Description

Beautiful luxurious Hollywood bungalow, circa 1917, with tall hedge providing privacy for the front yard and porch. 3BR, 2bath with Annex BR and ½Bath. Cozy living room with sofa and fireplace, dining room comfortably seating eight. New kitchen overlooking rear garden. Rear area features a back porch, sitting area with large umbrella, grill, outdoor shower with hot water, vegetable garden and Annex with toilet, sink, washer/dryer. Easy walking distance to Hollywood attractions and studios. The space This craftsman house was built in 1917. I have stripped the characteristic woodwork in the living and dining rooms, and have built two completely new bathrooms, one for each bedroom. There is also a single bedroom at the rear of the house off the kitchen. I am an architect and my father is a noted classic modern designer, so much of the furniture is designed or manufactured by us, or is a prototype. The house is set in a tranquil green garden, which gives a sense of privacy and calm despite the proximity to busy downtown Hollywood and all of its attractions. I have carefully trimmed the front hedge to the ceiling height of the house, creating an outdoor room in front, with green walls and the blue sky as ceiling. Citrus is calm without much traffic as it Tees into other streets at each end of the block. The living room is located just inside the entry from the front porch, with the dining room open directly behind. The front bedroom with queen bed and adjoining bath are to the right off the living room as you enter. The middle bedroom with queen bed and adjoining bath is off the dining room, is separated by a half-height wall and can be fully closed with a curtain. The TV is located in the middle bedroom. The newly renovated kitchen is at the rear of the house behind the dining room and has a small table that can seat three. Off the kitchen there is a small children's bedroom with a twin bed and pull out mattress below. The windows look out to the rear yard. The kitchen opens onto the back porch and rear garden where there is a hammock, grill, large umbrella and seating. Try the outdoor shower with hot water. It is a wonderful thing. And then try the hot tub. If there are any ripe limes on the tree in front or ripe vegetables in the garden please pick them and enjoy. I would hate to see them spoil! I have converted the Annex into a guest room with a fold out sofa which becomes a queen bed. The Annex also has a television, sink, toilet, clothes washer and dryer. The door to the Annex is controlled with an August smart lock. See the attached image of the floor plan for the layout. Guest access The Annex has been converted to a bedroom/studio/laundry area with a washer dryer. I will pull my car deep into the driveway allowing space inside the gate for you to pull in a car too long to fit in the outside spot. Other things to note THIS IS VERY IMPORTANT: !!This is home for my son and me, not an investment property. Please treat it with respect!! If you cannot meet these requirements please do not consider renting. * My neighbors are close, and are rightfully disturbed by music or noise. Please NO MUSIC anywhere on property and NO TALKING in front or rear yard after 11PM. NO PARTIES EVER. * During the day and until 10PM keep any music low, and speak in normal voices. No shouting or shrieking or loud singing or other loud noises that would disturb my neighbors. * Please do not invite anyone onto the property during the rental other than your group. Plan to meet them elsewhere unless you contact me in advance with plans. * For your security I have installed cameras on the front and back porches. There are NO security or recording devices anywhere inside the house. * I have installed August Smart Locks on the front door and the Annex door. You can lock and unlock the doors with your smartphone using a unique virtual key, or with a personal entry code which I can issue to you for the duration of your stay. * There is no cable TV service, but internet and AppleTV are provided, as is are flat screen TVs. * Coffee and various coffee makers are provided. * Although I have recently renovated the house is old, and therefore has distinctive characteristics such as imperfect flooring and slightly sagging front and back doors. Many of the windows are jalousie type which do not allow for the type of tight seal that you might expect from a newer house. * The fireplace is non functional. * I will leave my clothing inside the locked master bedroom closet. There is an empty dresser in the master bedroom and you can use the shelves, cabinet and closet in the guest bedroom where I have left plenty of hangers. * There is certain artwork on the premises which may be offensive to MAGA supporters.
