Please Note: If any member of your rental party does not adhere to the rules and restrictions, the entire group may be asked to vacate the property, and the guest will forfeit any rent paid. Thank you for choosing to stay with us—we’re honored to host you! AGE REQUIREMENT: The primary renter must be 25 years of age or older. The primary renter is defined as the person reserving and paying for the rental fees and is responsible for all guests staying at the property during their stay. ADHERE TO AIRBNB'S COMMUNITY DISTRUBANCE POLICY. Please note that the earliest possible check-in time is 1:00 PM, and approval is based on our cleaning schedule and guest turnover. DEPARTURE | CHECK-OUT TIME Check-out is strictly at 11:00 AM. Please ensure a timely departure so we can prepare the home for our next guests. If you need extra time, late check-out must be requested and approved in advance by the Host or Co-Host. We require a 48hrs in advance notice for request. Please note the following: Departures after 11:00 AM without prior approval will incur a $75 late check-out fee. If any guest remains on the property past 12:00 PM, it will be considered an unauthorized day reservation, and the full daily rate will be charged. We appreciate your cooperation and understanding! SECURITY CAMERAS / NOISE MONITORING DEVICES. We have five (5) security cameras on the exterior of the property for home security purposes. They record 24/7 and are motion-activated they record video & audio. NOISE MONITORING DEVICES. We have three (3) noise monitoring devices per city license requirement. 1) Living Room Area 2) Family Room / Kitchen Area 3) Backyard Seating Area RESIDENCE PEACE & TRANQUILITY POLICY To ensure a relaxing and enjoyable stay in North Las Vegas, please be mindful of the city's rules quiet hours from 11:00 PM to 7:00 AM EVERY DAY. Disruptive behavior, excessive noise, or any activity that disturbs the peace—especially during these hours—will not be tolerated. This includes the use of amplified music or DJ equipment, which is strictly prohibited at all times. Violations of this policy may result in: Immediate removal from the property Cancellation of your reservation without refund Potential legal fines of up to $1,000.00 Guests are expected to maintain a respectful noise level throughout the day and be considerate of neighbors and their property. Trespassing on neighboring properties is strictly prohibited. We appreciate your cooperation in helping us maintain a peaceful environment for everyone. Thank you for your understanding and respect. CITY COMPLIANCE ORDINANCE NO.3127 (Ord. 722 § 1 (part), 1982: prior code § 7.33.030) ADDITIONAL GUESTS Only the individuals listed in your original booking are permitted to stay at the property, unless prior approval has been granted by the Host or Co-Host. If it is discovered that the number of guests exceeds what was originally booked, an additional fee of $125 per person, per night will be charged. Please note that the maximum occupancy for this property is 10 guests no accepting. For the comfort, safety, and enjoyment of all guests, it’s essential to follow these occupancy limits. Failure to comply—and failure to correct the issue within 1 hour of being notified—will result in the immediate cancellation of your reservation without a refund, in accordance with the terms of this agreement. If you do not vacate the property following cancellation, we reserve the right to contact local law enforcement to assist with your removal. VISITORS | BUSINESS MEETINGS A visitor is defined as someone who is on the property for a short period but is not staying overnight. The total number of people on the property—including both guests and visitors—must not exceed 10 at any time, in accordance with our occupancy limit. If you plan to have any visitors, please notify the Host or Co-Host in advance and provide the first name, last name, and age of each visitor. This information is required for emergency preparedness and ensures accurate records are available for local first responders, if needed. HOME QUALITY Vacation rental homes naturally experience more wear and tear than typical residences. While we strive to provide a clean, comfortable, and well-maintained space for your stay, please understand that occasional imperfections may occur. Our team and the homeowners work diligently to complete any needed repairs or updates—often scheduling them between bookings to minimize disruption and ensure the best experience for incoming guests. If you notice any issues during your stay, especially safety-related concerns, please let us know right away. Don’t wait until after check-out—we truly value your feedback and will do our best to resolve any concerns promptly. Thank you for helping us maintain a great space for everyone! SUPPLIES & AMENITIES To help you settle in comfortably, we provide a starter kit with essential items for your stay. This includes: Bath towels, washcloths, and makeup towels Disposable razors and toothbrushes Small tubes of toothpaste Toilet paper, paper towels, trash bags A limited supply of basic cleaning products Shampoo, conditioner, body wash, and a hairdryer Our kitchen is fully equipped with all the necessary utensils and appliances to make meal prep easy and convenient during your visit. Please note that the starter kit is intended to cover your initial needs. Depending on the length of your stay, you may wish to purchase additional supplies from a local store. INTERNET USAGE POLICY By using the property's Wi-Fi network, you agree to the following terms and restrictions: Prohibited Activities: You may not: – Share the Wi-Fi password with anyone outside your registered rental party – Use the network to transmit unlawful content – Distribute material that infringes on copyrights or intellectual property rights – Engage in excessive data usage, such as high-volume downloads or streaming that may affect network performance Important Notices: Internet access may be terminated immediately if any of the above terms are violated. The Wi-Fi service and related equipment are provided "as is", without any warranties or guarantees. The Owner, Host, and Co-Host are not liable for any damages or losses resulting from internet use, including data breaches or connectivity issues. By choosing to use the Wi-Fi, you accept all associated risks and agree to hold the property management harmless in the event of any internet-related issues. BARBECUE USE & SAFETY GUIDELINES For your safety and the safety of others, please follow these guidelines when using the grill: Keep children at least three feet away from the grill area at all times. Never leave the grill unattended while in use. Always open the lid before lighting a gas grill. After grilling, ensure the gas is turned off and all control knobs are in the OFF position. If you smell gas or suspect a leak while cooking, turn off the gas immediately and move away from the grill. Do not move the grill from its designated location. Propane Tanks: Propane is provided for both the barbecue and outdoor heaters (heaters available during winter months only). Tanks will be filled as needed or upon guest request. If a tank runs out during your stay, please notify us and we’ll arrange a replacement. Alternatively, you may exchange the tank yourself and provide a receipt for reimbursement. Thank you for using the barbecue responsibly and safely! FILMING & PHOTOGRAPHY POLICY Commercial filming or photography is strictly prohibited at the property. RENTAL HOUSE RULES & RESTRICTIONS: A) QUIET HOURS 11 pm - 7 am every day. You must turn off all backyard lights during quiet hours, according to the city's rules. B) NO SMOKING AND VAPING INSIDE THE HOUSE We do not allow any smoking indoors, whether cigarette, vaping, cannabis or any illegal substance use of any kind, at any time. If smoking occurs indoors during your stay, up to $500 to cover the cost of deep cleaning and ozone treatment. C) ANIMAL/PET We do not allow animals of any kind on the property. D) HOME SECURITY Lock doors and windows whenever you leave the house. E) CARPET AREA Please remove your shoes before entering the house to avoid any mud stains during raining season. F) PYROTECHNICS & FIREWORKS. Pyrotechnics & Fireworks are not allowed on, in, or around the property at any time. G) DAMAGES, MISSING ITEMS, & STAINS Guests are fully responsible for any damages, missing items, or stains (soft or hard) that occur to furniture, flooring, ceilings, linens, beds, or walls during their stay—whether caused by the guest, children, or any invitees. Monetary compensation will be required to cover the cost of repairs, replacements, or any stolen items, as well as the cleaning or replacement of stained items. H) LIGHTS & AC Please! Turn off all the lights when you go out. P) EXCESSIVE CLEANING Guests are responsible for any additional cleaning or damages caused by themselves or any member of their party. Additional cleaning fees will be charged if excessive messes are left behind after check-out. Examples of such messes include large amounts of trash, confetti, hair, balloons, or any other significant clutter. Cleaning fees may range from $150 to $500, depending on the extent of the cleanup required. Q) TAMPERING OR DISCONNECTING Guests are prohibited from tampering with or disconnecting the power, Wi-Fi, outdoor security cameras, smart door locks, smoke alarms, or noise monitoring equipment, either inside or outside the property. Any violation of this policy will result in the immediate termination of the reservation, with the guest required to vacate the property immediately. All rent paid will be forfeited, and future reservations will not be accepted. R) PERSONAL BELONGINGS LEFT BEHIND Before checking out, please make sure to thoroughly check underneath the bed, in the closet, bathroom, and drawers for any personal items. Host or Co-Host are not responsible for any lost or left-behind belongings. If any items are found, they will be kept for 30 days, after which they will be disposed of. If you wish to have your items returned, a $50 service fee will apply to cover the cost of transporting them to your selected delivery courier and compensate for the time spent by our staff. Guests must provide a prepaid shipping label and prepaid packaging from a carrier of their choice. Host or Co-Host and its representatives are not responsible for any shipping costs or packaging. s) SEWER SYSTEM Please do not flush anything other than toilet paper. Feminine products, baby wipes, or any other non-toilet paper items should never be flushed. If these items are flushed and cause a clog in the sewer system, you will be fully responsible for the cost of any necessary plumbing repairs. LICENSE: BUS-000140-2022
