Tranquil Easton Waterfront Property (Hot Tub&Pool)

4+ acres on Shipshead Creek off of St. Michaels to Bloomfield Road. Fully furnished (2 king, 4 twin beds, and a queen size Aero mattress for use if needed), hot tub, salt water pool, deep water dock, tennis court with basketball goal, 2 kayaks w'2 life preservers and 2 paddles, fireplace/firewood, and pet friendly. Boat, Jetski, Paddle Board, Kayak, Canoe, and Bike rentals can be arranged. There is also a Marina 5 minutes away by car and boat if you would like to launch your own boat/jetski. The space Pet Friendly waterfront property, 4.39 Acres, 2,500 Sq/Ft, 2 master bedrooms (both with King beds), 1 bedroom with 4 twin beds (2 bunk beds), a queen size air mattress, and 3.5 baths (3 Full, 1 half). Firewood is provided, and there is a large operational fireplace in the living room. Please notify the owner if the firewood is low, especially during the winter. Please note that pets are always welcome, although there is an additional $250 pet fee to cover the added wear and tear on the property. Talbot County law limits the guests per rental to 6, even though the house easily sleeps 8 or more if you plan to have guests during your stay. Jetski, boat, kayak, canoe, paddle board, and bike rentals can be arranged (delivered to the property and picked up from the property - if interested, call rental providers in advance of stay to rent these items). There is also a marina (Easton Point Marina) nearby (via car or boat) to launch your own boat. There are two kayaks with two life preservers and two paddles at the property for your use. Be sure to secure the kayaks, life preservers and paddles when they are not being used. There will be a charge against your security deposit for the loss of any of these items. Also note that it is not uncommon for the high tide to come over the dock - items left on the dock overnight are thus not guaranteed to be secure. Best offers, reduced rates offered for longer rentals, shorter rental periods, and long-term rentals are considered and rates are generally significantly reduced in the fall and winter (Mid October through March with the exception of Holidays). This area of the eastern shore has some of the best duck and goose hunting in the world. Note: The mandatory Talbot County rental tax is included in the cleaning fee - the Maryland rental tax is collected and remitted to Maryland by AirBNB. 3 NIGHT MINIMUM TALBOT COUNTY MANDATED STAY FOR SHORT-TERM RENTALS. DUE TO THIS COUNTY MANDATED 3 NIGHT MINIMUM RENTAL REQUIREMENT INSTANT BOOKINGS ARE NOT PERMITTED IN AN EFFORT TO AVOID VACANT NIGHTS THAT CANNOT BE RENTED (please simply indicate your desired nights of rental to initiate a conversation with the host). The pool is closed in October and reopened in April. Prior to early May you may need want to pack thin neoprene or similar wear for swimming in the pool (or you can simply jump into the hot tub to warm up). If you are interested in using the pool during a stay in October or April, please Inquire prior to renting in order to guarantee the pool is open for your stay (with advance notice, lead time, and approval, this will not be an issue). The hot tub water will get dirty looking/excessively foamy if you enter with cosmetic products, lotion, etc., or try to wash your hair or take a bath in the hot tub. There will be an extra charge if we must contact our hot tub person prior to his scheduled weekly visit in order to clear up the hot tub water and/or if he must drain the hot tub to clear up the water after your check-out, possibly preventing the next tenant from immediate use of the hot tub. Please jump in the swimming pool or take a quick shower (and towel off) before entering the hot tub if you have on cosmetic products, sun tan lotion, etc. Also, during use, the water level can go down as water spills out or is removed from the hot tub when you enter/exit. If the water level gets below the jets, please use the hose to fill it back up to a level at least above the jets. Guest access Early check-in will be considered and granted depending on the ability to properly clean and set up the property in between guests. This will be more difficult to arrange during the summer months (when check-ins often occur the same day as check-outs). Guests will have sole access to the entire property, no one else lives on the property. You will have sole access to the pool, hot tub, entire house, dock, tennis court with basketball goal, 2 kayaks, and yard (4+ acres) during your rental period. Other things to note County Rules and Regulations: Short Term Rental License #ST-776-HUF2021 (8/30/21-8/30/23). Talbot County Code Chapter 190-33.20(C)(1) states: "The Maximum number of persons permitted to be on-site associated with any short-term rental shall be limited at all times to the lesser of 12 persons or two persons per bedroom in the primary dwelling, excluding infants under eighteen month of age, and not including any bedrooms within an accessory dwelling." Talbot County requires us to list the maximum number of guests as six ("6"). You should note, however, that there are two king size beds, and two sets of twin bunk beds in the three bedrooms, and there is also an inflatable queen size bed in the master bedroom closet, comfortably sleeping 8 or more if you expect to have guests during your stay. The Calendar and Pricing should be up to date - send the host a message if you believe there might be ab error. HOWEVER, BECAUSE OF TALBOT COUNTY's 3 NIGHT MINIMUM RENTAL RULE INSTANT BOOKING IS NOT AVAILABLE IN AN EFFORT TO AVOID VACANT NIGHTS BEFORE OR AFTER YOUR RENTAL THAT CANNOT BE RENTED (the host is quick to respond to an inquiry regarding your interest in renting nights indicated to be available on the calendar). Security Deposit: The security deposit is simply a pre-approval and never charged if there are no damages or lost items. The cost of damages, additional cleaning fees (for additional cleaning due to excess mess), missing items (including kayaks, paddles and life jackets), etc. will be deducted from the security deposit via an Airbnb claim within 14 days of check-out (as of 3/15/22, I have never made a claim against a security deposit in the 8 years that I have used AirBNB). I try to avoid making claims against security deposits, however, I will make a claim for situations in which there is blatant disrespect of the property and/or the rules related to the property, including missing items (including kayaks, paddles and life jackets) and misuse of the hot tub.
