Description
This is a thoroughly sanitized private room(s) that opens to the courtyard in our 1886 Victorian. The rooms have a permitted private kitchenette and great amentities. There is a modern bathroom (shared with 1 other guest at most). There is an optional second room available. Inquire w/ us. *PLEASE read entire description and additional house rules so you know what to expect. The space COVID-19: Due to the COVID-19 pandemic we have instituted some changes. *Entrance to the space will be through the garage to increase privacy and decrease contact *The minimum stay is increased to 3 nights *Room will be thoroughly sanitized between bookings according to Airbnb's strict standards *There will now be more than one full day between reservations to allow for time between sanitizing the space and the next booking. *Sanitizing wipes and cleaners will be available to all guests. MAIN ROOM: This is private room in the lower level of our beautiful Victorian home. It is a private room, not an entire space and thus listed and priced that way (entire spaces are rare in this city and much more expensive). That said, the room is quite private and open to the courtyard. In your room is a private (to you only) eating space with refrigerator, kettle, microwave and more. The space includes a sitting area, TV, a queen-size bed and full-size sofa bed. This main space is just under 300 sq ft. Currently, the space is mostly 30 days minimum during most periods, but if the app allows you to request shorter stays that means we made temporary change to allow it. SECOND ROOM: A second room is added when more than 2 people are booked.. This room is about 120 sq ft. If you choose 3 or more guests, we will automatically add the second adjacent room to your reservation. The additional cost is added when adding guests to the reservation, it is for the added guests (not the room). Or, if two guests, just inquire with us when booking and we can add second room for 50/night. This second room is NOT occupied by other airbnb guests, it’s not rented out separately (though our family might use it on rare occasions when it’s empty). This additional room has a queen bed. The room is connected to the studio room and bathroom by a short hallway. The main room accommodates 2 very comfortably. BATHROOM: Guests have access to a modern shared bathroom. It is shared with another single Airbnb guest who has a separate entrance to the bathroom on the other side of the bathroom and they also share the hallway. The bathroom has a large shower with water jets, shower head, waterfall, foot bath and a toilet you'll have to use to believe (heated and other amenities). Make note, though the hallway between the two rooms and bathroom is rarely used by us, it is not a private hallway (we, on rare occasions need to use it), so keep your room doors closed if you wish total privacy. The doors have privacy locks. LIGHT AND NOISE: As a courtyard-level space, this means on one side the windows open at street level, on the other side the door opens to the courtyard. As with most urban spaces, there is some street noise. The pros of being in an urban neighborhood are that amazing restaurants, shops and museums are within a 5-10 minute walk and most attractions are within 10-20 minute single transit ride. We do provide ear plugs and a white noise machine just in case, as we understand some people are more sensitive to urban noise, though it doesn't bother most guests. SECURITY: The neighborhood is urban but is a safe neighborhood with low rates of burglary and little or no reported violent crimes. We've raised our two teenage daughters here for 16 years with little concern. Access to your space is only through three locked doors through the courtyard. The house also has an ADT security system for windows. We have not had a home theft in over a decade. The courtyard is shared by two of the other units in the building, but only for access to the garage. These neighbors have been here for decades. We vet all our guests (reviews & verifications) and as you see from the rules, we do not allow unvetted and unapproved guests of our guests for security reasons. The rooms' doors all have privacy locks. That said, if you would feel more comfortable, we do have a safe you can keep valuables. VERIFICATIONS: We do request that guests have at at least 3 verifications of identity, including 1 government issued ID. If you are a new AirBnB user, 4 verifications and some information about you in an email or profile would be helpful. Our family and the other guests appreciate the added security. Verifications of identity are relatively simple in AirBnB. The host never sees them, only that they've been done. It helps built trust. CANCELLATION: We have chosen Airbnb's "Moderate" cancellation policy. This means you can cancel up to 5 days before check-in for a full refund (minus Airbnb's fees of 5-15%). After that window, the refund is 50%. We do this for the convenience of our guests. We know all too well how travel plans can go awry. Guest access Guests have access to a modern shared bathroom (shared with one other person in room with separate entrance). During your stay Though part of our home, the space is quite private and interaction with hosts will be minimal except for check-in and occasionally as you come and go. That said, your hosts (who live upstairs) are usually home and available most hours of the day if help is needed and are more than willing to chat and socialize! And every 4th Friday of the month, we host an open house where we serve fettuccine (Fourth Friday Fettuccine) for neighbors, friends, family and their friends.
