The townhome is located across the Thomas Dr. and within approximately 300 steps from the powdery white sand beach and turquoise waters of the Gulf of Mexico on the East End of Panama City Beach. You can see ocean from the balcony! The walk to the beach takes approximately 5 min. The unit is located in a small residential complex consisting of 8 similar townhomes occupied mostly by permanent residents. That contributes to the quietness and privacy, but also requires guests to be considered of the neighbor's quite enjoyment of their properties as well. There are multiple benefits of choosing this townhome to stay during your vacation in Panama City Beach. First, it is roomier than most of high rise condominiums. It comfortably accommodates up to 6 people on 6 beds - one King and one Full in one bedroom, one Queen and, if additional bed is needed for a child, on a small Sofa in second bedroom, and two Queen Pull-Out sofas in Living Room downstairs. The additional mattress topping for the Pull-Out sofa is inside the red sofa that is converted to a bed by sliding the sitting section of it forward. We also have pack-n-play crib available for use if needed. As a note to consider, the laminate floors are installed on a second floor for cleanliness and they are not entirely soundless. The guests downstairs can hear the people walking upstairs, so, plan your sleeping arrangements and schedule accordingly. Second, you'll have your own permanent parking for up to 4 cars, which is a difficult to come by in the area that is so close to the beach, and even on the big complexes' parking lots. When you come home from groceries shopping or visiting the entertainment venues you park literally at your doorsteps instead of hunting for parking space and walking across the street with your hands full of groceries bags. Third, you'll have your own private backyard where you can spend quality time gathering the whole family together next to your barbeque pit and around one table, instead of walking with the food tray over the stairs or waiting for elevators to bring your food back to your room after cooking in solitude on specially designated grills outside the complex. Forth, if you go out you don't have to plan on calling Uber to bring you back. You can simply walk to the beach, restaurants, coffee shop and watersport rentals nearby. The famous "Schooner's" Beach Grill and Pub is within 10 min walking distance. The other famous "St. Andrew's Restaurant and Marina" , "Michael's" , "That Cajun Place" and several other Bars, BBQ, Pizza and Sea Food Casual restaurants are within 15-20 min walk. The "Treasure Cove " Marina is within 15 min walk as well, where you can book all kind of tours and fishing trips on charter boats. Boat ramp is a few minutes away on Grand Lagoon. Sixth. The groceries shopping is a breeze as well. You'll have Publix and Winn-Dixie within a mile, and Dollar General within 7 min walk from the townhome. The key to access the townhome are in a lock box. Please, make sure you put them back after opening locks and use the duplicate set of keys that you'll find on a living room table. This way you'll save yourself from trouble of accidentally locking yourself out. The area around the complex is walkable. Please, use caution crossing Thomas Dr. There is a marked Pedestrian Crossing just in front of the complex, but not all drivers are disciplined enough to observe it. The parking up to 4 cars is right in front of your door. Please, put cars in two rows of two in each, and, please, be considered of neighbors parking their cars right next to yours. Parking is at premium in any resort, and, especially, beach resort destinations. The area is a mix of residential and low density rental properties. The great benefit is that this stretch of the beach does not have high-rise buildings blocking the front line and access to the beach. Because of that the area alongside the beach is walking-friendly and provides easy foot access to restaurants and shopping. List of the dining and retail locations up to 2 miles distance from the townhouse is placed on the entrance door inside. The house rules are few and simple. First. We strictly do not allow any smoking of any kind using any type of devices including electronic vaping devices. The owners have medical conditions and highly sensitive to cigarettes' smell. Second. For the same reason we do not allow any kind of pets, regardless of type, size or status. Third. Please, be considered of your next door neighbors who will have to go to work next morning. It is a Law in Florida to keep it quite after 10.00 pm. any day of the week. Violation of this rule is a misdemeanor in Florida and has a legal consequences. The reference to the Law is posted on the deck. The Law enforcement will be called if it is violated. **The HOA rules do not allow us to rent to persons under age of 25.
