Description

Set in a beautiful rural location, yet only 15 minutes from Lewes, 10 minutes to Glyndebourne, 30 minutes from bustling Brighton & 20 minutes to the beach. This is a magical place, Located At the end of a beautiful tree lined lane. Star filled skies, add the luxury of a Hot tub & sauna, You will forget all your stresses during your stay at Elm tree. There is plenty of places for morning yoga/work outs, an outdoor gym & a pond that we love to swim in. The space Easily sleeping 10 with plenty of space, Situated in a wonderfully quiet rural spot with a large garden, Hot tub/Sauna, surrounded by trees and Fields But still close to the Historic town of Lewes, packed with antique shops, cafes, a brilliant Friday Market. The house is only 14 miles from Brilliant vibrant Brighton, for days out at the pier or the unique lanes. Only 9 miles to the seaside and Glyndebourne is just ten minutes away for an unforgettable famous opera experience. There is plenty to do in the surrounding area, so days can be busy but you can retreat back to this gorgeous house and relax in the evening with a bbq or a fire pit on the large patio. Have a sleep out under the stars in a Bell tent or simply read your book in the hammock under the apple trees. Entrance Hall- A bright high ceiling entrance hall welcomes you, with a Huge window looking over the garden, a sweeping Helical star case leads up to the 1st and 2nd floors. The entrance hall also gives you access to the kitchen, reception room 1, downstairs WC and boot room. Down stairs WC - Convenient WC on the ground floor. Kitchen- A beautiful large kitchen with surrounding views of the garden, It has a large informal dining table that can seat 10, french doors leading out to the garden/patio outside dinning, The kitchen also boasts an island ideal for working from or cooking at. Various cooking appliances, Double butler sink, dish washer, sage coffee machine, Dualit toaster and kettle. A cosy window seat to snuggle up on and read your book or chat with a glass of wine whist cooking. 1st reception room- Leading off the kitchen to the heart of the home, This room is part of the original cottage and is a cosy room with a large fire place and original beam, a wood burning fire and comfy seating for games round the fire. A more formal dinning area can be found in this lovely room and large bi-fold doors leading on to the patio and sun loungers. 2nd Reception room_ Dropping down a couple of steps to this huge bright space, All your guests can gather on the large comfy sofa in front of a film/TV or cosy in front of the second wood burning stove to play games. Huge bifold doors lead on to the cosy area of the patio and has view of the garden and patio area. Boot Room/Utility - A space for all your coats, shoes and wellies so they are tucked away and out of view. There is also a washing machine and separate dryer. Plus a clothes horse. You can access the boot room from outside, to take off any muddy boots. The under floor heating throughout the ground floor and radiators upstairs plus the hot water are all powered by an eco friendly air source heat pump. Upstairs 1st floor Upstairs you will find a long corridor with original floor boards leading to 3 spacious, light rooms. All rooms have lovely original double beds, All 3 rooms are very spacious. Two of the rooms have floor to ceiling windows with stunning views of the surrounding trees and garden. 1st Floor bathroom- A stunning family bathroom with gorgeous tiles, large sink, roll top bath with views from the tub to the garden whilst you soak. A large walk in shower with rain head and under floor heating. 2nd floor - Up to the next floor via the sweeping helical staircase you come to the Spacious light master suite, You will find a lovely comfortable kingsize bed, beautiful curved roof, Glass fronted balcony with large Bi fold doors so you can sit and soak up the evening sun set with a G&T whilst looking out over the beautiful view. A walk in wardrobe for all your clothes and a dressing table to ready yourself for an evening out at the two local pubs, both in walking distance to the property or why not try Glyndebourne for a treat. On the 2nd floor is also a another stunning bathroom with beautiful marble tiles, a huge roll top bath, big enough for 2, A walk in shower with rain head. Rose gold fittings. Finally another beautifully decorated bedroom with a kingsize bed, Original brick work from the cottage and light streaming through the velux windows, your right up with the tree tops and get wonderful bird song and views of the bright star lit sky's all from your bed. Games Room- A separate outside barn house's a games room with foosball table, pool table, Dart board and games. A sofa and TV/DVD. A perfect place to have fun and find your inner child! There is plenty of space to enjoy and play at this property. The Garden The house sits in an acre and a half of olde english garden, It is filled with beautiful flowers, hedgerow and trees with an abundance of birds and wild life. The house is wrapped by 200m2 of patio, with different areas to enjoy, An outside eating area, sun loungers and a snuggly area, Table tennis table and Completed with fire pit for those late summer evenings outside and the odd marshmallow or two!! The Hot Tub The hot tub is situated under an huge eucalyptus tree, enjoy late night hot tubs for up to 6 people at a time, gazing up at the star lit sky's with a cool glass of wine. Light pollution is very minimal here and the sky's are beautiful. The perfect way to relax after long walks in the 400 acres of ancient woodland just a stones throw from the house. We provide some bikes, As there is great biking to be had in the woods and around Laughton. Or a quick cycle to the local shop for fresh artisan bread and warm croissants is always fun. For more experienced bikers we would recommend bringing your own. Guest access A car is a must! we are in a rural location, but just a walk from the lovely local pub, that serves delicious food and has a great outside space and a play area for kids. Or the well stocked village shop next to the pub. The area is beautiful and very friendly. Other things to note The house is suitable for babes in arms and children 4+. No toddlers due to the helical stair case and no stair gates available. We can provide a put up cot if needed, we do not provide a high chair. Please request when booking.
