Description

This spacious 3 bedroom, air-conditioned home is the perfect place to relax and enjoy the simplicity and charm of an authentic small Spanish village. In the heart of the village, nestled between mountains, hills and picturesque countryside, the location is ideal for people looking for a holiday in a non-touristy area, with lots to explore, excellent walking and cycling routes on your doorstep, and only 30 minutes from glorious sandy beaches, and inland rivers and lakes. (Licence VT-49856V) The space Our traditional-style Spanish home, El Buen Ocio, offers spacious and well-equipped, ground floor accommodation, for a maximum of five people (including infants), with 3 bedrooms, a modern kitchen and 2 fully refurbished bath/shower rooms. This old house is located on a narrow street very close to the historical centre of the small town. It has been lovingly renovated both for our own family to use and to share as a short term rental. Guests particularly love its large, comfortably furnished, private patio courtyard, as well as the roof terrace with sun loungers. Both are full of welcoming details and are excellent places for outside dining and relaxing after a busy day. The patio is completely secure, so you do not need to worry about your children or dogs wandering off. For those wanting to cook outside, there is a traditional, built-in charcoal or wood fired grill/BBQ, with cooking utensils and a paella pan provided. (Please provide your own charcoal or wood). The bright, modern kitchen is fully equipped including a slimline dishwasher, induction hob, full oven, microwave, fridge-freezer, kettle, coffee makers and a toaster. It has everything you should need for cooking at home. All of the guest accommodation is on the ground floor. This design, together with the thick rock walls, helps to keep the house cool all year. For extra peace of mind, there is air-conditioning in the main, open plan, living space. With the internal doors to the bedrooms open, it will cool the bedrooms too. The three bedrooms consist of one double with a queen size bed, a spacious twin room, where the beds can be pushed together or apart, and a single bed room. All the rooms have dressers, bedside cabinets and lamps, and a wardrobe or hanging rail with coat hangers, plus a freestanding fan in the summer. All the windows have mosquito nets. Bed linen and towels are provided, as are beach towels in summer. A short walk takes you to a bakery, fruit shop, pharmacy, a bar and several small convenience stores and banks. There is a larger supermarket within walking distance as well as a small selection of traditional bars and restaurants. The lovely, open air public swimming pool is located on the edge of the village by the Sports Centre. In 2025 it is open from 18 June to 14 September. It costs €3 per person, but you can buy a multi-visit ticket for 10 visits for €25. This ticket can be shared between you. The house is now connected to high-speed fibre-optic internet making it a great location to work from. The house is officially registered with the Valencian authorities as tourist accommodation: our tourist licence number is VT-49856-V. Please see below for the other registration numbers. HOUSE LAYOUT The front doors open directly into a wide entrance area. To the left as you enter is the single bedroom and to the right is the twin bedroom. Both have street views from their windows, net curtains and black out shutters. The spacious entryway opens straight into the open plan living and dining room, with comfortable seating for six people in both areas. There is a pellet fire for cooler weather, a small flat screen smart TV, (32”) DVD player, stereo and Wi-Fi hub. Double doors lead from the living/dining room into the modern kitchen. The main bedroom is also accessed here, opposite the kitchen. This bedroom has views into the private patio. A further set of double doors lead from the kitchen onto the large fully enclosed courtyard patio. The washing machine is at the rear of this patio. There’s a second dining table for five people here, as well as outdoor casual seating – perfect for unwinding with a drink or some homemade paella after a busy day hiking or exploring. The patio has been decorated to make it friendly and inviting. Outdoor stairs take you from the patio up to a smaller roof terrace where two sun loungers offer a place to soak up the rays with a book. A third dining table provides a view of sunset over the hills while you eat dinner or enjoy a night cap. (Additional fold up sun loungers, plus a couple of beach chairs, are also supplied in a cupboard on the patio downstairs). The main bathroom, which has a bath with an overhead shower and double sinks, is accessed either through the kitchen or via a door leading from the patio. The shower-room is next to the bathroom and is accessed directly from the patio. There is ample hot water because it is supplied by a gas boiler located at the rear of the patio. OFFICIAL INFORMATION: Tourist licence number VT-49856-V. MAXIMUM GUESTS - our tourist licence is for a maximum of 5 guests, this includes all children and infants. We cannot accept more than 5 people even if one of them is an infant. IMPORTANT: only stays of 10 nights or less, are classed as Tourist bookings, in accordance with the Valencia Tourist law 9/2024, 2 of August and Law 15/2018, 7 of July. In the Valencia Comunidad stays of more than 10 nights, are not considered tourist rentals but are classed as short, term rentals. Therefore guests staying for more than 10 nights will be required to sign a simple, short term lease contract. The Valencian rules also stipulate that you should have a non-tourist reason for coming, such as health, education, work, research, moving to the area etc. We do not accept bookings of more than 28 nights. Guest access Guests will have sole use of the property. All of the guest living accommodation is on the ground floor with outside metal stairs leading to the roof terrace. The large, internal patio/courtyard is only accessible through the house and is therefore secure. Guests may store bicycles and other equipment here. Small motorcycles could also be stored here, but please contact us to discuss and arrange it before booking as you will need a small ramp to access the single step at the front and rear of the house to avoid damaging the steps/doors. The door to the upstairs internal storage area is locked and private. There is no access permitted for guests and the hosts will not access it when guests are staying. Other things to note The house is in a normally quiet, residential area and our next door neighbour starts work early in the morning. We therefore ask guests to be considerate of our neighbours, especially after 11pm. That said, the central village location, just one street from the church, means that you may hear the church bells which ring every hour, plus again for church services, and there will inevitably be noise from people, cars and dogs. Also during fiestas and other celebrations there may be parades and marching bands passing directly outside of the house, and the fireworks and firecrackers that are loved in this part of the world will be loud! An important thing to note is that only stays of 10 nights or less, are classed as Tourist bookings, in accordance with the Valencia Tourist law 9/2024, 2 of August and Law 15/2018, 7 of July. In the Valencia Comunidad stays of more than 10 nights, are not considered tourist rentals but are classed as short, term rentals and guests will be required to sign a simple, short term lease contract. We do not accept bookings of more than 28 nights. WATERING THE PLANTS Finally, we have decorated the patio with lots of plants to make it feel like a little private oasis. For stays of over a week, or if the weather is particularly hot, we will need to arrange with guests for us to come and water the plants. Alternatively, if you agree, you can take responsibility for watering the plants. We will discuss this with you when you arrive, and only come at a pre-agreed time. Registration Details VT-49856-V
