Friday, Saturday, Sunday stay. Just ask us how and we will make it work. This meticulously maintained community boasts a 27-hole championship golf course which touches nearly every residence. Community amenities include a large Clubhouse (open to the public) with a snack bar (Lagos Cafe), The Mountain View Grille, well-equipped golf pro shop and meeting rooms. A recreation and fitness center featuring state-of-the-art fitness and exercise equipment, nine tennis courts, basketball, racquetball, two pickle ball courts, bocce ball, horseshoes, and a full-service spa with sauna, hot tub and lap pool. Park in the driveway or on the street. Lots of trails to walk. Enjoy our peaceful and serene community. And remember that any excess noise from any unit from the inside or the outside of the property is strictly prohibited. Per City of Cathedral City, loud outdoor activities and or music are prohibited. No noise or amplified music at anytime. In addition to the noise standards identified in Chapter 11.96 of the code, no radio receiver, musical instrument, phonograph, compact disk player, loudspeaker, karaoke machine, sound amplifier, or any machine, device or equipment that produces or reproduces any sound shall be used outside or be audible from the outside of any unit used for short-term vacation rental. Any machine, device or equipment that amplifies music inside any short-term vacation rental shall not be heard beyond the property line of the short-term vacation rental at all times. Any noise or music that is created from the inside of the structure must not be able to be heard from the exterior of the residence. Noise and the use of out door amenities are prohibited after 10 PM to 8 AM daily. If the HOA contacts us regarding your stay and relative excess noise levels, there will be a fine of no less that $250 minimum, levied. An additional 33 pools and spas are conveniently located throughout the community such that each residence has but a short walk sun/ swim and rest and relaxation. Pool Heating - November thru March are the cold and colder, months of the year! Please alert us if you would like to heat the pool! There is an additional gas utility, direct charge of $80 per day for pool heating. It will take approx 6 hours plus to heat the pool in the winter (depending on temperature) the first time that you heat the pool. Spa heating is free. As long as it’s normal usage.(3-4 hours per day) Smoking or vaping of any kind is not allowed in the residence or anywhere on the premises. A $250 fee will apply if this rule is broken. All Trash must be removed from both the residence and the garage area. A $50 housekeeping fee will apply if any trash is left behind. All umbrellas must be closed and tied down after sunset. The winds can be fickle and sudden. Guests may be charged damage or replacement fee for repair or replacement of any damaged or missing umbrellas. Max overnight occupancy is 6 persons/2 per room. One vehicle permitted per room. (3) “Occupants shall respect the neighbors’ privacy and peaceful enjoyment of their property. TOT rate – 12% for Cathedral City plus 1% for Greater Palm Springs Tourism Business Improvement District (GPSTBID) Guest access Guests will have access to private pool & spa as well as the heated community pools. Golf, Driving Range, Golf Cart rental, Spa services, Fitness Center, Tennis Center, some hotel amenities are available to all guests. The short term rental occupants shall respect the neighbors privacy and peaceful enjoyment their property. Other things to note We hope that you will care for our home as if it were your own and leave it in as good or better condition than you encountered it! It is also professionally cleaned after a stay of any length. So enjoy! And Southern California Edison, our electric utility company continues to impose huge rate increases. So please set the Air conditioning up 5 degrees plus, if you leave the Villa for more than an hour. The AC Unit is brand new and cools very swiftly!! And we can keep our costs level. Also, if you use the Outdoor gas BBQ, remember to clean up after usage or you'll be assessed a $50 cleaning fee. Smoking or Vaping is not allowed in the residence or on the premises. If this rule is violated a $250 fee will be imposed. Make sure to close all umbrellas after use. It can get windy and BLOW THEM AWAY. Guests are responsible for Umbrella use, care and replacement if damaged, blown away, lost or left open. Loud outdoor activities and or music are prohibited. If the HOA contacts us regarding your stay and relative excess noise levels, there will be a fine of no less that $350 minimum, levied. Pool Heating - It costs extra. Please try to alert us if you plan to heat the pool! There is an additional charge of $75 per day for pool heating if pool heating is activated. It takes approx 6-7 hours plus to heat the pool in the winter (depending on temperature) the first time that you heat the pool. All Trash should be removed from the residence and garage after your stay and disposed of in one of the many dumpsters located on site. The closest dumpster is at the rear of the residence near the tee box on the street. A short walk but we normally take a car ride We pay the Cathedral City TOT of 12% for you.
