The house is entirely yours for your stay, with no one else on site and complete privacy. Carefully restored to retain its vaulted ceilings, exposed beams and terracotta floors, it also offers modern comforts including fast WiFi, central heating and a fully equipped kitchen. Thanks to its thick stone walls, the house stays naturally cool even in high summer, with fans available if needed. Multiple terraces and a large garden provide space to relax, dine outdoors and enjoy the views in peace. The house sleeps up to eight guests across four well-proportioned bedrooms: one king and one queen bedroom, both with ensuite bathrooms, plus one double and one twin. There is also a large family bathroom finished in travertine marble with bath and shower. Two bedrooms feature beautiful vaulted ceilings, and all rooms offer ample storage. Multiple terraces surround the house, with dining tables for relaxed alfresco meals and seating areas for unwinding with a book or a glass of wine. The garden offers further spots to sit and enjoy the views, with a swing and benches set among olive trees, cypresses, rosemary, lavender, roses and oleander, all overlooking open countryside. The large, secluded swimming pool is for your sole use and is surrounded by both sunny and shaded areas throughout the day. In the evenings, switch off the lights and enjoy the clear starry skies, or cook outdoors on the large barbecue and dine under the Umbrian night sky. The kitchen is very well equipped for keen cooks and makes the most of the region’s excellent local produce. It includes an oven, hob, dishwasher, fridge, freezer, kettle, Nespresso machine and Magimix. Basic essentials such as oils, vinegars, herbs, spices and sugar are provided, so you don’t need to stock up from scratch. The WiFi is fast and reliable, easily supporting video calls, streaming and gaming at the same time. There is a TV (no live TV service) and a DVD player, or you can connect your own devices. Families are very welcome, with two cots, a high chair, a changing mat, and toys, books and games available for children. All amenities are just 4km away, including excellent supermarkets, a twice-weekly market, and a wide choice of cafés, bars and restaurants. We are usually not on site, but our friendly housekeeper and gardener/general manager live just five minutes away and are available if needed. The nearest airport is Perugia, approximately 25 minutes by car. Bologna, Ancona, Rome and Pisa are all reachable in around two hours. There are several mainline train stations within 30–45 minutes, as well as a small local station just 15 minutes away. Guest access Guests will have sole access to the entire house, gardens and pool. The only things which are locked are a couple of linen cupboards in the house and a small area in the cantina where we store garden equipment. Other things to note We have just upgraded the WiFi and finally have a really robust and fast system. We have found it fast enough to work on easily- including video conference calls etc. It spans throughout the house and some of the garden areas.
