The house is atop the Shawangunk Mountain Ridge. If you're looking for a relaxing and spacious place surrounded by trees, birds, and wildlife, this is for you! You'll have an elevated deck and a lawn fire pit (w wood) to enjoy. It is adjacent to 1600 acres of state forest with official marked hiking trails. (Other listings mention Hiking, Ha! You'll have several BEAUTIFUL SCENIC Official Marked Trails all within 1/2 mile! DEC Trailhead 100' from driveway (See Pics!) For more info, check out the neighborhood section below and here is a doc I created w detailed info, pics and maps of the hiking and outdoor stuff: wryne / Ð0t/ cØm ~ A family member was living here, but we listed while they are away recovering from a stroke. The home has plenty of enjoyable features, but please know it is a simple 40 year old home that hasn't been remodeled like airbnbs that people run as a business. ~ It is very comfortable and PROFESSIONALLY cleaned before EACH guest. However, you'll find quite a few things that should be replaced or updated. If you have guests, there is plenty of room and beds, plus sofa beds... • Bedroom 1 - Master w QUEEN BED • Bedroom 2 - two TWIN BEDS • Bedroom 3 - 1 QUEEN BED and workout equipment • Living Area - Standup Arcade, Sectional, 2 sofa beds, 2 recliners, office area, table, Roku TV. • Kitchen - Basic appliances and table - pots, pans, plates, condiments, baggies, foil, most basic stuff you need • Deck - Grill, table and chairs • Full Bathroom **(It is a 3 acre property and I also have a glamping tent off in the woods away from the house also on airbnb. Check out the listing. It is possible to rent both if available and I could work out a special offer. Things are set up to have no or very little interaction with, or knowledge of guests in the tent. When leaves are on the trees, you can't even see the tent. Guest access You'll have plenty of space and privacy. It's the Main Floor of a Home, deck, backyard, and fire pit. (unfinished basement is storage) On the same large property, off in the woods, I have a glamping tent listed on Airbnb. Tent guests only access garage of the house to use their own bathroom and fridge through their own separate garage entrance. A heavy wood door separates your entire space from the basement (it has a chain you can secure from your side). The lawn and grounds behind and on the side of the house and deck are yours to use. Guests in the tent stay in a large wooded area away from house with their own fire pit, and only come near the house to access only the garage to use their own separate bathroom & fridge. Other things to note Self check-in is provided. Please review the check-in instructions in full before arrival and keep them handy while traveling. If you’re arriving late, I recommend letting me know so I can try to be available for any questions. For safety and airbnb policy, only registered guests are allowed on the property unless pre-approved. The breakfast provided typically consists of some basic things like english muffins and bagels and butter. The english muffins and bagels are bought in bulk and kept in the freezer, so you may have to defrost them. If the breakfast provided is an important feature to you, please contact me in advance to discuss. If you want to use the washer/dryer during your stay, please let me know a few days in advance of check in. I try to set the kitchen up for convenience, allowing guests to cook and prepare meals. There should be ample cookware, utensils and plates. I try to keep basics stocked, such as paper towels, dish soap, and sponges, but inventory can fluctuate between turnovers. If you have questions, please message in advance of checkin. If you can’t find something you expect, please me and I'll try to restock. We also periodically refresh items in the fridge/pantry. If anything looks out of place, please message. After guests leave, the cleaner will go through items left by guests and typically leave items that are usable. So you may see items like canned goods, rice, and various spices in cabinets. And items in the fridge like various condiments, cheese, and frozen food. Feel free to use anything in the kitchen as the space is only used by guests. Almost all guests appreciate finding assorted things they can use like maybe pickles or BBQ sauce. But, please be sure to check dates on products and use judgement before using and message me with any questions as the cleaner is unable to go though all the items in the kitchen in a few hours between guests. For cooling in summer, the window ACs are put up around Memorial Day and usually taken down at the end of September. Window ACs can be noisier than central air. If you are a light sleeper, there are also several fans provided, at least one for every bedroom. And also, because the home is on top of the ridge, even in hot summer months, the outside temp at night is often cool enough to open the windows to cool the place at night. For the cool and cold months, there is baseboard heat throughout the listing controlled by two thermostats that go up to seventy three, one in the main bedroom, that controls the bedroom and bathroom and one in the family room, that controls everything else including the kitchen. The arrival information will be sent the day of check-in. There is a good amount of parking available in the driveway. 4 or 5 cars can easily fit in the driveway. At times, I’ve had double that, including very large trucks. However, if you have multiple people in your group arriving in separate vehicles, it may take some coordination so that vehicles you want to get out can get out without having to move another vehicle. The driveway is not paved, it is a hard packed crushed stone. That means that in the spring, there can be some muddy parts in the driveway. Not enough for a car to get stuck, I mean you may get some mud on your shoes in spring. To avoid this, park as close to the house as possible and/or bring appropriate shoes. In the summer and fall and most of the year, the driveway is hard and mud free. In winter, since it is a hard stone driveway, it is not possible to scrape the driveway down to bare blacktop as a hotel parking lot might be. Despite efforts to clear it, like other rural houses, there may be some snow and ice depending on the weather. Typically there are several shovels on the property as well as gravel and salt if you want to use, for example when there is snow or ice during your stay. Outdoor steps, decks, and railings are typical of a country property. Please use care, especially with kids, at night, or in wet/icy weather. Outdoor amenities like the firepit are popular with guests. It is important to practice fire safety at all times. Do not leave a fire unattended. And also extinguish fire after use. Firewood is typically provided, covered by a tarp to keep dry. However, the wood conditions can vary if previous guests do not recover the wood pile or strong winds blow the tarp off. There are plenty of sticks and kindling you can find in the woods around the firepit. If you are not experienced building a fire, especially if conditions are not dry, you may want to bring a firestarter, kindling and possibly a bundle of dry firewood. This will make it easier for you to get the fire going and then you can use the firewood provided. In the event one is issued to address wildfire risk, any state or local burn ban that includes campfires must be followed. The home is in a wooded/rural environment. And like everywhere outside NYC, you may encounter typical outdoor elements like leaves, pollen, insects, ticks or the occasional critter outside, and rarely, one may sneak indoors. Please plan accordingly and consider bringing bug spray and checking clothing after time outside. There are pet safe measures to control ants and mice in the listing, but no pesticides are sprayed outside to preserve the health of pets and humans. Also, there are some sticky non poisonous fly traps, out of reach of pets or children, inside the listing. There are screens on all the windows, but as with any listing in warm months, if previous guests leave doors open, there is a chance you may encounter flies, spiders or cobwebs. Please do not leave doors open and use the window screens. The home is older and has ongoing improvements when possible. You may notice minor cosmetic wear, occasional quirks, or small maintenance items that come up in any lived-in property. If something isn’t working as expected, please message me right away. The home is professionally cleaned before each guest, but I like to make sure guests have accurate expectations. It is a three bedroom house, not a hotel room. On Airbnb, most three bedroom houses have a cleaning fee well over a hundred dollars. I try to keep the place affordable and allow shorter stays by keeping the cleaning fee much lower. I’ve had the same professional cleaner for over five years. She’s very good, but there’s a limit to what one person can accomplish in a few hours between guests. Often a guest checks out in the morning and another guest checks in in the afternoon. That allows the cleaner about three hours to clean the place for the next guest. You can expect the important things to be clean, like toilets, sinks, clean sheets, towels, etc. As with any home listing on Airbnb, despite all efforts to make the place as clean as possible for each guest, issues can arise. For example: If previous guests do not properly clean dishes and then put them away in the cabinets, it is unlikely that the cleaner would notice. Also, I try to provide plenty of pots, pans and kitchen supplies like spices and oil and sponges to make your stay as comfortable as possible. Unfortunately, rather than seeing this as a positive, some guests have complained about things like the cabinets with pots and pans or pantry items being messy. Between guests, it’s not possible to have the cleaner go through every drawer and cabinet between or clean under or behind every piece of furniture. If you want the home to be clean like a hotel room, please let me know in advance, and allow one night to be blocked before your arrival to allow the cleaner a full day to clean. An additional cleaning fee of around two hundred dollars will apply. The listing is pet-friendly and some guests do bring pets. Even with careful cleaning, this may not suit guests with severe pet allergies or anyone who needs a completely pet-free space. If you have allergies, please let me know in advance. Smoking is not permitted anywhere inside the listing. Like any Airbnb listing, occasional lingering odors, from cooking, outdoor fires, or a prior guest, can happen. If you’re scent-sensitive, please let me know ahead of time. As in most rural areas, where wells are used and not municipal water, tap water can sometimes have a noticeable mineral scent or taste. There is a Brita filter container in the fridge, which is similar to the pitchers but holds more water. Please use the Brita water for the coffee maker. I grew up in the house and occasionally the water can have the egg like smell from natural occurring elements in the ground. The water is safe to drink, but you can use the Brita to filter the water for drinking if you prefer. If you wash something like a pet or outdoor gear, there is a hose available in the back by the deck when temperatures are above freezing. Please use the hose, instead of the shower if washing dirty gear or pets. I try to keep the place comfortable and well maintained, and appreciate guests treating the space with respect. Please avoid moving large furniture. For larger groups, the home can accommodate you with a mix of traditional beds and bonus sleeping options, such as sleeper sofas and a futon. There are three bedrooms for privacy. It is an older home, so occasional minor issues can pop up, a sticky door or loose cabinet door, etc. If you notice something, please let me know. The listing is private and has locks that only lock from the inside on all doors. We respect guest privacy and aim to avoid any disruptions, but you may occasionally see others on the broader property outside. Please follow the provided guidelines for trash and recycling. There is a large dumpster at the bottom of the driveway. If your stay includes multiple nights, you can put any excess garbage in the dumpster. Please do not leave bags of garbage outside. Wi-Fi is provided and is fast and reliable, but like anywhere, occasional service interruptions can occur due to the provider, weather, or equipment. Please let me know if you experience any issues. There are at least four TVs with Roku. All have free streaming options like PlutoTV, Youtube and Roku channels. Paid streaming services may have logins but it can vary from TV to TV. You can use your own accounts to log in if you want. If something seems confusing, message, and I’ll try to help troubleshoot.
