It’s a 12-minute drive to the entrance of Rocky Mountain National Park, and only a 6-minute walk to Antonio’s Real New York Pizza—an absolute must-visit. You’re also just a 7-minute walk from both Backbone Adventures and Sombrero Stables. Best View for 4th of July Fireworks You have one of the best spots in town for watching the Estes Park 4th of July fireworks. Relax on the back porch and enjoy the show from the comfort of the home. Other things to note Air Conditioning / Mini Splits Only a few properties in the area offer air conditioning / mini splits, and we’re proud to provide them for your comfort. The main living room upstairs is equipped with two mini-split units, while the master bedroom, guest bedroom upstairs, and the large downstairs bedroom each have their own. Ceiling fans are also provided in the master bedroom, guest bedroom, downstairs bedroom, and upstairs living room. Important A/C Usage Reminder: To ensure the A/C units run efficiently, please do not operate them if the outside temperature is below 71°F. Running the A/C in cooler temperatures can cause the units to freeze and leak water, potentially leading to damage. House rules - No commercial photography - Please do not move couches, beds or larger furniture as they can damage the property. Animals are not permitted on the property due to a health and safety concern for our non-verbal child with special needs, who is allergic. Violations will incur a $500 fee. No Events or Gatherings Events, parties, or group gatherings are not allowed. A maximum of 8 people (including minors) is permitted on the property at any given time. This house rule is strictly enforced - please do not exceed it. This is a duplex, we do not live next door No Smoking, Vaping, or Marijuana Use Smoking, vaping, or marijuana use is prohibited inside the property, within 20 feet of an entrance, and near the outdoor A/C unit. Violations will result in a $500 fee. Do Not Tamper with Cameras Tampering with security cameras is strictly prohibited. Hot Tub Usage The hot tub lift must be used properly; violations will incur a $100 fee. Eating or drinking in or around the hot tub is not allowed. Violations will result in a $250 fee. Please follow hot tub rules listed next to hot tub. Estes Park has a city ordinance of quiet hours of 10 PM to 8 AM. Maintenance and Repairs Guests must promptly notify the host of any maintenance, repair, or cleaning issues. Guests must also grant the host and/or technicians access to the property to address these concerns after notification.
