The space Our house consists of: 3 bedrooms; a carpetted living area; a complete dining set; kitchen; front and back balcony; and a personal garage. All 3 shower rooms have hot and cold showers. 2 bedrooms at the second floor each have a double bed, while the bedroom on the ground floor has a double-deck bed. Also, a free access of kitchen amenities, refrigerator, microwave, electric cooking stove, and washing machine is available. Other things to note Rental Agreement This Rental Agreement ("Agreement") is for the Guest and becomes effective upon booking confirmation. 1. Check-in & Check-out • Check-in and check-out times adhere to the schedule specified in the listing or as confirmed by the Host. • Unauthorized late check-out may incur additional fees as outlined in the listing. 2. Payments & Fees • All payments, including additional fees (e.g., for extra guests, damages, late check-out, smoking), will be processed through the booking platform in accordance with its policies. 3. Damages & Liability • Guests are responsible for any damage, missing items, or excessive mess. Charges may apply and will be processed through the booking platform's resolution process. • The Guest waives all claims against the Host for accidents or injuries resulting from negligence or failure to follow safety guidelines. • The Host is not responsible for external issues such as service outages or natural disasters (force majeure). 4. Legal Terms • The Guest agrees to act in good faith and not engage in malicious or retaliatory actions. • In any legal proceedings where the Guest is found at fault, they will cover the legal and court costs. • This Agreement is binding once the booking is confirmed through the respective platform. 5. Pet Policy • Pets are allowed upon approval only. A pet fee of $30 per day applies and will be processed through the booking platform. • Guests are responsible for any pet-related damage or cleaning needs. 6. Damage Reimbursement & Incidentals • No Security Deposit: This property does not require a security deposit at the time of booking. • Guest Responsibility: Guests are financially responsible for any damage, missing items, excessive cleaning, or violations of house rules that occur during their stay. • Compensation Process: In the event of such issues, the Host will request reimbursement through the booking platform's resolution process. Guests are expected to respond promptly to these requests. • Platform Involvement: If a resolution cannot be reached directly, the booking platform may intervene to assess the situation and, if appropriate, charge the Guest's payment method for the necessary compensation. 7. Immediate Termination Clause • The Host reserves the right to request the booking platform to cancel the reservation without refund if house rules are seriously violated, including but not limited to: o Unauthorized parties o Smoking indoors o Tampering with security devices o Aggressive, threatening, or illegal behavior 8. Surveillance Disclaimer • For security and guest safety, external security cameras may monitor entrances and shared outdoor areas. There are no surveillance devices inside the house or private areas. • Tampering with or disabling cameras is a violation and grounds for termination of the reservation. 9. Pest Control & Cleanliness Disclaimer • The property is professionally cleaned and pest-treated prior to check-in. However, occasional insects or dust may appear due to tropical climate conditions and will not be grounds for refund or complaint unless excessive and verified by the Host. 10. Noise & Neighborhood Conduct • The Guest agrees to avoid disturbances, especially during quiet hours (9:00 PM to 7:00 AM). Repeated complaints from neighbors may result in cancellation. • Any interactions with neighbors must remain respectful. The Host is not liable for actions caused by third parties outside the property. 11. Use of Premises • The property is for residential and accommodation use only. Commercial use, filming, or unauthorized use of the space for non-lodging purposes is prohibited. 12. Force Majeure (Extended Clause) • The Host is not responsible for cancellations, interruptions, or damages caused by: o Natural disasters o Public utility failures o Political unrest, pandemic restrictions, or local government actions o Booking platform system errors or overbooking due to platform malfunctions Booking Confirmation & Agreement Acknowledgment By confirming your booking through the platform, you acknowledge and agree to the following: 1. Booking Confirmation: Your booking confirmation via the chosen platform signifies that you have read and understood the terms of this agreement. 2. Agreement Acknowledgment: By completing the booking, you confirm that you agree to abide by all the terms, policies, and conditions outlined in this agreement, including any additional fees, rules, and responsibilities listed. 3. Binding Agreement: Once your booking is confirmed, this agreement is considered binding, and you are expected to comply with the obligations and responsibilities stated herein. 4. Communication & Confirmation: Any requests for changes or exceptions to the agreement must be made prior to or during the booking period and will require the host’s approval. Communication with the host, whether via platform messaging or other methods, will serve as confirmation of agreed terms.
