Cozy RV Experience w/POOL+SPA Near Lake Conroe

This memorable place is anything but ordinary. Have you ever wanted the RV experience but with ease & beauty? Our fifth wheel has everything you would have in other rentals and more. You will forget you are in an RV with the lush sofa, fireplace, high ceilings, fully equipped kitchen, double vanity master, and adult and kids suites. This RV experience will blow your mind! Plus the pool/spa, trampoline, ninja course, and fire pit, with FREE FIREWOOD, is fun for all! The space This is a great location for families or couples looking to getaway and experience RV life! This RV is a home away from home and the land around it is a mini paradise! We have a garage apartment on the main house that we Airbnb as well. Please keep in mind we live in property and the backyard including pool/spa is a SHARED space except for your fire pit area. Guests typically get private pool time as most guests take turns. When requested private pool/spa time can be arranged--just let us know. People love the coziness and secluded nature of our place but being close enough to city amenities and Lake Conroe. Let us know and we will see what we can do Guest access The RV is located on 1.5 acres in our back yard but has its own fire-pit and seating area. Additionally, guests have full access to our shared backyard and pool. Enjoy a peaceful evening around a campfire. Your kids will also enjoy jumping and running around too. Other things to note Guests agree to read, understand and adhere to the Liability Waiver and house rules prior to arrival you agree to sign, date and return the Waiver via email. This is to keep everyone safe & keep the Oasis up and running for everyone's enjoyment. This is a NON- SMOKING vacation rental. NO SMOKING of any type inclusive of but not limited to cigars, marijuana, cigarettes, or vaping.We have a child with asthma. Evidence of smoking, such as the smell of cigarette or cigar smoke inside is sufficient basis to charge the Guest for smoke cleanup and replacement materials and furniture. This type of clean up is expensive and Guest is liable for the deep cleaning costs incurred. $500 FINE. This will be enforced! 1. Please treat our home like its your own. We pride ourselves in keeping everything in order and we want to give the same service to all of our future guests. By following all of our rules and guidelines it allows for the continuation of our 5 star service at the Oasis! 2. PROPERTY DAMAGE: Guests will be responsible for any and all damage to the home or property caused by Guests, whether accidental or due to Guests’ negligence. Any damage above the security deposit amount, the guest is liable to pay immediately for the difference. Please notify us prior to check out if anything is damaged so we can fix prior to the next guest. 3. SHARED SPACE: All back & front yard spaces are shared with us and other guests so please be courteous. 4. PETS: We allow pets in our spaces only on a case by case basis and there is an additional pet fee of $50. However, cleaning for pets is time intensive so we do not allow pets on furniture. Evidence of pets on furniture will incur deep cleaning fines of ($50 extra cleaning fee.) Pets must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit. Pets will not be left unattended for an undue length of time, either indoors or out. Pet are NOT allowed in pool area. Your host assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. The Guest shall be solely responsible for the pet while on the property. 5. POOL HOURS & RULES: Pool hours are from 10am to 10pm. There is no lifeguard on duty. Swim at your own risk and respect others. NO FOOD OR DRINK IN THE POOL. Please use provided seating areas and tables for this. If you would like the hot-tub heated please give us to 2 hours notice. It will be heated for an hour, if you would like it longer there will be an up-charge of $20 per hour. 6. CHECK-IN & CHECK-OUT: Check in is at 3pm & check out is at 10am. Early Check in and Late check out must be approved and are subject to $20 dollars per hour after more than 1 hour. 7. NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: as hosts of the property we do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold hosts harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss. You understand that swimming, jumping, climbing and the use of any equipment in our backyard or front yard is at your own risk and that special risks may be involved with swimming, jumping on the trampoline or climbing on the ninja course. You accept full responsibility for any bodily injury arising from swimming, jumping and use of the Pool and spa, trampoline, ninja course and other equipment and hold owner harmless. You understand there are potential dangers that swimming, jumping and the use of all playground equipment may present to children who are not carefully supervised, as well as the danger to any person swimming, jumping or using the ninja course if a person has health risks, or if a person swims, jumps on the trampoline or uses the ninja course while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents or injuries you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming, jumping or using the ninja course and other equipment. All Airbnb, VRBO, Boondockers Welcome, Hipcamp, or other guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb, Boondockers Welcome, Hipcamp, or other guests and the Bello Bunch as your Host.
